CEO Glen Sowry shares his reflections on his first year
As I celebrate my first anniversary as CEO of Metlifecare, I have been taking a look back on the past year. It’s hard to believe it’s been 12 months since I started on my Metlifecare journey – visiting all our villages over a two week period. At the time, I was impressed and energised by the welcome I received and the genuine respect everyone had for our residents. What also struck me was the pride in the uniqueness of each village, which continues to be a key dierentiator in the market – our villages truly reflect the communities they are part of and we know this is one of the key attractions for new residents.
What a year it’s been. We completed The Orchards, opening our first care home in a decade; had record participation and a record result in the annual sta engagement survey; launched our core strategic priorities for the next few years; made a huge impact in the market with our refreshed brand; engaged guest chef Simon Gault to help us significantly enhance our food and dining oering and maintained a strong and sustainable commercial performance.
It really feels like momentum is building in our business on the back of our sustained focus on our three core strategic goals of Customer Experience, Commercial Intensity and Accelerated Growth.
All of this success has been due in
large part to the passion and dedication of 1,000 Metlifecare sta across our 24 villages who put the best interests of our residents first. With a strong financial foundation and a highly engaged team across our company, we are well positioned to dierentiate ourselves from our competition.
Looking ahead
As I reflect on my first year, I’m very happy with our progress, but I’m more excited about what’s still to come. We’re having an impact in the market and I believe Metlifecare can continue to evolve into an increasingly innovative and dynamic organisation.
Evidence of this is our partnership with Simon Gault to drive our focus on enhancing the food and dining experience in our villages and the development of Customer Service Standards will serve as a guide for how we redefine and shape our focus on further lifting the customer experience.
I’m very much looking forward to fulfilling even more potential at Metlifecare. Our ultimate success will be determined by the quality of the ex-perience we create for our residents – current and future.
And that’s exactly how it should be.

Simon is on board as guest chef to enrich the food and dining experience in our villages. Working alongside our own qualified chefs and kitchen teams across our villages, he will introduce his unique take on popular classic dishes incorporating fresh ingredients and seasonal produce to create signature dishes bearing his name.
Several hundred residents got a taste of what’s to come when Simon brought his unique culinary flair to front cooking demonstrations at several villages in March and April.
... with a little help from our friend Simon Gault. Our partnership with one of the leading lights in New Zealand’s culinary scene, chef Simon Gault is shaping up to be very popular with our residents, their families and friends, and our staff.
We’re getting serious about food...

Two Metlifecare villages are the first retirement villages in New Zealand to achieve a 6 Homestar Built rating – a rating that certifies the health, eciency and sustainability of homes which is awarded by the New Zealand Green Building Council.
The company was recognised at the annual Green Property Summit in Auckland on 28 March for its Glenfield village, The Orchards, which was completed in September 2016.
Metlifecare’s newest village, Greenwich Gardens in Unsworth Heights, has also achieved the 6 Homestar Built rating for its completed villas, and the 6 Homestar Design rating for its apartments currently under construction. Once completed, the apartments will be eligible for the Built rating.
The ratings are an important acknowledgement of the focus Metlifecare is putting into understanding and meeting the needs of existing and future customers, along with future- proofing villages by building more environmentally focused buildings says General Manager Property and Development Charlie Anderson.
Metlifecare residents are also benefiting from the construction of features that significantly improve energy eciencies, including solar water heating, rainwater tank systems, thermal insulation and energy ecient heat pumps. Factoring in energy eciencies when developing new villages means there is a heavily insulated thermal envelope in each home resulting in a healthier environment and lower energy costs for residents.

Metlifecare’s new look makes an impact
Most villages are using their new logos after a comprehensive campaign to ask residents and sta what makes their village unique. You’ll start to see your village logo in advertising, on your stationery and village vans and other vehicles.
The next stage of rebranding includes re-designing reception signage and updating village entrances. The entrance to each village is an opportunity to make a statement about each village’s unique personality, while oering a Metlifecare welcome to everyone who comes through it. While creating consistency across villages in terms of design, we’ll work with each village to ensure entrance signage fits well within the landscape and aligns with the story of the village.
Our new branding has only been in the market for a few months, and
is already turning heads. Since November 2016, Metlifecare’s new
imagery and advertising has been seen in newspapers, on brochures,
on billboards and bus backs.

Metlifecare’saccelerated growth
programme on trackMetlifecare’s accelerated development programme in high-growth, strong-
yield locations is driven by a clear land acquisition strategy and optimised
supply chain management and construction delivery.
In the last year, momentum in our development portfolio has amplified and we are on track to deliver 229 units in the current financial year. Despite detailed investigations conducted on a number of potential sites, Metlifecare has not purchased any land so far in the current financial year, preferring to ensure any acquisition meets our investment criteria which includes demographics, median market pricing and growth rates. However, the company remains focused on a land acquisition this calendar year. Work continues towards achieving a resource consent for the development at Red Beach.
Looking ahead, Metlifecare is on track to deliver over 200 units and care beds in the 2018 financial year.

Stage six in our newest village, Greenwich Gardens in Auck-land’s Unsworth Heights, is well underway, with 38 independent living units under construction, due for completion in mid-2018. Sixteen care apartments are due to be completed in June 2017. Greenwich Gardens’ new care home, oering a full continuum of care, is due to be completed in June 2017 in with 48 care beds. The care home’s design is boutique-style with a smaller number of rooms and more home-like, intimate environment to ensure a quality experience. Residents will live in pods of 12, with shared dining room, kitchen and lounge.
In Mount Maunganui, construction is progressing on Somervale’s new care home. The 69 care bed home and 16 serviced apartments will provide care in a state-of-the-art environment that eschews the traditional institutional model of care home. Somervale’s care home, scheduled for com-pletion in October 2017, has been designed as an integrated homestead model, where each resident pod of around 12-16 residents has a shared
kitchen, dining room and lounge to create a home-like environment. The homestead model is designed to encourage greater interaction between residents and provide a more homely, private and dignified environment to share time with family. The finishing touches to residents’ meals will be done in the pod kitchens and residents in pods dine together, creating a more intimate and home-like experience.

Oakridge Villas in Kerikeri will have six new villas in June 2017, with another 13 scheduled for completion soon after Christmas. The remaining 16 villas will be finished by June 2018.
The development of the new Manukau apartment building at Pinesong is progressing well since demolition started in January. The new building is scheduled for completion in mid-2018.

Dear Julie,
The committee has asked me to express to you and

The event was well organised and the various activities
was well run and interesting, we particularly liked the
face painting, the Clown, paper making session and of

So once again, please thank your staff and the
residents who assisted, on putting on a marvellous

I just wanted to thank you for all of your help and assistance with this.
My grandmother moved in yesterday and while I have not had a chance to visit yet, I will be doing so this weekend. I have already heard though that the welcome she received was fantastic and the staff extremely welcoming. At such a stressful time, it really is heartwarming to know that she has made the right move and will be very well looked after by the team there. Thank you again for all of your efforts on this and to all those involved. It has been very much appreciated.
A letter of thanks from a new resident’s family member to Ruth Scandrett, Greenwich Gardens’ Village Manager.
