LOCATION & AMENITIES Castle Island is set at the mouth of the Quoile River to the south of Strangford Lough. The island enjoys aspectacular setting with southerly views over the Quoile River and beyond to the Mourne mountains, andan excellent outlook over Strangford Lough to the north.

The island is home to Quoile Yacht Club, which offers some of the finest facilities in Strangford Lough, andis bound by the Quoile Pondage Nature Reserve and Bird Hide.

Though nestled in private surroundings, the island conveniently lies a short distance from several townsincluding Downpatrick (4 miles) and Strangford (6 miles). There is a regular car/passenger ferry crossingfrom Strangford Lough to Portaferry, connecting to the Ards Peninsula. There are plenty of local interestpoints nearby, including Castle Ward Forest Park (5.5 miles) and Delamont Country Park (6.5 miles).Castle Ward Estate is a sprawling 820-acre walled demesne, which has been made famous for being usedas a film location for ‘’Game of Thrones’’, including the iconic Winterfell – home of the House Stark.

Belfast (24 miles) is connected to Downpatrick by the A7 primary road. The city provides a full range ofservices, education and cultural activities. It includes world-class tourist attractions (such as theshipyards where Titanic was constructed and which now form part of the Titanic Experience). Belfast’s richand cultural heritage is reflected in its vibrant theatres and thriving arts scene.

Belfast City Airport is 26 miles distant and offers flights to destinations throughout Europe and the rest ofthe UK, while Belfast International Airport is about 46 miles distant.

The area has plenty to offer by way of sporting opportunities. St Patrick’s Golf Club in Downpatrick (3.5miles) is a classic and challenging parkland course, the championship course at Royal County Down is only16 miles away and is recognised as one of the world’s finest links courses.

HISTORYThe River Quoile was created when Edward Southwell (1705-1755), landlord of Downpatrick, built a tidalbarrier at the Quoile and began draining the land to create over 500 acres from the western edge ofStrangford Lough. The name comes from the narrowest point of the estuary at Finnebrogue, where a fordand ferry existed before the construction of the bridge.

The Quoile Yacht Club, located on the island, was founded in Downpatrick at the Quoile Quayon the then tidal Quoile River in 1953. When, in 1957, the Ministry of Agriculture built a barrierat Castle Island to alleviate the regular flooding to which Downpatrick was subjected to intimes of high tide or heavy rainfall, they agreed to relocate the Yacht Club to the seaward ofthe barrier. The site was excavated and levelled, and a slipway provided. Thus, the club wasreborn on its present site, with sheltered deep water moorings. After over 60 years ofinvestment and improvements, the Quoile can offer some of the best facilities in Strangfordwith superb sheltered.

QUOILE PONDAGE NATURE RESERVEThe Quoile Pondage Nature Reserve offers an excellent opportunity for bird watching from thebird hide overlooking the brackish pondage which was created from the formerly knownMarine Estuary in 1957. The creation of the tidal barrage provided a place for flood waters togather until the tide turned and subsequently the unique location of Castle Island naturallydeveloped.

The riverside is covered in an array of different colours from the wild roses, willow herbs andpurple loosestrife and yellowcress. The area also benefits from an abundance of wildfowlincluding mute swans, mallard tufted duck and the rarely seen gadwall. In the spring andautumn migrating birds such as the black tailed godwit and whooper swans and greylaggeese are frequent visitors.

DESCRIPTIONCastle Island is a private residential island extending to about 116 acres with about 1.8 milesof coastline. The house on Castle Island is a modern, detached property with a fine situationwhich is strategically positioned to take full advantage of the stunning views across the QuoileRiver and Mourne Mountains beyond. A key feature of the island is the direct road access tothe mainland via Castle Island Road and onto Strangford Road which connects Strangford withDownpatrick.

The extensive block of farmland lies within a perimeter fence and is well-suited for thegrazing of livestock and production of silage/hay.

There is an abundance of amenity on the island including wildlife, and sporting opportunities.

HOUSE The house occupies an elevated site on the southwest of the Island with a magnificent south-facing position overlooking the Quoile River. It is accessed directly off Castle Island Road witha private tarmacadam driveway leading up to a parking area to the side of the house.

A comprehensive programme of renovation has been carried out by the present owners andthe accommodation extends to about 2,981 square feet (about 277 square metres) in total. It islaid out over a single storey with contemporary living in mind. The principal reception roomsand bedroom accommodation are well-positioned to benefit from the magnificent viewstowards the Mournes. A sunroom provides access to the terrace which benefits from sunlightthroughout the day. The master bedroom suite has dual-aspect feature windows looking outover the Quoile River and Mourne Mountains.

Features of the house include double glazing, a decorative fireplace in the drawing room, anda wood-burning stove with brick surround in the sitting room. The house benefits from anintegral garage.

GARDENS & GROUNDS The enclosed garden and grounds at the house extend to about 2.4 acres and slope from thehouse down to Castle Island Road. They include manicured lawns and mature trees whichprovide shelter and amenity. There is a small gravel area next to the house with trees andshrubs.

LAND The land extends to about 47 hectares / 116 acres and lies within a perimeter fence. Beingundulating in topography, it is ideally suited for livestock grazing and silage/hay. There is roadaccess to three sides of the island, with Castle Island Road passing along the south and west,while a private, hardcore farm track passes along the eastern side.

The land comprises about 100 acres of pasture, and about 16 acres of miscellaneous land. Itis laid out in a number of enclosures divided by stock-proof fencings, with hedging and maturetrees providing shelter.

A former farmyard is located on the south of the island. Adjacent to the public road there iswater via a mains supply and outdoor livestock handling facilities.

A pond is situated in the centre of the island.
