The award-winning architecture and design practice based in London, works with high profile clients and have completed many interesting and challenging projects across a variety of sectors.

Their portfolio includes innovative new builds and the sensitive restoration of listed buildings. They have designed 101 Saint Martins to provide space that inspires people to work, learn and create.

PATRICIA DE ISIDOROTHE BEAUTY IN THE DETAIL–Patricia’s art-making practice is based on an exploration of material density to create evocative images of intimate emotions and to represent poetic minuscule or infinite worlds.

Fascinated about the inherent qualities of materials, she experiments with the reactions that occur when disparate mediums are merged together with various media techniques. The unpredictable outcome captures a spontaneous transformation act that is generated under a delicate balance between a controlled gesture or geometry and an organic and fluid expression.

The artwork at 101 Saint Martins is an expression of modernity using a complex procedure that amplifies the experience of light within the entrance of the building. Using the natural properties of reflection and refraction the light dances off of the walls to provide an attention seeking yet welcoming enhancement to the reception.

RECEPTION AND MAIN ENTRANCEENTRANCE New black powder coated metal portal entrance with backlit white signage and fully glazed automatic double leaf door.

LIGHTING The reception is provided with a decorative feature LED lighting scheme consisting of linear luminaries recessed into ceiling, recessed directional spot lights and a pendant over the reception desk.

CEILING Reception has plasterboard ceiling including new lighting throughout.

FLOORS Light coloured stone floors with framed mat well around entrance. Luxury grey carpet has been installed in the waiting area ‘snug’.

DESK Large two person reception desk in black solid surface with ceramic stone face, leather counter tops and skirting in stainless steel. Tenants sign board as vinyl lettering behind reception desk.

WALLS White plaster walls with feature art work by Patricia De Isidoro. (See page 33).

VERTICAL TRANSPORTATION 3 x 9 person passenger lifts (675kg) serving garden floor to 5th floor inclusive.

Operating speed of 1 m/second.

Lift finishes include mirror, ceramic tile cladding to match the reception desk, basalt natural stone floor, and a white folded ceiling panel with contemporary recessed lighting

ATRIUM Floor in dark grey reconstituted stone with pebble edging below space frame. New coloured fabric acoustic panels set into the space frame. Loose furniture creates an inviting communal area including new bookcase and rugs. New lighting to up-light space frame and in lift lobby area.

TOILET ACCOMMODATION FLOORS High quality ceramic tiles with skirting.

SANITARY WARE Six superloos provided typically per floor.

One accessible WC provided per office floor.

Wall hung white ceramic WC, Corian topped vanity unit with grey laminate base and stainless steel fittings.

EXTERNAL FRAME FAÇADE Portland stone façade cladding at ground level with red brick and Portland stone detailing at upper levels. Rear elevations are fully glazed curtain walling.

OCCUPATIONAL DESIGN CRITERIA BUILDING SERVICES One person per 10 sq m (100% Occupancy).

MEANS OF ESCAPE One person per 8 sq m.

SANITARY ACCOMMODATION One person per 10 sq m.

BICYCLE SPACES 54 new cycle racks provided within the secure basement storage area with a cycle ‘surgery’ work bench with tools and power for cycle repairs.

SHOWER AND LOCKER PROVISION New high quality cyclist changing and shower facilities provided at basement level comprising 7 unisex showers (including 1 accessible shower) with changing bench, 65 lockers and a vanity unit with hair drying/shaving facilities.

INTERNAL FINISHES CEILINGS Suspended perforated metal tile ceiling in a plank design, with acoustic backing. Painted plasterboard margins incorporating feature down lighters to perimeter of office floor.

LIGHTING Combination of recessed LED luminaries and LED down lighters to comply with the design intent of CIBSE Lighting Guide LG7.

LIGHTING CONTROLS A DALI dimmable lighting control/management system is provided in the main offices on floors utilising lighting control modules connected to a local area controller in each office area. Luminaries are controlled via ceiling mounted presence detectors and photocells.

WALLS & COLUMNS Emulsion painted dry lining

INTERNAL DOORS Door Frames: door frames, architraves and stops primed and painted.

STRUCTURAL DESIGN CRITERIA The building is a mix of steel and reinforced concrete frame.

FLOOR LOADINGS The following imposed loads have been adopted in the design:

Office space (Garden floor rear), Ground – 5th floor: 4.0 + 1.0kN/m2.

Basement & garden floor (front): 7.5kN/m2.

SERVICES DESIGN CRITERIA Internal temperature Winter: (outside: -4°C DB) Offices 20ºC +/- 2ºC

Internal Temperature Summer: (outside: 31°C DB, 20.2°C WB) Offices 24ºC +/- 2ºC.

VENTILATION SYSTEMS Four Pipe Fan Coil Air Conditioning.

Office (fresh air): Fresh air supply to office areas 12litres/sec/person.

BUILDING MANAGEMENT SYSTEM Upgraded BMS system improving monitoring and control.

FUTURE TENANT PLANT Provision for future tenant plant has been provided with two enclosed areas at roof level (2m x 2m for each floor). Additional basement space will be available.

The LTHW and CHW energy meters will be provided to each half floor plate and connected to the BMS for interrogation and logging of energy usage.
