MARKETINGReal estate is easy; it’s finding the buyers and sellers that’s hard. How do you get the phone ringing? It’s all about marketing. Why you?

One of the most important questions you can ask yourself is “Why should your prospects use you instead of your competitor?” Most people will answer this the exact same way: They’ll start naming off the list of certifications they have, from their GRI to their CRS, as if it differentiates them from the next Realtor. Worse, some people will answer with those witty clichés that really mean that they don’t have a real answer: “Everything I touch turns to sold!” or “I’m a house sold name!”. The list goes on and on, but the core issue is that these answers are all about you!

Who do people care about? As far as your business is concerned, there are three things people care about:

You have to be able to convey to people that you’re concerned with their needs and are working to save them time and money. Otherwise, the only person you’re going to appeal to is yourself, and that’s just not good for business.

Met vs. Haven’t MetIf you’re going to go from 0 - 30 listings in just 30 days, it’s important to recognize that there are two types of markets out there: your met database and your haven’t met database. So what’s the difference?

Your met database is made up of people who already like you, love you, and trust you. This includes people in your sphere of influence and past clients. People in your haven’t met database have no clue who you are. These are people like your For Sale By Owners, your Expireds, your short sales, and your probate leads. These people don’t know you from “Sally” and you have to approach them differently.

Back in the easy days, you could go after only your met database and get by. But in today’s new economy, you have to target these people as well as the people who don’t know who you are. Because going after this haven’t met market is a bit uncomfortable and unfamiliar, many Realtors haven’t changed. But remember, you have to get uncomfortable if you want a different result! I’ll tell you this, the guarantee postcard would blow away the first postcard! Now, that’s a message that has a performance guarantee. Remember, you’re going after people who don’t know who you are, like FSBOs, expired listings, and short sales who don’t necessarily like you, love you, or trust you. A performance guarantee is a type of call-to-action headline that’s going to get attention, resulting in your phone ringing off the hook!Protect yourself with restrictionsAn important thing to note is that while the message reads, “I’ll sell your home in 29 days or I’ll sell it for FREE,” you obviously don’t want to be selling homes for free left and right. There needs to be restrictions that they have to follow to qualify for the guarantee program. A big one is price. If the seller thinks they are going to overprice their home by $100,000 and then expect me to still sell it in 29 days, they’ve got another thing coming. Don’t set yourself up to be trapped by your performance guarantees! Make sure they are reasonable to both you and your customers.

Risk-Free OfferMaking it risk free for your prospects to use you through an easy exit listing is the simplest way to overcome the “I don’t want to be locked into a contract” objection. If they don’t like your marketing or the way you communicate, they can cancel the contract at any time. When you offer this, the amount of people who choose you to list their house goes up, and as a result you gain much more business.

The great thing about a communication guarantee is that not only does it help you bring more value to your sellers, but it also forces you to communicate and have those sometimes difficult conversations about

price and other aspects of the sale. This allows you to build that relationship and get price reductions on those properties that need them. It’s a win-win situation for everyone.

It allows the seller to sell the property on their own while it’s listed with me, and if they sell it, they don’t pay a commission. Marketing PlanIn my business, I use an 89-point marketing plan. I’ll demonstrate why. Which sounds better: “I’ve been in business for 30 years” or “I’ve been through 5,767 successful closings”? The latter sounds way better than the former, because it is very specific. You can’t get by with saying you have a marketing plan. Give them specifics. You have an 89-point marketing plan designed to get your property sold in the shortest amount of time and for the greatest amount of money.

Why is it important to have a marketing plan? We know that the price is what really sells the home, but the public wants marketing! They think that the marketing sells homes, so you want to be able to show that you have an aggressive marketing plan. If someone asks you what you do to market a home and you can’t give a specific answer, that’s a problem. However, when someone asks you that, you don’t want to sell the listing over the phone, you want to sell the appointment! The less you say over the phone, the better, because you want to meet them face to face.

SYSTEMSNow, what are you going to do with your new mindset and your new marketing arsenal? You’re going to apply them to the systems! Next, we’ll discuss what systems are and how to implement them into your business.

What is a system?A system is a “systematic approach targeting a specific target market with a pre-determined result.” You have to have systems in place because your competitors don’t! They fly by the seat of their pants; they're the jacks of all trades but masters of none. They throw spaghetti at the wall to see what sticks, and they let their cell phones and emails control their day, every day. They’re missing the most important aspects of how businesses grow: You have to be persistent! In being persistent you automate your system to facilitate further persistence, and the end result is repetition, which breeds mastery.

Systems are everything! This means lead generation systems, operational systems, etc. If you build your business based on systems, you have an asset. When your business is built on a system, you can plug anyone into it as the operator and it provides more freedom for you, the owner.

✓ Probate This is the most highly neglected segment of the market.

Why do most people neglect to go after these target markets? Because to do so requires change.

So what are the tools to success?What tools do you need to build the systems you need to operate on? Here are a few essential ones:

Here’s an important statistic: 85% of FSBOs end up listing with an agent. The key to success in winning the business of an FSBO is that you must communicate to them that you genuinely want the FSBO to successfully sell their property on their own. You want that for them, and hopefully they can accomplish that. Your message should be one of encouragement and support. However, your message should ultimately be a request for the opportunity to earn their business if they for some reason cannot accomplish this goal. Don’t try to break them down, be sneaky, or question their ability. Be an advocate and a resource, but stress your request.

FSBO Mastery- Follow UpKeeping up with the FSBO is key to winning that business if they’re not able to sell by themselves. You want to build a system that contacts the FSBO twice a week for 60 days. It takes at least 8 contacts to convert the FSBO into a listing. So it is important that you have a systematic approach targeting the specific target market: the FSBOs.

What to Talk AboutNow, what do you talk about when you actually get the chance to be in contact with them? Here are three essential questions to ask at first contact:

✓ If I brought you a qualified buyer, would you be willing to pay a 3% co-op? This question is key because it breaks their defense barrier and lets them know that you’re on their side. It gets them talking, and if they say yes, you’re halfway there and can move on to the next question.

✓ How long are you going to try to sell this home on your own before you decide to explore other options? This question is not in an effort to belittle them, but instead to get a time frame. Here’s a key: take whatever time frame they give you and cut it in half. That’s usually about the time that they actually list it with a Realtor.

✓ In that time frame, if you don’t successfully sell the property and decide to explore other options, do you have a close friend or family member that you would feel obligated to list with? This question will let you know whether or not they will be open to interviewing some aggressive agents. If they say no, great! Tell them you’re going to send them some information that will help them out in selling the property

and let them know that they can call you if they have any questions. End by telling them that if they do end up listing with an agent, you’d like to have a shot at applying for the job. It’s that simple.

So over the course of 60 days, you’re in contact with them, getting familiar, and asking these questions.

Mindset and Expectations for Mastering The FSBO MarketDon’t be outcome oriented, be action oriented. In the first three days, the FSBO is inundated with agents, but because other agents don’t have systems, they fail to keep in touch. After two weeks or so, you’ll be the only one left. Don’t get your emotions involved. Focus on maintaining the action of contact and eventually you’ll get the outcome you want. Add 10-20 FSBOs to your system a week. Simply by using this follow-up sequence, you can expect an average of a 5-20% conversion rate. You’ve got to follow these systems every day, consistently. That’s the key.

Expired Mastery – Step By StepTo master those in the expired listing market, you have to understand their psychology. They are quite different than FSBOs. They have already committed to an agent who failed to sell the property. They may be upset, but your goal is to get them to open up, talk, and have dialogue.Your Goals at First ContactThere are a few things you’ll want to get your expired prospect talking about:

✓ Get them to open up about their previous experience Dig deep and ask questions about their situation. Why didn’t that property sell? What do you feel your agent could have done better to market it? Why are open houses important to you? Find out where their pain is.

✓ Find their pain Dig deep – ask questions based on their answers, that get to the center of their issue. In doing this, lead them to “self-discover” their pain and what they really want.

✓ Sell your Marketing Arsenal, not you Once you’ve led them to discover what their pain is and what they really want, sell your marketing arsenal! Make sure you’re selling your marketing arsenal (not you and your certifications and qualifications), since the marketing arsenal is the solution to their problem.

✓ Solve the problem People don’t want the features, they want the benefit. Show how your plan is going to solve the problem.

Expired Follow-Up SequenceYou want to contact the Expired twice a week for 60 days via mail and phone. Your game plan for going after your Expired market is much more aggressive on the call side than the plan for your FSBOs. Why? Your FSBO answers the phone. Expired listings aren’t sitting around waiting for Realtors to call. Most agents typically stop going after Expireds after day two. Your systematic approach is going to involve you going after them for 60 days, being highly aggressive on the phone, and being in touch via phone and mail.

Mindset and Expectations for Mastering the Expired MarketWhen using this system, you are going to be successful because you are playing the numbers game. In many respects, it’s no different than working with the FSBOs:

✓ Consistency is crucial Being consistent in this approach is paramount to your success.

✓ Position yourself as the “Expired” expert Let them know that you specialize in selling homes that other agents failed to sell, for the greatest amount of money and the least amount of hassle.

✓ Be sympathetic, but direct You obviously want to be sympathetic, genuine, and understanding about the fact that the seller’s previous attempt at selling the home failed and the frustration that comes with that, but you also need to be direct. Being direct is what’s going to get you that conversion.

Play the numbers game with your expired market, too! You want to add 10-20 expired leads a week in your system, and you can expect 5-20% conversion. The better you get and the more valuable you become, the higher your conversion rate will be.

CONVERSIONHow do you communicate your services and convert these leads? Next, we’ll look at some strategies that, once you’ve mastered, make it virtually impossible for people to tell you “no”. Conversion is everything. It doesn’t matter how great of a system you have in place, and how incredible your marketing is, if you can’t convert. It will make all the difference in whether you get that 5% conversion rate or a rate closer to 20%.

Change Your PerceptionOne of the first things you can do to capitalize on your new systems and marketing arsenal is to change your perception about the work you are doing. For example, when you’re making calls to expired listings, don’t call it “cold calling”! You’re calling people who have to sell a home, instead of pulling random names from a phone book, which is the epitome of cold calling. If anything, it’s warm calling instead of cold calling. Here are some key ways to look at things:

✓ Introduce your service to the marketplace There are people in need of your service in the marketplace. Communicate and introduce your service to the marketplace. There are many ways to do this, from door-to-door communications to seminars. But the fastest way to do this, by far, is by using the telephone.

✓ Remember that you make up in numbers what you lack in skill When you’re new and lacking in skill and experience, you have to prospect longer and make more calls to pull in numbers!

✓ Repetition is the mother of all skill How do you gain skills and experience and get better? Doing it over and over again; the more you do it, the better you get. You’re going to get better by going on three listing appointments a day versus three a month.

✓ Frequently ask yourself this question throughout the day: “Is what I’m doing right now a money-making activity? Being broke is a choice, so make the choice to ensure that everything you’re doing is pushing you toward your goal.

✓ Remember and remind yourself frequently that you're an entrepreneur. You have a business, and you need to communicate the service that your business offers to the marketplace every day.

4 Steps to the “YES!” How can you improve the communication of your service to the marketplace? There are four steps:

✓ Be Direct Confidence is the most important thing in selling. If you’re not confident, you’re not putting out the vibe that there’s something different about you. That vibe is the essence of selling. For example, if a seller is trying to list their house for $50,000 more than it’s worth, you’ve got to tell them! You have to be able to have those tough conversations.

✓ Break the pattern Separate yourself from the rest. Ask open ended questions to get them in dialogue. Don’t sound like every other agent out there. Example: “Mr. Expired, it’s Hoss Pratt at xyz realty and I noticed your property came up on the MLS as an expired listing… Why did that property not sell?” Not… “Hi, it’s Joe Bob at xyz Realty, how are you today?” You get the point? Break the pattern!

✓ Dig Deep Lead people to self-discovery by asking questions. Get them to open up and identify three pains, then show how you can solve the problem. Ask them questions based on their answer.

✓ Voice Control When you’re on the phone, people can’t see you; they can only hear you. Understand that and practice by listening to yourself on the phone. Make sure that you’re enthusiastic, because enthusiasm sells. How you say something is just as important as what you’re saying. What do you sound like? Make sure you’re creating energy.

ACTION STEPSHow are you going to implement the things you learned in this ebook so far?

Decide to become a better you Knowledge is one thing, but deciding to change and take action is what really matters. Don’t be someone who suffers from analysis paralysis and is always getting ready to get ready to make a decision, because nothing will ever get done.
