This report has been prepared without prejudice to the accuracy of the inventory & check in at signed date. The inspection of this property has been carried out with care and attention. It is an inspection and not an exhaustive examination of every item in the property and may not always discover items covered up, apparently unbroken or damaged, or placed in such a way as to avoid discovery, or inadequately described in the Inventory. Items moved will not be re located, nor unwashed items examined nor any item that is deemed a Health & Safety risk. During the course of any work being carried out based on the comments, further problems may be discovered. Stains and marks on carpets and soft furnishings noted on the Report may be deemed by the cleaners to require professional attention. The service accepts no liability for further works found neither necessary nor uncovered due to the further cleaning or works that may be required. If a current copy of a professional inventory is not provided for check-in/out purposes, then we reserve the right, without prejudice, to charge an administrative fee for further cross checking should that be required or re-inspection of the property. We are unable to comment on unlisted or non itemised information or incomplete listings. The clerk can only comment on initial points that seem obvious, not the quality of, amount of, location of, or all fixtures in the property. The clerk cannot take into account changes during the tenancy unless advised in writing by the agent/managing agent. Documentation produced at a later stage will not be taken into account. The report is final. It is acknowledged that the terms of the Tenancy Agreement may overrule the following recommendations made.
