Key Aspects - The British Council acquired a new lease of the 6th floor at Bridgewater House circa 22,000 sq ft on a five year term. - The main challenge was to consolidate the occupancy of 66,000 sq ft over three levels into 1 floor of 22,000 sq ft. - ‘Change Management’ – CBRE’s team managed the clients internal work streams throughout the project. - CBRE Building Consultancy team were appointed as Employer’s Agent to administer the Construction Contract and provide dilapidations and technical advice throughout.
Project Brief The British Council have a national mandate to modernise their working environment, maximising the use of all occupied office space throughout the UK. This has been achieved in Manchester by adopting agile working, investing in technology, and promoting a smarter way of working, that promotes efficiency across the work force. Challenge Help the client downsize their Manchester operations without losing the flexibility, comfort or modern feel of the space

specification HQ fit-out on a tight budget. We had to value engineer the Scheme from the start and focus on the areas within the fit-out
that were important, such as air conditioning, good task chairs, quirky comfortable breakout space and high-end client facing facilities. This was achieved
through detailed design and cost management throughout the project.

Challenge To relocate a team of 65 staff from Ashton-under-Lyne to Salford Quays and create an open plan office environment, suitable for designing, testing and the development of interactive games and slot machines.
The specific requirements included the refurbishment of the existing CAT A space to meet the client’s needs and design and build colourful new working environment. We added value by negotiating a financial contribution from the landlord and undertook a two stage tender process using a Design and Build Contract.
We worked with the Client to set up preliminary budgets, worked within these budgets and timescales to deliver the project five weeks ahead of schedule.
Key Aspects - Cross-border communication between UK and US businesses and service lines. - Servicing multiple client contact needs at local and international level. - Total CAT A and B cost under £55/ft². - Created a product ‘test-lab’ capable of housing bespoke casino equipment in an office environment. - Assisted Industrial Agency to dispose of the existing site for £1.37 million.

Project Brief To refresh and reconfigure the existing reception at Phase V, Chester Business Park, maintaining a minimalist feel and to discourage congregation of staff in the reception area as was previously taking place. BAML wanted to rebrand the building as a result of a merger with MBNA and the entrance was seen as a key statement about the rebranding.
Challenges -24 hours 6 days a week use by staff - only Sunday when the building was not occupied -Reception could not be closed, so an alternative access strategy had to be developed to enable 1000 staff to utilise the building -Integration of BAML preferred contractor’s into the project via independent appointments, rather than through the main contractor -Tight programme -VIP visit during the construction period, -Floor screed was found to be hollow and cracked, which necessitated the removal of the screed and re-screeding in a short timescale to maintain project momentum
Key Aspects of the project -Disruption of staff kept to minimum throughout the project -Client pleased with end product -VIP visit undertaken and positive feedback obtained -Security maintained throughout -Project delivered within the approved budget -Positive feedback received from staff -Staff no longer congregate in the reception due to design

Countries involved UK Project Brief Due to a restructuring of the business and a move away from in-house manufacturing, Turtle Wax wanted to relocate their Skelmersdale Headquaters to Alaska House, Liverpool to create a statement about the direction of the new business. Challenges faced -Programme – the lease on Turtle Wax’s previous property was due to expire at the beginning of October 2014 and therefore, the works had to be completed in advance of that deadline. -Budget – Turtle Wax had a strict budget within which to complete the works. The outline design proposals needed to be value engineered to ensure that the project fitted within the approved budget. Key Aspects -Project delivered on time -Project delivered under the approved budget -Turtle Wax staff and director’s delighted with new space -Smooth handover and coordination with client IT installation
