Claremont Real Estate Market Snapshot
The real estate market was strong in 2015. The average sale price increasedby three percent when compared to 2014. Real estate market economists char-acterize this as a “normal” market, with modest gains of around three percentper year. In this sense, the word “modest” should be analyzed, however, asthey are merely modest when compared to the market spike just before thecrash. At that time, home prices were rising by nearly 10 percent year overyear! With current savings/money market rates hovering around a mere onepercent, a three percent gain on a $650,000 investment isn’t chump change.The biggest gains over 2015 occurred in the second and third quarters of theyear, which has been typical in recent years, and will likely occur again in 2016barring any drastic unforeseen shifts in the market due to more macroeco-nomic events.
At the very end of 2015, the FED finally announced an increase in the FederalFunds Rate by .25 percent. This is the first time the FED has raised rates since2006, and it will likely be the first of a series of hikes that will take place through-out 2016. Keep in mind that in 2006, the FED rate was around five percentbefore it was decreased regularly until it nearly bottomed to almost 0 percent byend of 2008, where it has remained since. When you look at the history of therate, a .25 percent increase is hardly anything for prospective buyers and sellersto worry about in 2016. Hopefully, the FED will stagger the increases over alonger time period, with small rises each time. A large jump could dampen thereal estate market, though that is not expected to happen.
