• Visitors to Lake Toxaway will see the beauty and serenity that first drew visionary E.H. Jennings to this area. His belief in the viability in this region as a resort destination led to the forming of Lake Toxaway – the first man-made Appalachian lake. About Us
Chestnut Café has been located in Toxaway Falls Village on Toxaway Falls, the only visible waterfall viewable roadside
within the Western NC region. Our parking lot is a known stop for viewing giving us quite a tourist draw year round, and our
open air dining experience offers views not viewable from the road.. This is also our entertainment venue, offering live
music from various regional/national artists on Friday and Saturday evenings. We serve:
• Lunch 11:00 a.m. – 4:00 p.m. M-F
• Dinner 5:30 p.m. -9:30 p.m. F-Sat
• Brunch 9:00 a.m. – 4:00 p.m. Sun
We serve high-quality chef-inspired fare,
Including gourmet hamburgers and salads,
BBQ, pork chops, Rib-eyes, homemade soups,
and desserts.
We officially opened July 4th, 2013, but closed for
additional remodeling in January-May 1, 2014.
We re-opened May 1st and saw revenue growth of over
100% as compared to last year’s same months.

The Principals of both the Brown Trout Mountain Grille & chestnut Café believe that sustainability, viability, sustainable growth and profitability are greater than in years past given the following:
1. Marketing: Until this year, neither restaurant utilized any marketing tools, nor had a marketing budget driving both local, surrounding regional and tourist traffic to the restaurants. Investments in time and money have been made since the beginning of the year in the following:
Internal email customer cards provided to each customer with check which offers a free birthday dinner, anniversary dessert, newsletters and a monthly chance to win a free dinner for two in a drawing held the 1st of the month. All in exchange for providing your opt-in email, family names and dates and contact information.
• We have a more than 90% unique visitor response rate, which in 6 months has allowed us to grow a database from ZERO to 891 opted-in subscribers that we market to weekly!

3. Loyal Affluent Customer Base: What we know as a result of the close personal relationships we’ve developed over the years with our customers, is what we have seen validated by our marketing analysis and surveys, which is simply this… we have a very loyal customer base.
Judging by survey respondents, we recognize that a majority of our customers have been for 10+ years!
Our surveys also indicate that the ambience and upscale, yet casual environment, food quality and consistency, and friendly service rate as Top 3 reasons for coming back.
89% say they have recommended or brought other patrons to our restaurants!
By a large majority, our customers are highly affluent and successful, and include actors, comedians, musicians, artists, executives, CEO’s and long-time bluebloods with rich family history here. Many, if not most, owning multi-million dollars houses, vacation homes, within the surrounding country clubs and golf course communities from Lake Tox to Highlands-Cashiers.
2. Market Share: The Brown Trout Mountain Grille believes it has obtained and will continue to retain the largest revenue and customer capture in the area for many reasons:
Lack of competition in class, food quality, consistency, and value. Many of our customers tell us that they bought homes on the Lake because we were here, and recommend many others to us consistently.
The Brown Trout has been in the area and sustained 14 years of continual success, unlike any other restaurant within a 15 mile swath, and has developed a great reputation for its brand.
The addition of the Chestnut Café & Grille, which offers similar quality but different fare, provides cross-over branding and marketing opportunities to the locals, the loyal’s, and the tourists who are attracted to its location on the only visible roadside waterfall in the area. It also brings families, which given the upscale dinner service only Brown Trout, expands our customer base laterally.
Both the Brown Trout, but especially the Chestnut, have become known for the area’s only weekend entertainment with live music, and events.
Monthly Holiday events, special event catering such as annual company parties, weddings, showers, family reunions and other large occasions bring in additional thousands of dollars monthly.
The Chestnut Café can house nearly 200 people. The Brown Trout 78. Individually they represent alone the two biggest publically accessible restaurants from Brevard to Cashiers.

BRIEF: The Trout is a North Carolina C-Corporation formed in May, 2000 with Cliff Singleton being its sole
stockholder, and has two principal officers, Cliff Singleton and Lisa Terry. .
SALE PRICE & TERMS: $375,000 Cash, with a $25,000 discount for Cash Terms, i.e., $350,000 cash firm at
Time of Closing. Otherwise, negotiable as to terms.
The asking price is in consideration for ‘good-will’ and is significantly undervalued if a Times Multiple Ratio
were to be used as a valuation model. The asking price includes the fixtures, equipment, furnishings and
certain other assets, including its client’s marketing database, except for personal effects and certain computers.
There is a $15,000 POS system that was installed earlier this year, along with a $3,500 server, which is on a
lease-purchase and can be taken over.
The Trout does not own the building it operates from, and has been on a long-term 14 year lease with
Holbrook-Nichols, whose offices reside above the ground floor Trout restaurant, and which is currently on a
month-to-month lease. As such, there is no equity value in the building or land. Monthly lease is $1,750.00 per
month.

are its two Principal Members. Cliff Singleton is its Founder & Proprietor.
SALE PRICE & TERMS: $695,000 Cash or Cash and Take-Over Owner Finance Mortgage (Will Carry
Paper). A $50,000 discount for Non-Negotiated Cash Terms, i.e., $645,000 cash at Time of Closing.
Otherwise, negotiable as to terms
If Mortgage Note Carry is elected, terms will be negotiated with Owner-Financers on Balance of approximately
