More homes around a thriving urban centre with shopping along Illawarra and Marrickville Roads.
Built Form X Retain the character of lower scale of buildings fronting Illawarra and Marrickville Roads with apartments above (up to 5 storeys) that are setback behind the building facades to maintain sunlight to the streets.
X Accommodate a small area of high rise residential and mixed use buildings immediately around the station and a mix of low to medium-high rise residential development up to 8 storeys generally within 400m of the rail station.
X Accommodate a new residential and mixed use precinct around Carrington Road, with improved open space and access through the site.
X Maintain the character of single dwelling areas generally south of Warren Road and north of the Marrickville Road shops.
Open Space and Movement X Create a network of small parks and open spaces along the rail corridor improving access between the station and town centre including:
- New urban plazas at Calvert Street and Illawarra Road.
- New parks and roads as the Carrington Road precinct develops.
- New park on Riverdale Avenue along the rail corridor.
X Upgrade footpaths and improve public domain within streets around the town centre and around the station.

Improved transport and a growing housing market will bring new homes and jobs to a revitalised CBD.
Built Form X Retain the character of the lower scale Bankstown City Plaza shops with apartments above (up to 5 storeys) that are setback behind the building facades to maintain sunlight to the streets.
X Increase building heights on sites within 600m of Bankstown Station that have substantial potential to redevelop for mixed use and residential developments that can improve the public space at street level.
X Accommodate medium and medium-high rise housing to the west and south of the station, north of Macauley Avenue.
Open Space and Movement X Provide new laneways, through site links and open space as large blocks develop, such as between Stacey and Restwell Streets and Oxford and Greenwood Avenues.
X Provide a high quality open space network that provides better links to the Salt Pan Creek Corridor.
X Improve the quality of the public domain by planting new trees in residential streets, upgrading footpaths and providing new street furniture.
Jobs X Attract new residents and businesses to the precinct with improved rail connectivity.
X Accommodate mixed use areas close to the station to respond to increased demand for jobs, business, retail and services from the growing residential population and provide employment opportunities close to where people live.

5.1 Overview
Marrickville is a mid-sized well-established Inner West Centre, with a strong sense of community, currently undergoing a significant change in scale and character, as evidenced by a series of new developments completed at prominent sites in the Centre.
5.2 Opportunities
Additional opportunities include allowing controlled development above the ‘Main Street’, some additional height on some sites close to the station, refinements in built form transition to adjoining residential areas, a series of new pedestrian and cyclist linkages and a potential linear park ‘green link’ along the existing canal.

6.1 Overview
Dulwich Hill is comprised of three sub-precincts, each with a distinct character – Dulwich Hill, Dulwich Grove and Terrace Road. Dulwich Hill, south of the station, has recent, contemporary apartments, stepping down the steep topography, with established houses along busy Wardell Road leading to the golf course and Cooks River. North of the station is a small corner of shops and houses.
Dulwich Grove is a mixed precinct consisting of light industrial, residential and traditional ‘Main Street’ retail; whilst the Terrace Road precinct is a quiet residential enclave set within the curve of the railway corridor.
6.2 Opportunities
Opportunities include allowing additional height on some sites close to Dulwich Hill and Dulwich Grove stations, ‘fine tuning’ the built form transition to adjoining residential areas, new pedestrian links and a potential ‘green link’ along the existing curved railway alignment.

7.0 Hurlstone Park7.1 Overview
Hurlstone Park is a contained, small scaled local Centre, located to either side of the station, set within an established residential neighbourhood.

Retain the heritage and character of Hurlstone Park and increase the vibrancy of the local main street shops on Crinan Street.
Built Form X Retain the character of the lower scale of buildings fronting Crinan Street and adjacent to the station with apartments above (up to 5 storeys) that are setback behind the building facades to maintain sunlight to the streets.
X Accommodate medium rise residential development (up to 5 or 6 storeys where appropriate) in the areas within 300m of the station.
X Maintain the character of the surrounding low density neighbourhoods.
Open Space and Movement X Improve pedestrian and cycle access between Hurlstone Park Station, the town centre and the Cooks River foreshore.

Improved transport and a growing housing market will bring new homes and jobs to a revitalised CBD.
Built Form X Retain the character of the lower scale Bankstown City Plaza shops with apartments above (up to 5 storeys) that are setback behind the building facades to maintain sunlight to the streets.
X Increase building heights on sites within 600m of Bankstown Station that have substantial potential to redevelop for mixed use and residential developments that can improve the public space at street level.
X Accommodate medium and medium-high rise housing to the west and south of the station, north of Macauley Avenue.
Open Space and Movement X Provide new laneways, through site links and open space as large blocks develop, such as between Stacey and Restwell Streets and Oxford and Greenwood Avenues.
X Provide a high quality open space network that provides better links to the Salt Pan Creek Corridor.
X Improve the quality of the public domain by planting new trees in residential streets, upgrading footpaths and providing new street furniture.
Jobs X Attract new residents and businesses to the precinct with improved rail connectivity.
X Accommodate mixed use areas close to the station to respond to increased demand for jobs, business, retail and services from the growing residential population and provide employment opportunities close to where people live.
X Add to the vibrancy of the CBD by encouraging activity and retail uses along existing and new laneways.
