Homeowner’s Association Meetings Our 2016 Budget Meeting and our 2015 Annual Meeting was held on Tuesday, November 17th. The HOA was able to obtain a quorum of owners and the meeting was held. Due to BOD prior commitments, only one board member was present and the BOD was unable to approve the 2016 Budget, 2014 Annual Meeting Minutes, or have the 2016 BOD Elections due to not having a quorum of the BOD at the meeting. The 2016 Budget was reviewed with the home owners in attendance and has now been passed by the BOD, along with the minutes of the 2014 Meeting. The one item on the budget that the home owners asked the BOD to review is the pet stations. We are in the process of a review and will report to the home owner’s at our next meeting. The two committee chairpersons in attendance gave a yearly recap for the home owners. During the meeting it was asked if anyone wanted to run for a position on the board, in which there were no volunteers. Since only one board member was in attendance, elections were not needed due to not having all positions filled. We wish to thank all of those home own- ers who either sent in a proxy or were in attendance. Have a Very Merry Christmas and a Safe and Happy New Year. Wishing all the very best this Holiday Season. Parking Parking is the number one topic of the community. We need to remind all residents that all vehicles in the community must be operable, must display non-expired tags, and that no home owner may park more than 2 vehicles (including motorcycles) in front of the townhomes. For those homeowners who have more than 2 vehicles, the extra vehicles must be parked in the overflow parking spaces, or in an adjacent court. During the holiday season, please pay extra attention to this and make prior arrangements with your guests so that they know where to park. All home owners should report to Procom any violators along with the home owners address and a list of vehicles, make, color, and tag number. Vehicles that violate the community guidelines will be towed at the owner’s expense. DNR We have been getting a lot of reports from home owners ever since Duck Season started. Hunters must be at least 150 yards from our homes and must also be at least the distance of 1/3 rd the width of the creek from shore when hunting on the water. All of Chestnut Hill Cove property is private property along with the adjacent BGE Property which means Duck Hunters and hunters in general cannot be on land, and must be on water to hunt ducks. It is also illegal for anyone to feed the ducks during hunting season and violators could face a $450.00 fine. Duck season will continue through January 30th. If you suspect illegal hunters, please call DNR at 410- 260-8888 to make a report. Nabbs Creek Marina & Restaurant The Marina across from our community is starting to get a facelift. New piers are being installed along with updating all of the amenities at the Marina, including a new restaurant. The facility is also offering a high and dry offshore storage, and the marina will be able to handle any size boat. Watch for the grand opening in the spring of 2016 or check out their new website at http://nabbscreekmarina.com/. Saturday, December 19th Santa leaves the Fire Station at 5pm and has one community to visit prior to ours. Be sure to listen for the loud sirens so your children can run out to visit.

Homeowner’s Association Meetings

With winter quickly approaching we need

to do those last minute things like

winterizing our boats and other related

toys.

In general, the motors need to be drained

of all water and replaced with an ECO

friendly anti-freeze. If you have sinks,

holding tanks and toilet facilities, water

heaters, these items need to be handled

in the same manner. Also, put a gasoline

stabilizer in the fuel tank.

On the dock, please remove all hoses

from their water source, drain them, and then store them on the boat.

Consider adding a couple of extra lines

(rope), from the boat to the dock, to

further secure the boat in bad weather.

Finally, secure a cover over the boat to

protect it from the weather.

This list is also a good list to use for

similar items in the storage lot.

The water will be turned back on, after

the last freeze, in the early Spring. The

electric will remain on at the main marina

dock, piers, parking lot and the general

area, plus the storage lot year round.

All boats on the Kayak rack, if they are

going to remain there for the winter,

should be secured by a chain, lock, etc.,

strong enough that the standard “bolt

cutter or hack saw” can not cut it. Re-

member, a chain is only as strong as its

weakest link….

Winterizing

Winter is almost upon us, so now is a good time to start winterizing your home.

Have your gutters cleared, and your fireplace serviced. It is very important to clear your chimney

every year. Birds love to make nests in them and if this happens the first fire may catch the nest on

fire. On the outside of your home, please remember to rake and pickup the leaves, take full

advantage of the fall planting season by adding some additional plants to your home. Mulch around

your plant beds to help roots gets established before the first freeze. Winterize any outdoor faucets

or turn them off and drain them before the first freeze. If you plan on being away you should also

turn off your main water valve. Also, get a head start on your lawn by seeding, so that when spring

comes, your lawn will be ready. Please trim your trees and shrubs so that they don’t overhang the

sidewalk. Make sure that there is at least a 6’ clearance so that your neighbors do not have to duck

when they go past your home.

Trash Collection

Trash cans are to be collected by 6:00pm Monday night. We are starting to collect trash cans when

they are left out. If you are going to be away, you may need to make other arrangements with your

trash can so it does not disappear while you are away. Please also be aware of the metal collectors

who visit the trash the night before looking for scrap metal.

Repairs

In 2015 we were able to continue the power washing of our sidewalks and curbs; we are about 40%

complete at this time. We also make sure that we sweep the parking lots at least once a year. Due

to many requests from home owners we will be having the parking lines repainted in the upcoming

year. Watch your mail for the dates of this repair. Our contractor worked on the tot lot on Spring-

house Lane, and then a home owner advise us that the one on Chestnut Woods also needed atten-

tion. Thanks to our contractor, Maryland Landscaping, they completely rebuilt the equipment, along

with removing and replacing the wood chips. We also had this contractor correct some drainage

problems on Chestnut Cove Drive, Double Chestnut, and Chestnut Manor. We will be working on

some additional areas in 2016. We have also been asked on looking at a retaining wall for home

owners on Chestnut Manor whose homes back up to the Storm Water Management Pond. We are looking at the feasibility of this project and consulting with Anne Arundel County.

Anne Arundel County recently did an inspection on our 8 Storm Water Management Ponds. The

ponds were in very good condition but needed to be spruced up. We had to straighten up the

Riprap rock used to slow down the water entering the ponds, attend to some erosion in the ponds,

and to clean out the trash that had been placed in the structures in the ponds. On the one by

Nabbs Creek, it was loaded with empty water bottles that were preventing the drain to function.

We also found trash (and even a bowling ball) had been placed in another structure. Due to this, we

are placing trash racks inside the windows of the structure to prevent this from happening. The

ponds have now been re-inspected and we have corrected all areas of concern. We are now good

shape for 3 years when they will be re-inspected. If you have an area of concern or an idea for our

Thefts

Please remember not to leave your vehicle(s) unlocked and don’t leave packages in vehicle that are

visible when walking by. Packages should be taken inside, and vehicles should always be locked. If

you are planning on having packages delivered over the holiday season, try to arrange a time when

you are home, have a neighbor pick them up, or have them sent to your work address.

Closing

In closing, we would like to thank those home owners for following the community guidelines and maintaining their home in accordance with the HOA Guidelines. The committees and the Board of

Directors are always looking for volunteers for the community. We need volunteers to help with

home owner’s requests, inspection of homes, checking for repairs, checking for dead and down

trees, maintaining our piers, cleaning out our storage yard, along with taking pictures of all of our

homes. We would also like to thank an Eagle Scout in our community that is in the process of

obtaining a badge for building a picnic table that will be placed over looking Nabbs Creek off of

Swan Hill Court. Thank you, Tyler Pfeifer, for thinking of your community. As you may have no-

ticed, we had a speed sensor in our community to collect data. During the short timeframe, it col-

lected data from 4,500 vehicles. The average speed was 25mph, but maximum was 40mph, which is

disturbing since it was placed on a curb right before Veranda. We are asking for additional studies at

this time. We would like to have community activities a couple times of the year when everyone can

get together, but we have not been able to find the right solution. If you have any ideas, please let us

know.

As 2015 comes to a close, we

remember Mrs. Diane Houst.

Diane died in a tragic boating

accident this past summer. She

and her husband are longtime

residents of Chestnut Hill Cove,

our friends and neighbors. We

share the Houst family's loss

and our thoughts and prayers

are with them.

During 2015, the Board, with

assistance of Suzette Guiffre, a

fellow resident, made some

progress in addressing erosion

in an environmentally friendly

way. The scope of work being

considered extends previous

work at the marina to just

beyond the storm water management pond. We're

hopeful an award can be made

this fall/winter and work can

begin next summer.

mone As we conclude another year, I would like to thank those that keep

our community so attractive. It is those who maintain their yards, pick

up trash in the common areas, and also obey the community guidelines

in regards to their garbage cans and recycle bins that help keep our

community so desirable.

We are fortunate enough not to have had any hurricanes or tropical

storms which have a tendency to consume our tree budget. We will

have removed 30 large trees by years end. The removed trees were in

the common areas and were approved for removal by the County

Forester due to risk of damaging property and persons. Our number

one priority is the safety of the residents and their property. As well

as removal, we have continued to plant new trees and shrubs

throughout the entire neighborhood.

Complaints were minimal in regards to our lawn service contractor.

They have addressed any problems or complaints in a prompt fashion.

As winter approaches, please be neighborly during any snowstorms

and help keep an eye on those who are elderly or disabled.

Dates for the county dumpsters will be posted when received

from Anne Arundel County. We have taken advantage of this county

program for 20 years with no incurred cost to Chestnut Hill Cove

HOA.

Don’t forget to shut off your hose bibs.

I hope everyone has a Safe and Happy New Year!

Winter is fast approaching and

if you follow the Old Farmer's

Almanac, we're anticipating a

"wetter than normal" winter

and you know what that

means. As a reminder, in

compliance of our guidelines,

homeowners (or renters) are

required to clean their

sidewalks within 6 hours of

the first snowfall. If you live

on a corner lot in the

community, you are required

to clean the sidewalk on the

side of your property line.

We still have a lot of homes

not in compliance with the

guidelines as per the Spring

inspections. Please review you inspection and comply.

In walking the entire

community every day, I have

noticed a lot of "breakfast

item trash" on sidewalks and

lawns on the way to certain

bus stops and at the bus stops

themselves. If children are

eating on the way to the bus,

please have them save their

trash until they get to school

or check and see if the bus has

a trash can they can place it in.
