AIA Continuing Education CourseThe AABC Commissioning Group (ACG) is a Registered

Provider with The American Institute of Architects Continuing Education System (AIA/CES). Credit(s) earned on completion of this program will be reported to AIA/CES for AIA members. Certificates of Completion for both AIA members and non-AIA members are available upon request.

This program is registered with AIA/CES for continuing professional education. As such, it does not include content that may be deemed or construed to be an approval or endorsement by the AIA of any material or construction or any method or manner of handling, using, distributing, or dealing with any material or product.

Questions related to specific materials, methods, and services will be addressed at the conclusion of this presentation.

ACG CxA WORKSHOP WEBINAR

Course Description

This 2 ½ hour Commissioning Webinar will cover the commissioning process as described in the ACG Commissioning Guideline, as well as valuable practical insight on skills, strategies, and communication and documentation protocols essential to applying the process on “real- world” projects.

ACG CxA WORKSHOP WEBINAR

Learning Objectives d

At the end of this program, participants will be able to:

Explain the purpose, methodology, and benefits of the commissioning process as it relates to construction projects.

Identify and distinguish between the five phases of commissioning – (1) Pre-Design, (2) Design, (3) Construction, (4) Acceptance, and (5) Post-Acceptance – and the activities carried out in each of them.

Describe the documentation and deliverables that are essential to the delivery of quality commissioning services.

Identify the roles and responsibilities of all commissioning team members within the commissioning process, with particular emphasis on the role of the commissioning provider.

Why Commission?Why Commission?

Better Buildings

Building owners are finding that the energy, water, and productivity savings achieved by commissioned buildings can offset the cost of the commissioning process. Studies indicate 8 to 20 percent savings in building operating costs over those in a non-commissioned building.

(Building Commissioning Guide, Version 2.2, GSA/DOE, dated July 30, 1998)

ACG CxA WORKSHOP WEBINAR

Why Commission?Why Commission?

Better PeopleBetter People

Aside from achieving documented cost savings and cost avoidance, commissioning enhances customer satisfaction by promoting proper training of the owner’s Operations & Maintenance staff, which increases the longevity and efficient operation of building systems.

What is Commissioning?What is Commissioning?

A process of documentation, adjustment, testing, verification, and training, performed specifically to ensure that the finished facility operates in accordance with the owner’s documented project requirements and the construction documents.

It begins in pre-design and continues through design, construction, and the life of the facility.

(BCA draft document, 2004.)

ACG CxA WORKSHOP WEBINAR

Objections To CommissioningObjections To Commissioning

““HavenHaven’’t I already paid for a quality building t I already paid for a quality building in my design and construction fees?in my design and construction fees?””

Designer’s (A/E) services typically do not include field verification that their design works as intended.

Construction Manager’s services typically do not include functional verification that the installed systems meet design intent.

ACG CxA WORKSHOP WEBINAR

Objections To CommissioningObjections To Commissioning

“Isn’t the Commissioning Authority just a ‘bigger hammer’ for the owner to use to

pound the designer and contractor?”

No. The CxA must be a team builder by using the commissioning process to the benefit of all.

No. The CxA should respect the traditional construction disciplines. The CxA has a distinct responsibility to owner for system quality and performance.

ACG CxA WORKSHOP WEBINAR

Objections To CommissioningObjections To Commissioning

“Isn’t commissioning just another layer of inspection?”

The CxA is not a layer, but a catalyst for communication that makes quality solutions possible.

The CxA is not inspector (fault finder, accuser).

The commissioning process provides verification that Owner’s Project Requirements implemented in design and construction.
