THE LATEST data from the state government confirms first home buyers’ preferences for established homes over newly constructed ones.
Twenty-seven per cent of all purchases made with government financial assistance over the last 12 months have been for new homes.
There is no doubt the financial assistance has been welcomed by not only the first home buyers but also vendors and builders.
The state government has reported that over the last 12 months there have been 44,668 homes sold to first home buyers and that 12,229 of those have received the higher levels of assistance for new homes. Of those, 580 (or 11 per cent) have gone to buyers in regional Victoria in the last month.
Over this time the total number of loans taken out by first home buyers has increased from 21 per cent in September last year to 27 per cent this September, an improvement that is a direct result of the government financial assistance and record low interest rates.
In October the financial assistance dropped by $3,500 for an established home, and by $7,000 for a new home. The REIV expects this will be reflected in the Australian Bureau of Statistics October Housing Finance figures.
Prospective first home buyers need to be aware that the financial assistance will drop again on December 31.
At that time the total assistance available for purchasing an established home will drop from $12,500 to $9,000. For those buying in a regional area it drops from $29,500 to $22,500.

THERE are no signs that the property market is slipping away on the Surf Coast with Hayden Real Estate Torquay reporting a remarkable 62 sales in 61 days.
According to managing director of the Torquay branch, Daniel Hayden, the sales were due to three key reasons; the return of confidence in the market, a strong desire to the move to the coast, and the ease of access from the new Geelong Ring Road.
“It’s close to one of our record months, it’s one of the busiest periods we’ve seen,” he said.
“Our company has been in the Torquay market for over 40 years and has seen very few busier times before.”
The increase in demand doesn’t stop there, with the coming months set to be even busier with many holiday-makers already inquiring about buying property in the area, families relocating at the end of the year and an increase in people wanting to live
by the coast. It was also reported recently that property prices
are predicted to have an 8 per cent growth over the next year in Torquay, along with Lorne and Aireys Inlet.
“As locals have known for many years, the Torquay area is being looked at as a quality place to live with excellent infrastructure, lifestyle, strong community and great houses,” said Hayden.

OFTEN I get ask if this is the right time to buy an investment property.

If you’re all for modern and trendy European styles, perhaps a new laundry design will see your home transferred into a contemporary space that projects a northern appeal.
Indeed, in compact cities where space is at a premium, pint-sized European laundries (a fancy name for front-loading washer/dryer combos) make perfect sense. But in Australia, where the separate laundry has long been sacrosanct, they’ve failed to make significant inroads, until now that is
