Our Homebuilding Process: Home Site Selection We’ll discuss the elements critical to selecting the perfect home site for you:

• First question: Have you already found or purchased a lot? • If not, we’ll discuss your lot criteria. We will ask questions such as what lot size do you prefer, do you want bay front, ocean front, bay views, ocean block, mid blocks, etc.? • Lot dynamics. Lot size dictates the house footprint and lot coverage. • Price is generally determined by lot location on the island (North to South), views and proximity to water. House Plan Selection This is when you choose your home plan and the options that you want with it, such as exterior styles, interior layout (desired rooms, number of bedrooms, bathrooms, interior openness, etc.) We will also cover:

• The home size, layout and floor plan and any special furniture considerations. We present two beautiful plans contained herin, as well as a large portfolio of additional plans offered by our local architect associate. These plans provide varying layouts, sizes, and exterior styles, and we will provide you with the opportunity to customize them to meet your specific needs. Product preferences for such items as fireplaces, door styles, appliances, flooring, cabinets, etc. will be discussed and finalized.

Price Once your design and selections are complete, we will prepare a preliminary cost estimate. The price of our two portfolio homes is a good indicator of what your plan will cost based upon differences in size and finishes.

Secure Financing (if necessary) Now it’s time to get the financing settled.

• Buyer is responsible for the construction financing to build the home. • You will select a mortgage lender and finalize required documents for the mortgage lender. • We will distribute all necessary documentation to your lender. Sign Paperwork

• It’s time to form an agreement! You and Coastal Homes by Bob Meyer will sign the Purchase Agreement.

Our Selections Process

As part of our selections process, we include a multi-week schedule which involves meeting with our talented design specialists at our Design Center. We offer hundreds of options from a variety of manufacturers and specialty vendors to suit your design aesthetic. You’ll even be able to meet with our specialty vendors at their own showrooms to go through the different options, getting our specialists’ creative advice! From hardwood flooring to elegant light fixtures to the details of your cabinets, you’ll discuss every aspect of your home right here. Our specialists will help guide you in making the right design choices to pull together the theme of your home to give it an aesthetically pleasing appeal that best fits you and your family! Our Building Process Pre-Construction Meeting Before we begin bulding your new home, you will be introduced to your construction team members. At this time, we will also review all Selection documentation, change order documents and discuss the schedule of joint client-construction meetings. Construction Begins

• The Architect prepares the design and construction documents. • Upon the completion of the construction documents, we will submit a building permit application to the township. • The pilings which serve as your foundation will be installed.

Framing

• During the framing stage, the subfloor, studs, headers and support beams are put in place, along with the support for ceiling treatments. • A framing carpenter builds the walls, joists, rafters, arches, ceiling treatments, cornices, fascias and decking. • Roof, windows and exterior doors are installed.

Mechanicals, Insulation and Drywall

• The Rough-in stage: Installation of plumbing, HVAC, ductwork and electrical wiring. • Adding the structured wiring including surround sound, home automation, computerized lighting, upon request. • We will schedule a pre-drywall walk through for you to view everything before it gets closed in with drywall. • Insulation and drywall installed. Exterior Finishes

• Exterior trim and siding installation to take place. • We will coordinate a meeting between you and our landscape trade partner to determine your landscape and hardscape needs. Interior Finishes

• Installation of all cabinets, interior doors, and trim (crown molding, MDF trim, block paneling, etc.) • Initial coat of paint will be applied. • Installation of flooring (tile, stone, wood, faux stone, carpet, etc.), transitions and decorative borders.

Fixture Installations Installation of all fixtures, including:

• Lighting fixtures • Appliances • Accessories • Plumbing fixtures • Bath hardware • Mirrors and glass doors

Pre-Closing Orientation

• Before we turn the home over to you, we perform a final home preparation, and complete the ‘to-do’ list. • You will attend a Final Home Demonstration, during which time warranty information and procedures are reviewed. You will learn more about the function of your new home, review finishes and we will answer any questions that you may have. • We will schedule and complete the closing. MOVE IN!
