As an organization, Ohio Presbyterian Retirement Services (OPRS) not only does things right – through genuine caring and quality services – but for the right reasons. We are proud of our reputation for excellence, and we are committed to meeting the challenges of our mission in the years to come. Through our service to older adults, OPRS brings together tradition, in the form of our mission, and innovation, in our embrace of technology and expansion.
OPRS has combined tradition with innovation during Fiscal Year 2006 through: Enhancement of rehabilitation nursing, with a new emphasis on actively transitioning residents from
focused healthcare to assisted living, returning them to the highest possible level of autonomy in their lives and work. A dedicated area of 18 private rooms opened in Fiscal Year 2006 at Westminster-Thurber Community.
icaregiver.org, a new service of Senior Independence. This non-commercial Web site provides current information on caregiving issues and topics, easy to print guides, worksheets and educational materials to assist families in successful planning, and direct links to government and other age-related Web sites.
Plans for new facilities and programs. The Brownstones, planned for the Mount Pleasant and Breckenridge campuses, illustrate a concept that we believe represents the future of retirement living. The Brownstone plan makes efficient use of space and property while offering modern and comfortable design features. Other areas of expansion include the conversion of existing assisted living units to skilled nursing units at Lake Vista and Breckenridge, and the implementation of OPRS’ first hospice program through Central Ohio Senior Independence.
Great challenges lie ahead in the future of care for older adults. OPRS plans to meet those challenges with creativity and openness toward technology, coupled with an unwavering commitment to our mission. In other words, OPRS will continue to do things right, and for the right reasons.

What makes OPRS communities and services different from other providers? As a mission-driven organization, OPRS consistently exceeds the needs and expectations of the markets we serve. We are dedicated to living our mission and keeping the promises we make to those for whom we provide care. OPRS is committed to inclusiveness, a high ethical standard, respect and responsiveness, all of which establishes OPRS as an integral part of the larger community.
Since 1922, we have adhered to the promise that no OPRS residents will be asked to leave because they run out of funds, through no fault of their own, to pay for their housing or care. The Life Care Commitment is the program that helps us to continue to keep this promise.
Another important way OPRS extends its culture of caring into the community is through the Spiritual Life program. Full-time Chaplains are employed at each of our eight continuing care retirement communities. Each campus has an active Spiritual Life Committee made up of residents and guided by the Chaplain. The Chaplains bring an ecumenical perspective to spiritual program-ming. All faiths are welcome at OPRS.
One of our goals is to involve as many local churches on our campuses as possible. To offer residents worship
opportunities from a wide range of denominations, guest pastors are often invited to lead campus services.
A rich spiritual life provides our residents with a sense of peace, belonging and fulfillment. Also, there is growing scientific evidence that indicates a direct correlation between spiritual and physical health.
OPRS also employs a Church Relations staff whose activities are overseen and guided by an advisory council comprised of volunteers and staff through- out the state. Through the Church Relations program, we maintain and build relationships with churches surrounding our communities and Senior
Independence locations. We provide assistance, education and resources to older congregation members and their families.
Our nursing staff is highly qualified and dedicated to a holistic and personalized form of care. The Nurse Aide training program ensures that our employees are
well trained and many aides are recruited directly from this program. Advancement opportunities help keep performance standards high. Evidence of our quality nursing care are in the numbers: the average OPRS nursing employee turnover is 49%, compared to the average nationwide nursing employee turnover of 63%, and the average Ohio nursing employee turnover of 71%. Our nursing staff is dedicated to what they do, and this is re- flected in the high quality of care provided to residents and clients. In addition, the OPRS health care staff provide an average of 3.62 hours of direct care per resident per day. This exceeds the Ohio minimum for direct care staffing – 2.75 hours per resident per day – by nearly a full hour.
OPRS is committed to caring for the whole individual, including his or her physical, spiritual and emotional needs. Because of this emphasis on people over profits, OPRS is able to provide higher quality care to its residents and clients, as well as benefit com-munity welfare wherever we serve.

Seized the opportunity to take ad-vantage of the continuing favorable interest rate environment to borrow $60 million for new revenue produc-ing projects including: Brownstone apartment buildings on the Mount Pleasant and Breckenridge campus-es, identification of a satellite site for the Breckenridge campus, conver-sion of existing assisted living units to skilled nursing units on the Lake Vista and Breckenridge campuses and routine capital expenditures at OPRS’ retirement communities throughout Ohio.
Refinanced $29 million, the 1996 and 2001 bond issues, in order to continue to reduce cost of capital.
Purchased 18 additional skilled nursing beds and opened a Medi-care skilled rehabilitation unit on the Westminster-Thurber campus.
Began construction, utilizing funding from 2005 bond proceeds, of a new 53 bed assisted living facility on the Mount Pleasant campus which will be completed mid-November 2006.
Acquired Elder Choices of Central Ohio as a part of Senior Independence’s long-term growth plan, which helped increase net revenues by over 15%.
Began implementation of OPRS’ first hospice program as a joint effort of Senior Independence and Westminster-Thurber Community.
Fiscal Year 2006 was a year in which OPRS took major steps to lay the groundwork to generate strong operational results well into the future. The significant accomplishments shown at left initiated this direction.
Other accomplishments included:
Maintained an overall CCRC occupancy level of 94.6% on 2,786 units, even though twenty-six of Lake Vista’s assisted living units were decommissioned in order to facilitate the construction of a new skilled nursing unit.
Reinvested $8.7 million of cash generated from operations into property and equipment renovation and replacement system-wide.
Increased MPSS total net assets (equity) by $2.8 million as a result of positive operational results, OPRS Founda-tion total giving and investment portfolio performance.
Fiscal Year 2006 generated a $313,000 gain operationally. Our eleven fully operating retirement communities generated a $573,000 operating gain on net revenues of $109.7 million and Community Based Services (Senior Independence) generated an operating loss of $260,000 on net revenues of $22.7 million. We expect to continue to generate positive operational results during Fiscal Year 2007 as we begin to implement the projects financed from 2005 and 2006 bond proceeds.
Please refer to the chart on the next page summarizing our operating results. Following are comments specific to each operational component for Fiscal Year 2006:
Retirement Community Operations – The $573,000 operating gain varied unfavorably from budget by $452,000. The negative budget variance was primarily attributable
to management’s decision, in mid-year, to decommission 26 Lake Vista assisted living beds and convert them to skilled nursing. Other areas of concern during Fiscal Year 2006 included the unanticipated rise in natural gas prices and the elimination of the 10% roll-back on commercial real estate taxes. All of these areas were appropriately addressed in the Fiscal Year 2007 budget and are not expected to be an issue.
Hiring and retaining quality staff continues to be a top prior-ity for OPRS with nursing being a major focus in the coming year. Overall employee turnover increased during Fiscal Year 2006 to 38.6% (from 36.6% in 2005).
Community Based Services Operations – The $260,000 operating loss for Senior Independence varied unfavorably from budget by $312,000. The negative budget variance was a result of Medicare home health episodes falling below bud-get throughout Fiscal Year 2006. Please refer to the Senior Independence section of this issue for more information on Community Based Services.
Non-Operating Gains (Losses) – OPRS Foundation fund- raising expenses (for unrestricted, temporarily restricted and permanently restricted net assets) exceeded unrestricted contributions received by $700,000. Total Foundation income, including temporarily and permanently restricted contributions, was $2,641,000 net of operating and capital fundraising activities.
Investment portfolio performance including realized net gains on sale of investments was favorable to budget by $3,364,000. Other non-operating expenses of $420,000 were unfavorable to budget by $146,000. Please refer to the OPRS Foundation section of this issue for more information on the Foundation and its fundraising programs.

Continuing to care for seniors who choose to live life where they want with the assistance they need, Senior Independence extended its mission this year by reaching more seniors in more ways.
Senior Centers and Wellness Clinics provide the needed health education and prevention to enhance the lives of those seniors who remain active in the community. Senior Independence serves 18,000 older adults through our Senior Centers and Wellness Clinics. Wellness Clinics are set up in locations where seniors have easy access: senior centers, shopping malls, apartment buildings and restaurants.
This year, Senior Independence acquired Elder Choices, a homecare agency in Central Ohio. This acquisition allowed Senior Independence to integrate 60 additional employees and 600 additional clients. Several of Elder Choices’ board members have joined Central Ohio’s Senior Independence Professional Advisory Committee (PAC) and the Community Based Services Committee of the OPRS Board of Directors.
Senior Independence received additional funding for five new resident service coordinators, allowing us to serve 20 properties throughout Ohio. These service coordinators assist their area communities with finding needed resources designed to keep residents independent and in their own
homes. Some services may include financial assistance, health care services, and assistance with chores, transportation and more.
Increasingly, people are taking on the role of caregiver for older family members. Nationally, family caregivers provide 80% of care to older adults. This trend is likely to continue as healthcare costs and life spans increase. To address the growing unmet need for support and infor-mation among informal caregivers and their families in Ohio and throughout the nation, Senior Independence created www.icaregiver.org, with no advertising or promotional gimmicks. This Web site went live on the Internet in January of 2006 and has already received over 86,000 visitors. Visitors are able to download forms and guides, link to other age-related Web sites, print educational information on numerous aging topics and ask questions regarding caregiving issues they may be dealing with.
This year we also recognized that many of our clients and their families are in need of services that would give them comfort and compassion during the last phases of their life. To address this need we began the initial process of develop-ing a Senior Independence Hospice program by applying for licensure and certification.
Senior Independence continually enhances the lives of many people in many different ways through the $1 million in donations and grants raised by the OPRS Foundation this year. This financial support, in part, allowed Senior Independence to invest in advanced technology. This technology is used to enhance the lives of seniors who need daily or weekly monitoring in a cost-effec-tive way, resulting in more long-term healthy living. By using technology throughout the community, our health care professionals can connect with more people than ever before. These clients remain in the comfort of their own homes or apartments and still get the health monitoring they need. Today, we can remotely check blood pressure, fluid levels, weight and blood sugar more often, ensur-ing that the client receives medical attention earlier to help prevent unnecessary hospitalizations and physician visits. Personal emergency response systems that allow some-one to notify emergency person-nel by the push of a button from anywhere inside the home or from the yard, enable seniors to remain independent and confident in their own homes or apartments. Currently, Senior Independence is providing this service to over 1,000 seniors throughout Ohio.

OPRS Foundation Fiscal Year 2006 Accomplishments
This year, the OPRS Foundation celebrates its 20th Anniversary. Altruistic people like you have built strength into OPRS since it was founded in 1922. Generations of individuals have embraced the mission of our organization and helped us enhance the lives of our residents and clients through their generosity. And since the OPRS Foundation was established in 1986, donors like you have given over $140 million in support of the OPRS mission. We’re proud to report how your generosity has made a world of difference for all those we serve.
Gifts to Senior Independence surpassed $1 Million, the highest total in the program’s history, and more than double the total raised last fiscal year.
Cape May dedicated the Hoggatt Pavilion, given generously by Galen and Elizabeth Hoggatt. This was the first major capital gift at Cape May.
Campaign total approached $34 Million as leadership phases for Breckenridge, Dorothy Love and Mount Pleasant made steady gains.
Dorothy Love held the first public kickoff of The Mission, The Vision, The Promise Campaign, and dedicated the new C.H. Ginn Family Entryway.
Campaign leadership phases are preparing to launch at Llanfair, Park Vista, Swan Creek and Westminster-Thurber.
The “Planning For Life” guidebook was developed for use by fundraisers and philanthropy committee members. It assists individuals in planning their estates, and includes sections for recording personal and financial information, spiritual planning, location of important documents, and offers information about charitable giving strategies.
Philanthropy Committee workshops were held at 10 loca-tions throughout the state, with over 70 volunteers participat-ing and over 350 in attendance at the Foundation luncheons.
A third board committee was established called the Fundraising Advisory Committee, which will oversee all fundraising activities and budgets, and will be chaired by the Board Vice Chair.
OPRS corporate communications is now administered by the OPRS Foundation communications department. This team now leads all statewide communications including publications, Web sites and media relations.
