At your request, a visual inspection of 12345 Sample Drive was conducted on January 30, 2016 . An earnest effort wasmade on your behalf to discover all visible defects, however, in the event of an oversight, maximum liability must belimited to the fee paid. The following is an opinion report, reflecting the visual conditions of the property at the time ofthe inspection only. Hidden or concealed defects cannot be included in this report. EXTERIOR AND EXTERIOR FOUNDATIONExterior Walls:Comments: Loose, missing and damaged siding or trim observed on right side of the home. Recommend repair or replace asneeded and seal around any penetration through siding to prevent deterioration of the substrate material andpre-mature aging of the surface materials.

GARAGEElectric Utility & SupplyComments: We observed open junction boxes, open splices, missing panel cover and outlet/switch covers. Since theseissues are safety concerns, we recommend review and repair by a qualified electrical professional for safety.

PLUMBING OF HOMEWater HeaterComments: While sufficient supply of hot water was provided during our inspection of the plumbing, since the average age ofmost water heaters is between 8-12 years, the age of this appliance suggests it may be at or nearing normal lifeexpectancy, and replacement may be needed soon.

A drainage pipe is required by manufacturers installation instructions to be installed on the T&P valve of thewater heater and must extend to within 3-6 inches of the floor for safety. Recommend repairs be made by alicensed plumber.

BASEMENT AND CRAWL SPACEBasement JoistsComments: What appears to be microbial growth was noted on floor joists in the basement area. As mold is known to be ofsignificant health risk for some people, it is strongly recommended the mold be remediated by a licensed airquality professional, prior to the expiration of your allotted inspection period. Mold remediation most generally willinclude having the affected areas scrubbed with an anti-microbial cleanser, allowing the areas to dry, thensealing them with an anti-microbial sealant to prevent re-occurrance.

Crawl Space Foundation WallsComments: A large majority of the crawl space has a vapor barrier on the walls or sill plate & band boards which prevents afull, visual observation of all structural and mechanical components, as well as any moisture or wood destroyinginsect conditions located above and behind the finished material. As a reminder, ASHI requirements prohibit usfrom disturbing insulation or other coverings from the walls for assessment. As we noted, no visual evidence ofmoisture related conditions were observed in the readily accessible areas. Should these areas become exposedat a later date, additional investigation is suggested.

When tested with the moisture meter, positive moisture readings were registered along the right and left sidewalls of the crawlspace. NO LESS THAN immediate correction and repair of the moisture source recommended.A review of the exterior grading and watershed systems adjacent to the area or areas of concern with repairsmade as needed is STRONGLY recommended. Please be aware that excessive watershed allowed to seepagainst the foundation walls has been known to be a leading cause of premature deterioration and cracking ofthe foundation walls as well as creating an environment conducive to mold and wood destroying insects.Sections I, II and III of this report may contain additional information pertaining to this area of concern.

Crawl Space JoistsComments: What appears to be microbial growth was noted on floor joists, beams and sub-flooring in the crawl space area. Please refer to separate mold report for details

During the inspection of the crawlspace we noted moderate to severe damage in the sub flooring on the far rightside of crawl space and could affect the structural integrity of the area. Left unattended, this condition has beenknown to cause premature deterioration of the substrate materials and create an environment conducive to wooddestroying insects. Although the areas tested dry with a moisture meter at the time of inspection we STRONGLYrecommend repair by a licensed general contractor of the interior damaged areas and review and repair of thegrading, flashing and watershed systems adjacent to this area, prior to the expiration of your allotted inspectionperiod.

Other minor items are also noted in the entire inspection report and should receive eventual attention, but do not affectthe habitability of the house and the majority are the result of normal wear and tear.

Grading At FoundationComments:

We observed the finished grade to be sloping towardsthe foundation along the perimeter of the home.Proper grading is important. Any negative gradingshould be corrected to properly divert surface wateraway from the dwelling / foundation. Considerationshould be given to keeping the gutters anddownspouts clean, free flowing, and connected to helpinsure positive drainage as well as building up thegrade in these areas to insure adequate drainage awayfrom the foundation wall. It is known that clay basedsoil is most beneficial in accomplishing this as it is ofnon-porous constitution.

We observed soft and deteriorated trim around leftside exterior door. Be aware of possible concealeddamage. Recommend repair or replace as needed andkeep sealed to preserve the life of the materials. Leftunattended this can create conditions conducive towood destroying insects and premature deteriorationof substrate materials.

Roof and surface water must be controlled to maintain a dry basement. This means keeping gutterscleaned out and aligned, extending downspouts, installing splash blocks, and building up the grade sothat roof and surface water are diverted away from the building.

Comments:Proper ledger board flashing could not be locatedabove the deck ledger and exterior cladding of thehome. Installation of support piers could not bedetermined, however, it did appear as though supportposts were improperly installed and in direct contactwith grading and floor joists (decking support boardsbeneath) were improperly secured and Deck ismissing railing and boards. Deck is built in a mannerwhich is less than today' s minimum buildingstandards for deck installation and safety. Althoughno swaying or bouncing of the decking boards wasnoted, consideration should be given to having theporch/deck comply with today's minimum buildingstandards for safety. While it might not have been a requirement when thegarage was built, we noticed no GFCI protectedreceptacles in the garage. Today's minimum buildingstandards require all receptacles within 6 feet of watersupply, on the exterior of buildings, and in garages beequipped with a ground fault interrupter for safety.Addition recommended.

Prefabricated Trusses.

HOUSE ATTICThe goal is for the attic temperature to be the same as the outdoor temperature. Homes that have the heating systemand part of the ductwork system in the attic present a different situation. The ducts are usually leaky, and a significantamount of heated air escapes into the attic. This heat is lost to the home, and creates condensation problems in the atticas it cools. Insulation usually is provided on the attic floor, not the underside of the roof. Good air movement through theattic is important for the removal of any moist air from the living space that finds its way into the attic. All items that areidentified as deficiencies or items that are in need of further evaluation and/or repair should be evaluated or repaired bya Qualified Professional.

Comments:We observed a modified truss in right area of attic andcould affect the structural integrity of the area. Assuch we recommend repair by a structural engineer ora qualified truss manufacturer representative.

Test smoke detectors regularly to insure proper operations and if battery operated be sure to changethem annually. Smoke detectors traditionally have a ten year lifespan and should be replaced at leastevery ten years. We STRONGLY recommend installation of photoelectric smoke alarms in allbedrooms, hallways and every level of the home for safety.

Comments:A large majority of the crawl space has a vapor barrier on the walls or sill plate & band boards whichprevents a full, visual observation of all structural and mechanical components, as well as any moistureor wood destroying insect conditions located above and behind the finished material. As a reminder,ASHI requirements prohibit us from disturbing insulation or other coverings from the walls forassessment. As we noted, no visual evidence of moisture related conditions were observed in thereadily accessible areas. Should these areas become exposed at a later date, additional investigation issuggested.

When tested with the moisture meter, positive moisture readings were registered along the right andleft side walls of the crawlspace. NO LESS THAN immediate correction and repair of the moisturesource recommended. A review of the exterior grading and watershed systems adjacent to the area orareas of concern with repairs made as needed is STRONGLY recommended. Please be aware thatexcessive watershed allowed to seep against the foundation walls has been known to be a leading causeof premature deterioration and cracking of the foundation walls as well as creating an environmentconducive to mold and wood destroying insects. Sections I, II and III of this report may containadditional information pertaining to this area of concern.

We observed what appears to be improper spanningof the joists and sagging of the support beam incrawlspace which could be the cause of the bouncyfloors in the home. The maximum span for a 2x8 is12'10" with 16 inch joist spacing. We also noted somecracked floor joists which could also be contributing tothe issue. As such we recommend review by alicensed general contractor with repairs made asneeded. Consideration should also be given to havingthe area reviewed by a licensed structural engineer.
