CALLED TO ORDER: The meeting was opened and called to order by Ginger Valentine, President, at 7:00 PM. PREVIOUS MINUTES The January 6 th minutes were reviewed and approved with two changes. The changes now read: Late Fee Refund Policy – Motion was passed was added. Events – Neighboring community name was changed to Linden Hill Square. Quarterly Financial Review The Balance Sheet, Profit and Loss Statement, and Budget Figures were provided to Council for review. A discussion ensued about switching banks for emergency reserve funds. Stephanie will do research on interest rates with various banks. Delinquency and Collections Report. Chris reported more progress with delinquency collections. Nagomi Kitamatsu has paid off a lot of her debt. A discussion was held about the cost of about $10,000 each to get the top three debtors into foreclosure. Council decided not to go this route. OLD BUSINESS The Management Report was reviewed. (See attachment). Discussion of all activities was held. Council heard about surrounding communities trying to get a cap on property investors. This idea will be investigated. A discussion was held on the difference between a Review and an Audit. Ron will look into what Linden Green requires and at what cost. Chris will put Gallagher & Associates on hold. Ron will contact Henry Sellers for ideas. Check and Invoice Signing Procedures Automatic EFT payments have been set up by Chris at the bank to pay Delmarva, Water, and Traveler’s Insurance monthly. Waste Management and Comcast are already set up for automatic payments. The new system of two Council members assigned to each Tuesday to sign invoices and checks is working well. Roofing Contracts . Five bids have been received – Manchester, Wilkinson, GSM, Tri State, and Bafundo & Associates. Council will meet in a week to decide on the successful bidder. Pest Control – The current contract ends in March. A motion to continue the current contract was made by Pat and seconded by Barb. Motion passed. Water leaks – Stephanie Jenkins (5414 D2) had a leak in her pipes which caused damage to the unit of Sara Santi (5414 B2). There is disagreement between Stephanie’s insurance company and the plumber

who repaired the leak as to the cause of the leak.  Chris will contact Sara suggest she contact her insurance company to settle the disagreement.NEW BUSINESS  Pool Committee Update.   The committee will meet next week to discuss the four bids they have received.  The council agreed that the pool committee should have access to the pool furniture storage area to take inventory.  Rules and Regulations Committee will meet in the near future to discuss ideas updating the Rules and Reegulations.   Council will meet in the next month to discuss the contract with Chris DeMarco of  Common Sense LLC.

The next Owners and Residents meeting is scheduled for Tuesday, February 17th at 7 PM in the LGCA office.The next Council meeting is scheduled for Tuesday, March 3, at 7 PM in the LGCA office.
