immediate area and $315,000above the latest rating CV.
The prize or the young couplewho won the auction wasa beautiully renovated andextended 1926 bungalow with 4bedrooms and 2 bathrooms on a
622sq m section (eatured in thelast City Fringe Flyer).
Consultant Greg Whitta, whomarketed the property, said alot o interest came rom youngamilies looking to get into thearea or its excellent schools andhandiness to trains at nearbyBaldwin Ave station. Many wererom Grey Lynn, Ponsonby andKingsland and Mt Alberts good-sized section appealed.
Anne Duncan said the auction,
along with other results overthe last ew months, showedthe strength o Mt Albert and itsgrowing reputation as a suburbo huge appeal and potential. The valuation ripple eect romhigh-growth areas like Westmere,Herne Bay, Ponsonby and GreyLynn will guarantee Mt Albert andits adjacent suburbs stay strong,
THE auction room o AnneDuncan Real Estate has beenproducing some stunning resultsin recent months as buyersencouraged by cheap interestrates compete or a limitednumber o quality oerings.
A drop in the number o housesor sale since the boom o 2002-2007 has created a lively market
as buyers start returning.
Prime properties ticking all theboxes are in demand across thecity ringe and should continue todraw premium prices until morelistings come through and thesupply-and-demand dynamic isbrought more into balance. In themeantime, the auction room isseeing strong bidding and greatprices or well-presented homes.
Just one property to catch theeye last month was 6 Chatham
Ave, Mt Albert, which set a newbenchmark or the immediatearea and may fow on to otherparts o the suburb.
Until now, the northern slopeso the mountain and its GoldenTriangle (the area in the lee othe mountain, locked betweenMt Albert Rd, New North Rd andAlberton Ave) have stood out asthe suburbs premium patches.
But Chatham Ave is at the south-west edge o Chamberlain Parkand, even with its very pleasant
neighbouring streets, hasnthistorically produced the samepremium interest.
All that changed last month whennine registered bidders- drawnrom more than 200 groupsrom a three-week open homecampaign pushed the priceto $1.025m, a record or the
says Anne.
Its the way the market works when prices in in-demandsuburbs get on the high side, buyers look at the neighbouringsuburb, she says. In this case, buyers are nding great valueon decent-sized sections, withbrilliant schools, a real sense ocommunity in one o Aucklandsoldest suburbs and handy toeverything.
Anne says the northern slopes othe mountain and the GoldenTriangle will always be strong, and now that an adjacent areahas chalked up a million-dollarsale its logical to expect the ripplewill produce a uture spurt in MtAlberts premium patch.
Shes been brieed on theAuckland Councils 20-year visionand notes that suburbs alongthe rail corridor Kingsland,Morningside, Mt Albert, Avondaleand New Lynn can expect tobecome even more attractive aspeople adjust to the demands oan expanding city.

THEY say a picture paints athousand words and or oneMount Albert amily one particularimage was to become an integralpart o their lives or nearly a
decade ater they rst saw it.That image was o the renownedKauri Clis Gol Club rst seenwhile ficking through the pageso a magazine and later turnedinto reality by proud owners AnnieMenzies and Keith Bainbridge.
The couple who have two boysaged nine and 11 rst realisedtheir dream back in 2000 whenthey visited the stunning site downa private road on Summit Drivewith views to die or sweepingright across the Waitakeres as aras the eye can see.
They knew immediately that thiswas where they wanted to buildtheir dream home and raise theiryoung amily.
Keith, who teaches locally, decidedto move the original house nextdoor to the site and built themasterpiece that now sits in one othe most enviable addresses in thesuburb right at the summit oMount Albert.
The grand entrance, pillar columns, wrap around decks and the easyfow throughout certainly mirrorthe multi-awarded gol resort.
But its the attention to detail thatone notices immediately and bothAnnie, who works as a midwie, and Keith are most proud o. The
5-bedroom house breathes classand style with material sourcedrom all over the world. The tapscame rom Germany, tiles romItaly and bricks all the way romSienna helping to create thisunique New Zealand bungalowthat stands out rom the rest.
The project was a true labouro love, especially or Keith wholiterally built and designed thehouse rom scratch somethinghes done umpteen times since hemoved here rom the UK nearlyty years ago.
Although not a builder by trade69-year-old Keith wants one moreshot at building his own home.Eight years is the longest hes everspent in one house so its time tomove on to a new project. Hesgot the bit between his teeth and
is raring to go.
But more importantly he wantshis children to be part o this nextchapter and help build the newhouse rom the ground up. Itsimportant or the couple that bothsons learn practical skills and beable to put their hand to anything.
And luckily both boys are takinga keen interest with11-year-oldSebastian even drawing up hisown plans. In act even at the ageo three the youngster rememberssitting on a digger when the housewas a shell. It goes to show it waseven in his blood back then.
And in an age where Playstationsand iPods rule, theres ewchildren who will get such a greatopportunity at such a young age.Its certainly one to tell the grandchildren or generations to come.
