• Dept. - Model Home valid seven years from Certificate of Occupancy; garage must function as such prior to sale.
• PLDRB recommends no change to LDC (5 years), but allow models in existence to receive 5 year time extension; concur with garage provision.
• New expiration date for existing models = January 1, 2016.

Recommendation- Change Duration of Use
• A residential dwelling unit may be used as a model for a maximum period of five (5) years from the date the certificate of occupancy is issued. Any residential dwelling unit legally permitted as a model as of the effective date of this Ordinance shall be permitted to remain as a model home until January 1, 2016.
• Prohibited Activities: A model home shall not:
» Be used as a primary or secondary office for a homebuilder or real estate agent with regard to conducting business activities outside of those permitted above.
» Be used for storage of building materials.» The garage of the model home may be used as an office for sales
staff if separate off-street parking is provided.» The garage must be equipped with a standard garage door, unless
dedicated off-site parking is provided, excluding rights-of-ways. » If the space for the required garage has been converted to space
for purposes other than a garage, the space must be converted back to a residential garage and equipped with a standard garage door prior to the sale and use as a dwelling unit.
