The CP&R team would like to wish everybody a Happy 2016! We hope you had a
wonderful Holiday Season with your loved ones. As we enter the New Year, we would
like to take a moment to look back at our accomplishments this past year. Here are some
of CP&R's successes in 2015:
Successfully completed over 150 projects in excess of $32M in revenues
Opened a new office in Florida
CP&R was awarded the ICRI Project of Excellence in the High-Rise Category for the
Emergency Structural Repairs performed at the Dolphin Towers Condominium. The
same project won the 2015 Outstanding Project of the Year Award with the National
Council of Structural Engineers Association (NCSEA).
CP&R also won an award at the ICRI-BWC 2015 Outstanding Repair Project Award
with the 1000 Vermont Facade Repairs project.
We would like to thank all of our employees, business partners, and friends for your
support. We would not have accomplished so much without your help.

tie between the Champion and Runner-up
which was broken by a man hour
comparison. Erick Sandoval Medina won
the Runner-up award for successfully
supervising projects that had 12,000 man
hours of work. He did so on projects in
Florida and in Maryland. Erick spent the
bulk of his time at the Montgomery
County Executive Office Building Plaza
Restoration, Waterproofing and Concrete
Repair project. This project requires
extensive public protection while
maintaining public access to both, the
Montgomery County Executive Office
Building and to the adjacent courthouse.
To maintain access and to comply with the
County’s desire to have both buildings
operating at normal levels, Erick and his
crew have worked days, nights, weekdays,
weekends and holidays. They have
worked over delicate computer
equipment that must be maintained
intact, over cafeteria kitchens that must
remain open to the staff and public, and in
the plaza drive lane.
At our first annual CP&R Award
Ceremony, the Annual Safety Award
Program crowned a “Champion of
Safety” for 2015, a runner-up, three
honorable mentions, and a
contender. The awards were
presented to Field Managers that had
successfully spent at least 1000 hours
in a supervisory capacity throughout
the year. One exception was made to
the contender Normando Palacios
who did not quite supervise for 1000
hours as Prime Superintendent, but
who performed at a high level on the
two projects he managed. Normally,
Normando acts as a Prime
Superintendent for the entire year,
but due to our busy
schedule in 2015, we asked
Normando to apply his
skills in more of a support
role on a number of jobs
that were successfully
completed. Therefore,
Normando was awarded
the first ever “Contender”
as a Superintendent and is
expected to be a finalist in
2016.
The Honorable Mention
Awards (3) went to Bill
Rupert, Denis Diaz, and
Hiram Delvalle. Bill, Denis,
and Hiram managed over
60,000 man hours of labor
on their respective
projects, combined with no
major incidents. They also
performed all of their administrative
functions, attended and sent
attendees to training classes offered
by CP&R, and always maintaining a
fantastic attitude of continual
improvement in their individual
safety efforts.
After management surveys were
completed and returned, there was a
Safety Awards
After all the lead up awards were issued,
Fredis Sanchez Pineda was crowned with the
2015 CP&R Champion of Safety award. Fredis
acted as Prime Superintendent on a number
of very large projects during the judgement
period, including the McLean House Façade
Repairs, the Jefferson Garage repairs, the
1111 14th street project, and the Crystal
Houses project which is still in progress. In
total, he supervised over 21,000 man hours
of labor without a single incident and he also
performed all of his administrative functions
throughout the entire year. After reviewing
all of his safety inspections for the entire
year, not a single recommended change had
been issued, meaning Fredis’ projects were
free of recognized safety hazards for an
entire year!
Overall, the Champion of Safety Incentive
Program was received by all employees
as a smashing success and even though
we recognized only a few of our
dedicated employees, it did not
thoroughly illustrate how well all of our
Superintendents performed during 2015.
The CP&R Safety Culture has flourished
over the last year, providing a solid
foundation for continued growth into
2016 and beyond. That potential is made
possible by all of the hard work and
attention to detail ALL FIELD MANAGERS
exercise on their projects. Thank you for
a successful 2015 and we all look forward
to continued success in 2016!

Alex Fouts was our November
nominee.
Alex works
at the
warehouse
and he
always
manages
to gladly
help everybody who is picking up
supplies or dropping materials back
at the warehouse. He does
everything that is asked of him. Alex
has received more than one
nomination and everybody has said
many great things about him. So,
thank you Alex for being such a great
help!
For the month of December, Dennis
Diaz was the employee of the
month. According to his nominator,
Dennis
represents
CP&R in a
very
professional,
dedicated,
and polite
manner. He constantly does what is
asked of him and he is also willing to
train any new hire. He has strong
work ethics, willingness to learn, and
always puts quality first.
Based on all of the 12 nominations
for employee of the month, we
selected our employee of the year
As noted with our Champion of
Safety Award, CP&R’s employees are
our greatest asset. With that in mind,
during 2015, we implemented the
Employee of the Month and the
Employee of the Year program. Even
though we only pick one employee a
month and the first, second, and
third quarter nominations have
already been made, we would like to
thank each one of you for your hard
work and dedication during the past
year. The following are the fourth
quarter Employee of the Month
recipients and the Employee of the
year.
Samuel Payes was the selected
employee
for the
Month of
October.
Following
are some
things
that his nominator said about him
especially referring to his latest
assigned project:
“Samuel has done an exceptional job
on his new assigned project. He went
in with a positive attitude, has
listened well to explanations of the
work and asked questions when
necessary. Samuel went above and
beyond with set-up and protection
including appropriate signs for safety
of the crew and others and easily
accessible stations in case of
emergencies. Samuel has shown
great communication between his
project manager and the owners and

who has continuously shown a desire to
strive and to make CP&R a proud
employer. Thus, our employee of the
year was Carlos Rivera Salgado. When
Carlos Rivera was selected as the
employee of the month, his nominator
said that he could go on for days
describing everything that Carlos does
for CP&R, but he kept it short and
highlighted Carlo’s performance only
during the months prior his nomination.
According to his nominator, Carlos
constantly works on multiple jobs and
juggles day and
night shifts. He has
been able to
continue
performing with
excellence, but he
has also
maintained a great
attitude with coworkers and with
customers. Congratulations Carlos and
thank you for your continued dedication!

CP&R is about to complete a major parking garage restoration located at 1101 Wilson Boulevard, Arlington Virginia. The parking garage was in desperate need of concrete repairs throughout its nine elevated levels. CP&R completed approximately 50,000 SF of combined partial and full depth concrete repairs as well as various other improvements. The repairs and improvements included crack repair, full and partial depth concrete repairs, soffit repairs, and limited vehicular traffic coating to a few isolated areas. Just as we were completing the original scope the owners added close to 200,000 SF of additional traffic coating on all of the elevated slabs. This project came to fruition after many years of working with Monday
Properties at their other parking locations along Wilson Blvd in Arlington, VA – 1000/1100 Wilson Boulevard, 1701 Fort Myer Dr., and 1501/1515 Wilson Boulevard just to name a few. CP&R has built a great relationship with the management and staff of Monday Properties and currently we are about to complete repairs at 6 of their other garages. The list below is a quick description of some of the work we completed at the 1101 Garage.
Full depth and partial depth concrete slab repairs
Concrete column and wall repairs
Structural concrete beam repairs
Removal and replacement of existing traffic coating
consists of a twelve story structure
with continuous ribbon window and
precast concrete bands. The 12th floor
contains a recessed balcony area
along the Vermont and K Street
elevations. The floors up to the 11th
level contain precast panels,
approximately 48” tall and 36” wide
that are connected to each floor slab.
However, the 12th floor and the main
roof precast panels are supported by
steel lintels and a masonry parapet
wall. There is a large precast bull-nose
coping on top
of the exterior
vertical precast
and masonry
parapet wall.

restore and
waterproof the
existing
masonry

Repair Project Award Ceremony,
CP&R proudly received an award for
the successful completion of the
1000 Vermont Facade Repair
Project. The building, located at the
corner of K Street and Vermont
Avenue in Northwest, Washington
D.C., was built in the 1960s and

Chemical grout injection on leaking wall cracks
Restripe of coated levels and installation of new traffic control barriers
parapet wall, precast bull-nose, and steel lintels
on the 12th floor and roof level along the K
Street and Vermont Avenue elevations. In
addition, all facade sealants and glass sealants
were replaced on the K Street and Vermont
Avenue elevations, the precast coping stone
sealants on the roof level were removed and
replaced, and the steel lintels from the 2nd to
the 11th floor were cleaned and painted.
