Metropolitan Atlanta is the ninth largest metropolitan area in the country, with approximately 5.5 million people. The popu-
lation of the Atlanta region spreads across a metropolitan area of 8,376 square miles – a land area larger than that of Massa-
chusetts. The Atlanta Metro Area is the second fastest growing area in the United States.
Metro Atlanta encompasses hundreds of smaller cities, unincorporated areas and distinct neighborhoods. Each has a differ-
ent feel, a different lifestyle. Living in “Atlanta” can mean something different to everyone. Finding the area that suits you
can be a daunting task on your own. If you’re new to Atlanta or planning to move here, you need the local knowledge that
can only come from decades of living, working and raising families in the Atlanta Area.

Alpharetta: In 2009, Forbes Magazine ranked Alpharetta as the number one “reloville” in the United States and it
is considered one of the most affluent communities in Georgia. Located North of Atlanta in North Fulton County,
Alpharetta is known for its many horse farms as well as a new hub for many high-tech companies such as AT&T,
IBM, and Verizon. New home communities typically start from the $300’s to $1 Million plus. Farms and Estates
can range in the multimillions.
Ansley Park: Filled with older homes and period-style newer construction, Ansley Park offers some of Atlanta's
most prestigious and historical real estate in the city. Located just north of downtown between Peachtree Street
and Piedmont Road, developer Edwin Ansley began construction in 1904 as Atlanta’s first automobile-oriented
community. Prices range from $500,000 to over $2 Million.
Buckhead: Robb Report magazine has consistently ranked Buckhead one of the nation's "10 Top Affluent Commu-
nities" for "the most beautiful mansions, best shopping, and finest restaurants in the Southeastern United States".
Whether it’s a high-rise condo, a revitalized bungalow or a sprawling 10 bedroom estate, you’ll find it here. Buck-
head is the shopping and financial mecca of Atlanta and is home to three of the top private schools in the coun-
try. Condos range from the $200s to several million. Smaller, renovated homes range from the $400s to the
$900s. Larger estate homes start well over $1 million and can run as high as $25 million.
Brookhaven: Brookhaven is an unincorporated city located on the western edge of DeKalb County adjoining Sandy
Springs and along the northern edge of Buckhead. While Brookhaven is bisected by Peachtree Road, the historic
part of the community is located north of the road, and stretches to Windsor Parkway on the north, Peachtree-
Dunwoody Road on the west, and Mabry Road on the east. Brookhaven is home to two golf courses: the Capital
City Club listed on the National Register of Places and Peachtree Golf Club. Homes in Brookhaven proper or
“Capital City” as recognized by most Atlanta natives start in the $500,000’s for older ranch style homes with prices
escalating into the Millions. Brookhaven’s neighboring communities such as Ashford Park and along Dresden Drive
offer a variety of housing options and prices.
Brookwood Hills: Located between Buckhead and Midtown, Brookwood Hills was developed by Benjamin Burdett
in the early 1920’s as one of Atlanta's earliest suburban and completely enclaved neighborhood developments in
the city. With its variety of architectural styles by Atlanta’s most prominently noted architects, Brookwood Hills
has maintained its integrity as a neighborhood and remains in high demand. Single family homes can range in price
from $500,000 to $2.5 Million.
College Park: Named one of Atlanta Magazine's "Best Places To Call Home" in April 2003, the City of College Park
has become one of the most exciting communities in the greater metropolitan Atlanta area in which to live. Here
one will find a variety of architectural styles, both old and new with prices ranging from the low $100’s to $500’s
depending on size and location. A well-established community with an individuality all its own, College Park is near
Hartsfield-Jackson Atlanta International Airport the Georgia International Convention Center and is headquarters
to Chick-fil-A. Its close proximity to Atlanta provides residents and visitors alike with easy access to colleges and
universities, shopping and other places of interest. The city also boasts being home to the largest independent
school in the continental United States, Woodward Academy, located in Historical College Park.
Decatur: Located in DeKalb County, Decatur is a trendy mix of primarily single family homes and quaint condo
communities. In Decatur, the single family home median price is around $378,000 with condos averaging around
$265,000. Decatur is a small district with easy transit to downtown Atlanta. Over the past twenty years, Decatur
has gained a local and national reputation as a progressive city with a high level of citizen involvement that retains
a small town feel despite its proximity to Atlanta. Decatur's official motto is "A city of homes, schools and places of
worship."

Druid Hills: Druid Hills is an Intown Atlanta Real Estate oasis. Its park-like setting, wooded lots, and graceful curv-
ing roads are in sharp contrast to the urban sprawl found in the suburbs. Recognized as an historic district by the
NPS, this neighborhood is one of the finest examples of urban planning in the Southeast. Homes can range any-
where from the high $200’s to well over $2 Million.
Duluth: Duluth is a city located in Gwinnett County, north of Atlanta which ranks 26th
in the nation in America’s
Best Places to move according to Forbes Magazine. Duluth is a popular city and serves as home to many affluent
neighborhoods, namely Sugarloaf County Club, Sweet Bottom Plantation and St. Marlo Country Club. Duluth has a
variety of affordable housing ranging from older ranch-style homes in the $150’s to newer homes starting in the
$250’s. Homes in gated communities to Golf and Country Club living can range from $400 - $1 Million plus.
Dunwoody: The close-in suburb of Dunwoody offers two top-ranked elementary schools, several swim communi-
ties, and excellent shopping and dining. Bordering Dunwoody is the thriving top end Perimeter business district.
Easy access to highways and MARTA rail make Dunwoody one of the easiest commuter communities in Atlanta.
Older homes typically range from the mid $300s to the $600s. Newer, larger homes typically sell from the $700s to
just over $1 Million.
East Cobb: East Cobb is most significantly known for its beautiful homes, parks and excellent public schools. Real
Estate in the East Cobb area can range from the average single family home price over $300,000 to estates exceed-
ing $1 Million. East Cobb's popularity is mainly due to top-rated schools and the close proximity to Sandy Springs,
Buckhead and its easy commute to Downtown Atlanta. It’s often referred to as “Atlanta’s most desired Bedroom
Community.” The U.S. Census Bureau ranks Cobb County as the most-educated in the state of Georgia and 12th
among all counties in the United States. It is consistently ranked among top 50 wealthiest counties in the United
States.
Inman Park: Founded in 1889 by Joel Hurt, Inman Park is located two miles east of downtown Atlanta. Historic
Inman Park is Atlanta’s first planned community and one of the nation’s first garden suburbs. It is listed on the Na-
tional Register of Historic Places. Inman Park offers a diverse community with single family housing, condo commu-
nities and newer townhome developments. Much like its neighbor, Candler Park, originally known as the city of
Edgewood, established 1890, its citizens voted in 1908 to become part of Atlanta. Inman Park homes may range in
price from mid $200’s for smaller Bungalows to over $1 million for newer or renovated large single family
homes. Condos and Townhomes start in mid $100’s to mid $300’s.
Lawrenceville: As the second oldest city in Metro Atlanta, Lawrenceville covers six zip codes and part of the 3 tele-
phone area codes used throughout metro Atlanta. Very affordable and popular with first time homebuyers, 3 Bed-
room ranch style homes can start in the low $100’s. Two Story family homes range from the $200’s -$300’s.
Mableton: With easy access to both the airport and Downtown and inexpensive land, Mableton is becoming very
popular with both builders and homebuyers. In the past ten years more affordable new homes have been built in
Mableton than any other close-in suburb. Family-size homes start in the $200s and larger estate homes sell for un-
der a Million.
Marietta: An affordable, easy living city, Marietta lies north and east of Smyrna and south of Kennesaw Mountain.
Loaded with charm, Marietta Square hosts many restaurants, shops and an old-fashioned theater. Concerts and
parades pack the summer months. Small, older homes start in the $100s while large, renovated older homes and
new construction can top $5 Million. Mid-size family homes typically range from the $300s to the $700s.

Midtown Atlanta: Located immediately to the north of downtown Atlanta, and next to trendy Virginia Highlands,
Midtown is just south of the heart of Atlanta's nightlife in Buckhead. Midtown Atlanta features some of the oldest
and most desirable neighborhoods that this booming metropolis has to offer. Midtown is built from an eclectic and
diverse collection of businesses and residents blending together to create a fun, artistic and exciting community.
Housing options are plentiful in Midtown ranging from single family to condo/duplex communities and newer
townhome developments. There is a price point for every budget!
Norcross: Another city in Gwinnett County, Norcross is Gwinnett’s second oldest city with its own Historic District.
The Historic District gives its residents a small town feel. Homes in the Norcross area can range from a small bun-
galow in the $300’s to renovated historic homes close to $1 Million.
Roswell: Located primarily in North Fulton County, Roswell offers several outstanding public schools, including two
of the top-rated high schools in the state. Abundant parks and recreation areas along the Chattahoochee River of-
fer ample opportunities for recreation. Old Town Roswell will charm you with its quaint shops and restaurants.
Older ranch-style homes sell from the $150s to mid $200s. Mid-size family homes range from the $250s to $600s.
Larger homes and river front properties can sell for over $1 Million.
Sandy Springs: Noted as one of the wealthiest communities in the Country, Sandy Springs is a tale of two cities.
Inside the Perimeter, Sandy Springs offers some of the most expensive real estate in the Atlanta area, with the ma-
jority of homes ranging from the $700s to the several millions. Outside the Perimeter you’ll find more modest fam-
ily-style homes from the $300s to $700s, older townhomes and less expensive apartments.
Smyrna: Located just northwest of Atlanta, the City of Smyrna is the fourth largest city in the metro Atlanta area
and the second fastest growing city in Cobb County. Just 15 minutes from downtown and 30 minutes from the air-
port, Smyrna’s a popular but still affordable place to call home. 3 bedroom/2.5 bath ranch or cottage-style homes
typically sell from the low $100s to the mid $300s. Larger, newer homes typically sell from the mid $300s to over
$1 million.
Sugar Hill: Located in North Gwinnett County, Sugar Hill has become one of the premier communities in the
county and a stone’s throw from Suwanee. Minutes from Lake Lanier, Sugar Hill has much to offer in the way of
affordable housing, with entry-level homes starting in the $100’s up to gated communities in the $400-500’s.
Suwanee: Located 30 miles north of Atlanta, Suwanee was recognized in Money Magazine as one of the best small
cities in which to live in 2007. Best known for its parks, community events, and mixed use developments, Suwanee
has created a work, live, play community to bring to its residents an outstanding quality of life. Whether you’re
looking for a swim and tennis community, a townhome or condo in walking distance to your favorite coffee shop
and park, or a large sprawling estate, Suwanee is a community you can call home. Single family homes can range
from the $200’s – multimillion dollar range. Condos and Townhomes range from the $150’s-$300’s.
Vinings: Just across the Chattahoochee River from Buckhead, Vinings offers an Atlanta address with much lower
Cobb County taxes. Three of the Nation’s top private schools are within five miles. At just 3.3 square miles, Vinings
is one of Atlanta’s most affluent areas with an average household income of $105,000. Older ranch-style homes
typically range from the $400s to $600s. Newer, larger homes sell for $1 - $4 million.
Virginia-Highland: The trendy Virginia Highland neighborhood was founded in the early 20th century as a streetcar
suburb. It is named after the intersection of Virginia Avenue and North Highland Avenue, the heart of a busy com-
mercial district at the center of the neighborhood. The neighborhood is famous for its bungalows and other historic
houses from the 1910s-1930s, as well as for its eclectic mix of restaurants, bars, and shops. Price ranges for single
family homes generally start in the high $300’s for charming bungalows to just over $1 Million for renovated or
newer homes. In neighboring Morningside, price points are slightly higher for single family homes and less selec-
tion of condos or small bungalows.
