T H E C O R A L S I T E P L A N
Road works have now reached the fi nal part of the
site at the beach front. In order to facilitate the
organisation of the construction of infrastructure
throughout the site, ground works have been
divided into three phases:
- Phase One in quadras 56 to 31 - Completed
- Phase two in quadras 30 to 10 - Completed
- Phase three in quadras 7 to 3. We are now
completing this third phase of work.
The main boulevard that runs through the entire
length of the development, from quadras 56 to 3, is
now complete. Secondary roads from quadras 30
to 3 are prepared for the fi nal layer of pavement,
with the road foundations consisting of 30cm of
redsand on top of a rock base.
Three companies are tendering for the pavement
works on the main and secondary roads, which
we will receive on Thursday 31st July. The laying
of road pavements will start in quadras 3 to 7 and
progress to quadras 10 through to 30.

Whilst the final layer of the roads are being laid down in
these quadras, further leveling of sand will take place in
quadras 56 to 31. These works will take four months to
complete as the elevation of this area rises to 55m above
sea level.
Once paving of the final section of the road is completed,
licences for the individual show homes will be applied for.
Plots have been marked out from the coconut plantations
down to quadra 3 on the beach front.

We are pleased to announce the arrival of two new
villa designs. Along side the Brazilian villa design,
The Coral is now able to offer a further two designs
to choose from one a Rustic style and the other a
contemporary, modern design.
It has always been our aim to offer future property
owners a selection of designs over a number of
different distributions and layouts. The addition
of these designs to The Coral villa portfolio means
owners can now choose from seven different options
over one or two levels.
The Brazilian villa design is offered in three
configurations:
1) 100 sqm over one level comprising two
bedrooms and two bathrooms.
2) 150 sqm over two levels comprising three
bedrooms and three bathrooms.
3) 225 sqm over two levels comprising four
bedrooms and four bathrooms.
The Rustic and the Modern villa designs are offered
in two configurations:
1) 125 sqm over one level comprising two
bedrooms and two bathrooms.
2) 165 sqm over two levels comprising three
bedrooms and three bathrooms.

with this information.
RUSTIC DESIGN VILLA
The rustic villa design brings characteristics from
traditional Balinese and Indonesian architectural
design. Triangular, overhanging roof, wooden louver
style shutters over doors and windows, wooden
pillars supporting wooden verandas and terraces.
Tropical plants adorn both exterior and interior
spaces bringing the outside inside.
Interiors incorporate natural sustainable woods
and stone materials with earthy tones. Wood is
used throughout for various features supporting
the rustic design. In the garden, a Balinese gazebo
interrupts the Indonesian style swimming pool
providing a perfect relaxing area both day and night.
MODERN VILLA DESIGN
The modern villa design incorporates the integral
themes of a contemporary, modernist and
minimalist design. Clean lines, open spaces, fl oor to
ceiling windows, neutral colours and angular styles
characterise this villa design. Dark wood decking,
windows and door frames provide warmth to this
style of villa. A neutral colour palette and large glass
windows provide an elegant interior design.
Outside, the landscaped gardens continue with this
theme offering neat, tidy gardens and a modern style
swimming pool that sits symmetrically to the decked
terrace adjacent to the villa.
The recent FIFA World Cup has been an
unprecedented success for Brazil with fi gures
for both visitor numbers and visitor spending
exceeding initial expectations. As well as
fi nancial rewards, the event has helped to place
Brazil fi rmly on the world tourist map. This
will undoubtedly translate into higher tourism
fi gures and increased interest in Brazilian
property over the next few years.
FIFA President, Joseph Blatter, announced
that the 2014 World Cup was the best ever,
awarding the event a mark of 9.25 out of
10 (higher than the mark given to South
Africa). Reviews from over 18,000 journalists
accredited for the event valued the event
extremely positively, highlighting the country’s
many tourist attractions, high level of security
and good transport infrastructure.
Tourists visiting Brazil for the World Cup
reported an equally satisfactory experience.
According to a survey carried out by the Ministry
of Tourism, over 95 per cent of foreign tourists
expressed the intention to return to Brazil for
a holiday, confi rming that the World Cup has
served as a springboard for Brazil as a world
holiday destination.
In the state of Ceará, whose capital Fortaleza
hosted four World Cup matches, the direct
effects of the World Cup have been particularly
positive. The state government has confi rmed
that spending during the event reached R$961.6
million, considerably higher than their initial
estimates of R$700 million. In terms of the local
economy as a whole, the World Cup had an
economic impact of R$1.6 billion, an increase of
nearly 174 per cent on the same period last year
during the Confederations Cup.
Foreign tourist fi gures to Ceará also experienced

an increase beyond original expectations. Over
169,000 foreigners travelled to the state for the
World Cup compared to just 22,000 during the
Confederations Cup. The number of domestic
visitors also increased – some 194,000 visited
Ceará, a 9 per cent rise on 2013 – confi rming
the state’s popularity among Brazilian
holidaymakers.
The World Cup has resoundingly served to
place Ceará, on the world tourist map and local
experts predict record tourism fi gures over the
next few years as the area gains prominence
both on the national and international tourist
circuit. This will undoubtedly further boost the
local property market, already one of the most
buoyant in Brazil. According to the national
housing price index FipeZap, prices in Fortaleza
have risen over 5 per cent since January (the
national average is around 3 per cent) and after
the World Cup success, all the signs point to
continued increases.
