Overview

• Epping Town Centre Study 2010-2011• HSC sent it to NSW Govt mid 2012• HSC requested UAP funding (Budget)• Delayed by NWRL planning• UAP decided by Minister Nov 2012• These plans announced Sat 16 March• On display on web, Library, and Epping Club 6/4, 10/4• Exhibition closes Wed 30 April• Submissions by then from residents (objections, or

support)• Next step – rezoning gazetted by Minister (by Nov?)

Overview

- High-rise residential buildings (up to 22 storey on podiums) in the CBD,

- Medium rise in residential areas within 800m of the station (we are one of these areas)

- Potentially 4,000+ more dwellings (over 50% increase) along with Channel 7 site coming on-line

- 35% more cars to add to the gridlock; with no major road works and with little parking provided

- Little new parkland, no increase in School spaces- No 'green city' ideas, no non-lift 'at grade' pedestrian

access over the Beecroft Road/Railway- Council Car Park impacted?  Coles?- Less commercial, much more residential

Questions – Floor ratio?

• N=1, S=1.5, T=2

• FSR means Gross Liveable Floor Area divided by total site area ie. an FSI of 2.0 would indicate that the total floor area of a building is two times the gross area of the plot on which it is constructed.

Questions – various that you may like to ask of DP&I

• Why the changes in allowable height from the ETCS? Eg. Parts of Cliff Rd now 3 storeys not 5, but parts of Kent now 3 storey when they were 2 storey! Advice from DP&I is to give a ‘step-down’ from higher areas as they adjoin 2 storey dwellings. No shadowing applies as they are south.

• Why are 5 blocks in Cliff Road 5 storey area, labelled ‘heritage’?

1. To increase all heights in Cliff Road to 5

2. Delete ‘heritage’ houses in Cliff

• Remember, the Common Good Group was formed to ensure the interests of the residents of our precinct (Cliff and Carlingford Roads etc.). are not disadvantaged as the result of the proposed development in Epping, NSW.

Our commitment to each other:

• To cooperate and work for the common good of our neighbours in our dealings with developers.

• To inform any developer who approaches us that we are working in cooperation with our neighbours, and any dealings will need to be discussed with the group before proceeding further.

• To not enter into any agreement with a developer without first advising the “Common Good Group”.
