1 Executive Summary
1.1 Introduction
Rail Land Development Authority (RLDA) is a statutory Authority, under the Ministry of Railways, set-
up by an Amendment to the Railways Act, 1989, for development of vacant Railway Lands for
commercial use for the purpose of generating revenue by non-tariff measures.
Feedback Infra (P) Limited (Feedback) has been commissioned to undertake the consultancy study
for commercial utilization of a land parcel measuring ~8.99 hectares, located near Moula Ali flyover,
Hyderabad.
This report undertakes a detailed study of the Hyderabad’s micro market system along with the
recommended concept, configuration, financial analysis, valuation and transaction strategy.
1.2 Hyderabad Region – Overview
Hyderabad, the capital of newly formed Telangana state, has a population of ~6.8 mn and has grown
rapidly in the last decade. The realty market of Hyderabad, which has been in a near-stagnant phase
due to economic conditions and political uncertainty, is expected to grow gradually going forward.
The city is the largest contributor of GDP in the state with USD 82 bn in 2013.
Multiple development drivers and initiatives by the state government have made Hyderabad a prime
destination for off-shoring services. Developments like Hyderabad Metro, IT Investment Region,
Animation & Gaming Industrial Park and Electronic Hardware Manufacturing clusters of e-City and
Mesharam are contributing towards brisk growth of the city.
1.3 Site Appreciation
1.3.1 Location & Connectivity Analysis
The site is located in north-eastern part of the city on the 60 ft main road (planned for expansion up
to 100 ft as per Master Plan 2031) approaching from Tarnaka to Moula Ali Shrine. Moula Ali Railway
Station is located around 1 km away from the site. The site is ~8 km from the Secunderabad CBD (SP
road, SD road, RP road etc.) and ~15 km from the Hyderabad CBD (Somajiguda, Banjara Hills, Jubilee
Hills). The new international airport is located 38 km away from the site with travel time of ~80-90
minutes. The site is also in close proximity with the proposed Tarnaka Metro station on Blue line of
Hyderabad Metro, which is located at a distance of 5 km.
