Washington
The 42nd state to enter the Union, Washington is named after George Washington (1732 - 1799), the first President of the United States. The State’s motto is “Alki”, which means “by and by.”
Prior to European exploration / settlement, Washington’s Pacific Coast had many
established tribes of Native Americans, each with its own unique culture- though most of
them are known for their totem poles, and their decoratively carved masks and canoes.
The Washington area had been claimed for Spain by Captain Don Bruno de Heceta as
early as 1775, along with much of the Pacific coast. The land was later ceded to the United
States in 1819, along with all land north of the 42nd Parallel (Oregon State’s current southern
border).
One of the most notable events in Washington’s history is the eruption of Mt. St. Helens,
on May 18th, 1980. The mountain’s violent explosion killed 57 people, flattened the surround-
ing forests, and spread ash as far as the State of Oklahoma.

Grays HarborGrays Harbor County takes its name from the broad, shallow bay that drains five rivers in southwest Washington. The dense forests of spruce, hemlock, cedar, and Douglas fir attracted loggers and mill operators and at the turn of the twentieth century, communities such as Aberdeen, Hoquiam, Cosmopolis, and Montesano flourished. Immigrant wage earners flooded in to harvest green gold. One hundred years later, the county struggled to reinvent itself without logging, milling, and fishing. The Native Americans who were shoved aside by the settlers reemerged with self-government and new enterprises. As of 2010 census, Grays Harbor County’s population was 72,797
KitsapKitsap County, named after a military leader of the Suquamish Tribe, occupies the northern end of the Kitsap Peninsula between Hood Canal and Admiralty Strait. Loggers cleared the dense forests and fed sprawling mills and thriving company towns. Even before the mills went out of business, the U.S. Navy founded the Puget Sound Naval Shipyard at Bremerton, which became the centerpiece of the county’s economy and the largest single employer. Water transportation has dominated the county’s culture and economy since before settle-ment. The Washington State Ferry System carries more than half its 25 million passengers back and forth from the east side of Puget Sound to Kitsap County. In 2010, an estimated 251,133 people lived there.
MasonMason County encompasses the southern reach of Hood Canal. After settlement, the main-stay of the economy was logging. Simpson Timber became not just the main employer, but the largest source of jobs in the state. As the importance of forest products declined, the county became an important recreation destination and bedroom community to Olympia and Tacoma. The largest employer is the State of Washington which operates a prison and the State Patrol Academy at Shelton. The 2010 estimated population was 60,699.

Can You Afford?House How much you can afford is determined by a relatively simple formula. Lenders generally figure that no more
than 28 percent of your income should be for total housing costs. In addition, they require that your total monthly
debt be less than 36 percent of your income. (Note: These are general numbers. Other loan programs may allow
higher percentages.)
For example, if you make $48,000 a year, divided by 12 months, your monthly income is $4,000. (Remember,
that’s $48,000 in gross pay, before federal and state taxes are removed.) Twenty-eight percent of $4,000 is $1,120.
That is the most you can make in a monthly mortgage, taxes, and insurance payments.
Generally, to qualify, the self-employed buyer must have been self-employed in the same line of work for at least
24 months before applying for a loan. Lenders use your net income, the figure at the bottom of schedule C of your
federal income tax form, to decide how large a mortgage you can carry. But they don’t look at what you earn now
or what you made last year. Rather lenders figure the monthly average of your income over the past 24 months.
Also, overtime pay & bonuses sometimes may not be figured into your average income.
Don’t forget that points, closing costs & other out-of-the-pocket expenses probably will come out to about
one percent of the mortgage amount.
