    FOR a guide to how the localproperty market ended in 2011and an indication o how thingsare looking or 2012, take a drivearound Parkdale Rd, Mt Albert,and its surrounding streets.

    Parkdale is bang in the middle o arelatively undiscovered part o MtAlbert north o Asquith Ave andhemmed in between CarringtonRd and St Lukes Rd, just to thesouth o Chamberlain Park.

    A year or two ago, interest in thispart o one o Aucklands oldestsuburbs came mainly rom new-home buyers looking or valuerom big sections and solidly-builthomes with great local schools.

    But last year values took a turn.In the fnal ew months o 2011,Mt Albert developed a reshmillion-dollar belt away rom thetraditional strength o the GoldenTriangle and the northern slopeso the mountain.

    It started with Chatham Ave,where a beautiully renovated1920s villa hit $1.025m at auction,$315,000 above the latest capitalvalue. It was ollowed by a $1msale in the same street and anotherone around the corner in MargaretAve. Then, just beore Christmas,adjacent Parkdale Rd got intothe act. A nice our-bedroombungalow with a capital value o$580,000 sold or $932,000.

    The emergence o a new high-

    value part o Mt Albert was oneo the stunning results o 2011 orconsultants at Anne Duncan RealEstate and they are hopeul theripple eect will ow through toother parts o the suburb in 2012.

    Agency principal Anne Duncanis optimistic that, as Aucklandgrows, more and more people willbe drawn to the special qualities othe suburb, keeping values high.

    Being handy to the CBD andwork opportunities and havinggreat transport links is a huge thing

    in an expanding city, she says.As well as that people wantschools that will give their kidsthe best start in lie, and we haveoutstanding schools in this area.

    Ripple effect of stunning localsales may spread through 2012

    Then there is section size andthe prime areas o Mt Albert willalways be in demand because theycarry zonings which work againstinfll housing. The 600 to 700 sqmsection, giving plenty o room orthe kids to get out and play, is atthe heart o what makes Mt Albertso appealing.

    Ater a couple o sluggish years,Annes team had an impressive2011 and the early signs are ora strong 2012. But she is acutelyaware that the economic recoveryis ragile and that many people arestruggling, though local home-owners acing challenges should

    be confdent to stay with theirprime asset.

    As an example, Anne takes her

    mind back to 2010 when themarket was tough everywhere.One o her clients was oered$670,000 or her home, butAnnes advice was to wait untilthings turned as they always do.Fourteen months later, the housesold or $830,000.

    Real estate will have its ups anddowns, but history shows us thatthe overall trend is up and we seesome good signs that 2012 willmaintain that trend.

    FOR Eileen Morris, this grandamily bungalow at 1020 NewNorth Rd is a house o wonderulmemories 64 years o them tobe precise.

    She moved in here as a young-married with husband Maurice

    in the late 1940s, raised threechildren and with the tenniscourt and huge 1979sq msection became virtually a part-time mum to all the neighbourskids as well!

    FOR Stephen and KarenMatheson, 2011 was a prettygood year and 2012 is shaping

    up even better.The Westmere couple ended

    2011 on an absolute high aterselling a Mt Albert investmentproperty at a great price andthen pulling the top prize in thehugely successul Anne DuncanReal Estate Red Door promotion.

    Stephen, a teacher with NewZealand International College,and Karen, who is sel employed,were led to the promotion byconsultant Jamie Morrison, whosold their Fowler Ave property

    beore auction.The deal gave them two

    chances in the promotion andany disappointment at missingout on cameras and iPads quicklydisappeared when Stephenound himsel holding the bignumber on the night, yielding atravel package worth $5000.

    The couple are still discussinghow to spend the money, but

    high on the agenda this year areEuropean airares or a Caribbeancruise.

    For Stephen, the prize wasa major surprise because hereckons he and Karen have neverwon anything, though theydid nab a princely $23 on a Big

    Wednesday draw earlier last year!It was a brilliant result or us,

    he says, and I have to admit togoing home and enjoying a ewglasses o wine that night!

    Other big prize-winners on thenight were Jessica Gomaz andCarmen Innes (who each won

    WARNING bells are soundingin Mt Albert over a planningreport that challenges AucklandCitys steps to accommodate anextra 300,000-plus homes neededto meet population growth in thenext 40 years.

    The council called or the reportater doubts were cast on its ownstrategic document seeking tocontain most uture growth withinthe existing metropolitan limits.

    The latest report by outsideplanners dealing with a pilot

    site townhouses on the northernside o New North Rd, anked byWoodward Rd and Lloyd Ave.

    But the consultants suggest thecouncil will need to go urtherthan that. The council will discussthe plan soon and make a fnaldecision next month.

    Local eyebrows are being raisedabout concerns that zoning

    study o just 14 suburbs, includingMt Albert concludes that majorrezoning and strong political nerveswill be needed to hit the target.

    The report rom Fontein andJasmax said intensifcation on theenormous scale planned wouldrequire huge political resilience.

    The consultant planners notethat Mt Albert will be a litmus

    test or political resilience. Qualityupzoning could make Mt Albert avibrant intensifed precinct.

    The councils initial drat plan,which was developed ater widepublic consultation, provided orlow-rise apartments and small-

    changes will potentially see moreinfll housing and multi-storeyedaccommodation in the uture and
