New junctions required at Liverpool Road and Leigh Road with link in between. Areas at risk of flooding are likely to be incorporated into the open space provision on the site. Developable area based on 50-65 % of the site to be developed for housing in line with Core Strategy Policy SP4. Estimated capacity is based on figures provided by Peel Holdings (major landowner). The phasing takes into account the requirement of the inspector to reduce the delivery of the sites in the central east west core by 1,000 dwellings by 2026, not that of the developer/landowner.
