Who are Sancus and what do they do? Sancus provides short to medium term bridging loans and property development finance. Borrowers include small-medium enterprises, high net worth individuals, property owners and developers. Typical loan values are £250k to £20m. We do not provide personal loans or loans on owner occupied properties. We syndicate our loans, providing an opportunity for private individuals and institutions (“Co-Funders”) to lend their funds alongside us and receive attractive, risk adjusted returns on loans that have been reviewed and approved by our experienced credit committee. The Sancus Group has offices in the UK, Ireland, Jersey, Guernsey, Gibraltar and the Isle of Man*. Our Isle of Man office is headed by Graham Sheward (ex - Barclays International Banking and NatWest Offshore) supported by Rachael Bajard and Donal Carroll (business development) and Sarah Kinrade. Clients either approach us direct or via brokers and professional services firms such as lawyers, tax specialists and estate agents. We also help local Corporate Service Provider (CSP) clients who might be asset rich and cash restrained with complex corporate structures who want to leverage assets to generate cash. Sancus has access to a range of significant permanent capital, including its own proprietary capital, institutional funding lines (The Sancus Loan Note programme and Honeycomb Investment Trust) and Sancus Co- Funders. We participate in every loan written with our own capital, alongside Co-Funders and other funding lines. The combined specialist knowledge and experience of the Group’s teams located across all jurisdictions means a full understanding of each market. This, combined with total lending experience of over 75 years across the decision making team gives further confidence in the Group’s risk appraisal process. Co-Funders may participate in both Sterling and Euro loans with access to Sancus’ proprietary online platform which provides information on their loan participation, performance, returns and aggregate group performance on loans. Co-Funders can be located anywhere in the world and the minimum Co-Funder loan participation is £100,000. Sancus has a number of repeat Isle of Man Co-Funders that participate in a range of funding opportunities in both the Island and across other Sancus jurisdictions on a regular basis. Term lengths and expected returns vary depending on the specifics of each loan, with term averaging between 6 and 24 months and typical returns in excess of 7%, all secured on assets. Each funding opportunity is reviewed and approved by the credit committee before summary term sheets are circulated to Co-Funders, with further details of the loan being circulated once the Co-Funder has expressed an interest in a specific funding opportunity.
