    CITY OF CLAREMONT

    NOTICE OF PUBLIC HEARING

    ON ZONE CHANGES

The Planning Commission will hold a PUBLICHEARING on February 16, 2016, to consider zonechanges. The purpose of the changes is to make thezoning for several properties consistent with the CitysGeneral Plan. Pursuant to Government Code Section65860(a), the Citys Zoning Map must be consistentwith its General Plan. The Planning Commissionmeeting will be held in the Council Chamber locatedat 225 Second Street, beginning at 7:00 pm.The Citys General Plan, adopted on November 14,2006, established a new Land Use Plan that revisedthe distribution and intensity of planned land usescitywide and established new land use designations.Following adoption of the 2006 General Plan, andpursuant to General Plan Implementation Measure II-3, zone changes were initiated and approved by theCity Council in 2007 for over 700 properties to makethe zoning of the properties consistent with the LandUse Plan in the new General Plan.City staff has become aware of seven areas of theCity that were inadvertently omitted in the 2007 zon-ing action. The General Plan land use designationsand the zoning are presently inconsistent. The sub-

ject properties and the zone changes are as follows:1. A portion of the Stone Canyon open space area lo-cated east of 964 and 4460 Cardinal Cushing(APN#8673-041-033 (portion)); General Plan des-ignation - Hillside Overlay; existing zoning - Wilder-ness Park; new zoning - Specific Plan 62. The EIR analyzed the po-tential adverse environmental impacts of imple-menting the General Plan, including any zonechanges necessary to make the zoning consistentwith the new General Plan designations. Because theinitiation of zone changes to make the Citys ZoningMap consistent with the General Plan was includedas an implementation measure in the adopted GeneralPlan, no further environmental review is required ofthe zone changes at this time. (Pub. Resources Code, 21166; State CEQA Guidelines, 15162.)The public is invited to comment on the zone changesat the public hearing. At the conclusion of the publichearing, the Planning Commission will make a formalrecommendation to the City Council on the changes. The City Council is the final decision-making body onzoning matters.
