Several residents were there with questions and compliments. The board went over many of the violations in detail with our Prop- erty Manager, Charlotte. She is working very hard to stay on top of all the violations. We know this is the rainy season and mildew is a problem but please don’t want till you receive a Courtesy Notice to pressure wash your home, driveway and We are starting our “Forced Mowing and Pressure Washing Program”. We are go- ing to begin on the homes that are vacant by mowing two times a month and pressure washing where needed and we will bill the home owner/tenant/and or bank. We want to show the residents that take care of their homes that we are doing our best to maintain the vacant homes. We are financial sound again this month but we have turned over many of the past due accounts that have not paid their dues to our attorney. If you have not kept up on paying your dues this would be a good time to get current, when the attorneys get in- volved the amount you owe will be considerably higher. If you don’t know the status of your account please email Charlotte at [email protected] and she will bring you up to date. Please do not put this off any longer. Legal fees are no fun! We had a presentation from Illuminations to show us some suggestions for holiday lights in our community. He will be emailing the board a spread sheet so that we can examine the prices and make our final decision at our August meeting. Two of the residents that came to our meeting were from Barrington and the questions they had needed to be directed to Vanguard Property Management. Barrington has an ad- ditional HOA which takes care of the mowing, mulching, trees, sprinkler system and much more. If you live in Barrington and have a question regarding any of these issues you need to email Jan at [email protected], If you have received a violation notice then you need to email Charlotte at [email protected]. The issue of tress came up again and it was explained that all trees on your property are your responsibility to maintain. This is taken from Northwood’s Book Of Standards which are rules residents are to follow, the lawn maintenance rules do not apply to Barrington as they pay an additional monthly fee to cover those issues. VI. LAWN MAINTENANCE STANDARDS The following lawn maintenance standards apply to landscaping main- tained by owners and residents of North- wood of Pasco. Hillsborough County ap- proved a grant in the amount of $2320. The actual cost was $2088.69. East side residents of Shadow Run had requested a bike rack next to the school bus stop for their children to use to secure their bikes. In the past the chil- dren rode their bikes to the bus stop and placed the bikes behind the brick wall and bushes. After meeting with resi- dents on the East side, a location was determined near the entrance to Shad- ow Run. On Saturday, May 31 at 9:00 am, the bike racks and dog waste stations were installed by volunteers. One bike rack was placed near the school bus stop on the East side of Shadow Run. The re- maining bike rack was placed inside the fence on the West side of the dam. The initial position was for the bike rack to be placed outside the fence, but when digging for the holes, we found the old paved road that went across the dam was buried just under the surface. The dog waste stations were in- stalled at both entrances (East and West) to the dam just inside the fenced area. I was able to order an extensive supply of replacement bags and liners with the funds available from Hillsborough County. The landscaping company and Charles DelaRosa are maintaining the stations. That’s right, the time has finally come. It’s now your opportunity to remove that Oak tree from the front of your home. Just remember there are a few steps that have to be taken before you replace those trees. First: you MUST fill out an ACC application that you can find online or by stopping by our Resident Management Of- fice located at the Oak Park community clubhouse. Second: you MUST also fill out an Affidavit provided by Hillsborough County that you can only pick up at the same clubhouse location. Third: you MUST fill out both documents, submit them to our resident’s service manager (RSM) and then WAIT for your approval. In the wake of your approval, you will be given permission to remove your tree(s) and replace them with another species tree that you can select from the Florida Friend- ly tree list. Following the removal of your old tree(s) and the installa- tion of your new tree(s) you will be asked to notify the RSM so she can schedule an inspection and verify that all work is complete. Then our staff will submit to Hillsborough County the completed application and affidavit for you. There is no need for you to do anything else. Covington Park Board of Directors will cover the cost of the one-time permit and process all your paperwork for you. Talking about your HOA hard at work for you! I do have to inform each and every resident that you must adhere to these strict guidelines set forth by Hillsborough County because if they are not met the County will treat your partic- ular tree removal as a violation and that comes with heavy fines and possible Oak Tree replacement enforcement. We had a presentation from Illuminations to show us some suggestions for holiday lights in our community. He will be emailing the board a spread sheet so that we can examine the prices and make our final decision at our August meeting.

Two of the residents that came to our meeting were from Barrington and the questions they had needed to be directed to Vanguard Property Management. Barrington has an ad-ditional HOA which takes care of the mowing, mulching, trees, sprinkler system and much more. If you live in Barrington and have a question regarding any of these issues you need to email Jan at [email protected], If you have received a violation notice then you need to email Charlotte at [email protected].

The issue of tress came up again and it was explained that all trees on your property are your responsibility to maintain.

This is taken from Northwood’s Book Of Standards which are rules residents are to follow, the lawn maintenance rules do not apply to Barrington as they pay an additional monthly fee to cover those issues.

VI. LAWN MAINTENANCE STANDARDSThe following lawn maintenance

standards apply to landscaping main-tained by owners and residents of North-wood of Pasco. It is the resident’s responsibility: Trees are to be pruned (trimmed) as needed and shall be maintained with a canopy no lower than eight feet (8’) from the ground.

After meeting with resi-dents on the East side, a location was determined near the entrance to Shad-ow Run.

On Saturday, May 31 at 9:00 am, the bike racks and dog waste stations were installed by volunteers. One bike rack was placed near the school bus stop on the East side of Shadow Run. The re-maining bike rack was placed inside the fence on the West side of the dam. The initial position was for the bike rack to be placed outside the fence, but when digging for the holes, we found the old paved road that went across the dam was buried just under the surface.

The dog waste stations were in-stalled at both entrances (East and West) to the dam just inside the fenced area. I was able to order an extensive supply of replacement bags and liners with the funds available from Hillsborough County. The landscaping company and Charles DelaRosa are maintaining the stations.

Trees, Trees, Trees……. That’s right, the time has finally come. It’s now your opportunity to remove that Oak tree from the front of your home. Just remember there are a few steps that have to be taken before you replace those trees. First: you MUST fill out an ACC application that

you can find online or by stopping by our Resident Management Of-fice located at the Oak Park community clubhouse. Second: you MUST also fill out an Affidavit provided by Hillsborough County that you can only pick up at the same clubhouse location. Third: you MUST fill out both documents, submit them to our resident’s service manager (RSM) and then WAIT for your approval. In the wake of your approval, you will be given permission to remove your tree(s) and replace them with another species tree that you can select from the Florida Friend-ly tree list. Following the removal of your old tree(s) and the installa-tion of your new tree(s) you will be asked to notify the RSM so she can schedule an inspection and verify that all work is complete. Then our staff will submit to Hillsborough County the completed application and affidavit for you. There is no need for you to do anything else. Covington Park Board of Directors will cover the cost of the one-time permit and process all your paperwork for you. Talking about your

CDD Board proposes sixth straight ‘no increase’ budgetThe CDD Board voted on June 2 to adopt a preliminary

budget of $1,784,565 for the 2014-15 fiscal year that begins Oct. 1.

It maintains landowner assessment rates first set in 2008-09.

That means the 2014-15 fiscal year is the sixth year without

an increase after the current rates were set. See a breakdown on

the preliminary budget on pages 7-9.

The spending plan includes $110,150 in the Park

Development Fund, raising those reserves to approximately

$358,486. Those funds could eventually be used toward the cost of

building a nicer clubhouse and converting the existing one into a

free fitness center for residents.

Landowners are invited to the CDD Board’s public hearing

that must be held before it can adopt a final budget for the coming

fiscal year. The hearing will begin at 6:30 p.m. on Monday, Aug.

4, at the clubhouse.

After the hearing, the Board can vote to maintain the rates set

in the preliminary budget, or reduce them. It cannot raise

assessment levels above those set in the preliminary budget.

Residents unable to attend the hearing may contact any one

of the Board members via their email addresses shown on page 6.

News from the Ballantrae HOA

New collection effortsyield superior results

The Ballantrae HOA Board of Directors is pleased to report

that the outstanding collection balance for May 2014 is

approximately half of what was owed in May 2013. That testifies

to the improved collection efforts and better, more responsive

communication among homeowners and the Board, Ameri-Tech

(the property management firm for the Ballantrae HOA) and the

Association’s lawyers.

The Board invests a significant amount of effort, energy, and

time into ensuring that assessments are collected in a proper,

uniform and timely manner from homeowners. However, there is

always a certain percentage of landowners who, for a variety of

reasons, do not deliver payment to the Association when it is due.

president’s letter Karen UhligW e had a great HOA meeting on July 7th. Several residents were there with questions and compliments. The board went over many of the violations in detail with our Prop-erty Manager, Charlotte. She is working very hard to stay on top of

all the violations. We know this is the rainy season and mildew is a problem but please don’t want till you receive a Courtesy Notice to pressure wash your home, driveway and sidewalks. We are starting our “Forced Mowing and Pressure Washing Program”. We are go-ing to begin on the homes that are vacant by mowing two times a month and pressure washing where needed and we will bill the home owner/tenant/and or bank. We want to show the residents that take care of their homes that we are doing our best to maintain the vacant homes. We are financial sound again this month but we have turned over many of the past due accounts that have not paid their dues to our attorney. If you have not kept up on paying your dues this would be a good time to get current, when the attorneys get in-volved the amount you owe will be considerably higher. If you don’t know the status of your account please email Charlotte at [email protected] and she will bring you up to date. Please do not put this off any longer. Legal fees are no fun! We had a presentation from Illuminations to show us some suggestions for holiday lights in our community. He will be emailing the board a spread sheet so that we can examine the prices and make our final decision at our August meeting. Two of the residents that came to our meeting were from Barrington and the questions they had needed to be directed to Vanguard Property Management. Barrington has an ad-ditional HOA which takes care of the mowing, mulching, trees, sprinkler system and much more. If you live in Barrington and have a question regarding any of these issues you need to email Jan at [email protected], If you have received a violation notice then you need to email Charlotte at [email protected]. The issue of tress came up again and it was explained that all trees on your property are your responsibility to maintain. This is taken from Northwood’s Book Of Standards which are rules residents are to follow, the lawn maintenance rules do not apply to Barrington as they pay an additional monthly fee to cover those issues.

VI. LAWN MAINTENANCE STANDARDS The following lawn maintenance standards apply to landscaping main-tained by owners and residents of North-wood of Pasco. It is the resident’s responsibility: Trees are to be pruned (trimmed) as needed and shall be maintained with a canopy no lower than eight feet (8’) from the ground.

In joining Plaintiff Fred Brown, Bloomingdale CAN-DOand its officers have resolved all claims against HillsboroughCounty and developer Red Cast Bloomingdale LLC. Afterseveral rounds ofmeetingswith representatives fromRedCastBloomingdale LLC and Hillsborough County, Mr. Brownand the officers of Can-Do acknowledge that the project hasthe potential to enhance the neighborhood and surroundingcommunity. The developer has shown a willingness tocooperate and listen to the community’s concerns.WHAT’S NEXT?

According toBrown,CAN-DOisplanning tomeet andfinalizethe agreement with the developer and then hold a communitymeeting.The BHA applauds the efforts of CAN-DO andthe courageous officers who brought the fight to the countyand developers at their personal expense of time andmoney.

In August 2013, I submitted an ap-plication for a grant from Hillsborough County for two bike racks and two dog waste stations. Hillsborough County ap-proved a grant in the amount of $2320. The actual cost was $2088.69. East side residents of Shadow Run had requested a bike rack next to the school bus stop for their children to use to secure their bikes. In the past the chil-dren rode their bikes to the bus stop and placed the bikes behind the brick wall and bushes. After meeting with resi-dents on the East side, a location was determined near the entrance to Shad-ow Run. On Saturday, May 31 at 9:00 am, the bike racks and dog waste stations were installed by volunteers. One bike rack was placed near the school bus stop on the East side of Shadow Run. The re-maining bike rack was placed inside the fence on the West side of the dam. The initial position was for the bike rack to be placed outside the fence, but when digging for the holes, we found the old paved road that went across the dam was buried just under the surface. The dog waste stations were in-stalled at both entrances (East and West) to the dam just inside the fenced area. I was able to order an extensive supply of replacement bags and liners with the funds available from Hillsborough County. The landscaping company and Charles DelaRosa are maintaining the stations. The Funding agency for the grant was the Hillsborough County Board of County Commissioners, Hillsbor-ough County Children’s Board, and the

Get your daubers ready! The Social Commette is hosting a Bingo Night form all residents and guests.

It will be held on Friday, August 15, 2014 at our Community Center. Doors open to sell cards at 6 p.m. The bingo will start at 6:30 p.m.

Happy St. Patrick’s Day!

Trees, Trees, Trees……. That’s right, the time has finally come. It’s now your opportunity to remove that Oak tree from the front of your home. Just remember there are a few steps that have to be taken before you replace those trees. First: you MUST fill out an ACC application that

you can find online or by stopping by our Resident Management Of-fice located at the Oak Park community clubhouse. Second: you MUST also fill out an Affidavit provided by Hillsborough County that you can only pick up at the same clubhouse location. Third: you MUST fill out both documents, submit them to our resident’s service manager (RSM) and then WAIT for your approval. In the wake of your approval, you will be given permission to remove your tree(s) and replace them with another species tree that you can select from the Florida Friend-ly tree list. Following the removal of your old tree(s) and the installa-tion of your new tree(s) you will be asked to notify the RSM so she can schedule an inspection and verify that all work is complete. Then our staff will submit to Hillsborough County the completed application and affidavit for you. There is no need for you to do anything else. Covington Park Board of Directors will cover the cost of the one-time permit and process all your paperwork for you. Talking about your
