    Permanent Finance: Regardless if you are the occasional CRE investor or large scale

    portfolio management organization, our firm comprises a team of seasoned

    Multi-Family, Office, Retail, Mixed-Use, Industrial, Hotel, single purpose property

    track record for repositioning debt, acquisition or value-add propositions.

    Construction: We offer a skilled and experienced team which has a solid

    understanding of RE development, architecture, and construction management. From

    strategic planning to fundamental construction budgeting and requisition process, we

    take a comprehensive approach to analyzing and underwriting pro-forma construction

    scenarios to execute successful and time constrained construction initiatives. We

    understand that access to capital is paramount to achieving and completing

    development goals which must comply with often compressed schedules, and having

    the experience and skill to effectively navigate the nuances and intricacies of a construction funding process is critical to successful development.

    Acquisition and Bridge: With the exception of cash flowing assets purchased on a

    Cap Rate basis, the acquisition of Real Estate must be rooted in the fundamentals of assessing the RISK to potential upside value. Our firm, which utilizes a

    comprehensive analysis for the determination and viability of an acquisition, will

    provide a thorough and well vetted strategy. Regardless if we facilitate transactions through conventional institutions or private equity, were entering a favorable treasury index environment, compressed cap rates, and the reemergence of the CMBS

    market for delivering effective capital for leveraging propositions. Mezzanine and Private Equity: Interim Finance or higher leverage solutions require a

    distinct skill set for underwriting and facilitation. Often opportunity and the ability to

    act on such opportune scenarios rely on the ability to leverage alternative or preferred

    capital resources as part of the Capital Stack. Rate of capitalization and IRR being

    Our Team

    Kevin A Jones is one of the partners responsible for

    developing and implementing the overall strategic

    initiatives for the company. Mr. Jones is responsible for

    managing the day-to-day operations of the group as well

    as strategic planning and new business development. He

    oversees the operation of the various departments, and

    plays a particularly active role in all debt and equity

    activities. Throughout his tenure he has managed and

    closed in excess $100 million of corporate &

    commercial real estate loans. He regularly meets with

    the investor and developers to access their lending needs

    for our partners balance sheets, as well as to assess the

    industry issues that they are facing while operating their

    projects. Similarly, Kevin regularly meets with key

    employees and local operating partners to discuss the

    latest market conditions in each of the relevant

    submarkets as well as any significant financial decisions

    related to investors in general. Kevin is known to be one

    of the more hands on financiers in the business. Mr.

    Jones began his career, at the age of 21, fresh out of

    college as a Project Manager for a Privately Held

    Construction company. Where he was responsible for

    selection methods, payment contracts, Design, pre-

    construction, procurement, construction and post

    construction. Prior to Joining Cashflow Capital LLC,

    with his finance background he transitioned his career to

    JP Morgan chase, where he held various senior finance

    positions, where he developed his passion for lending

    and Real Estate. Kevin attended the University Of

    Hartford, where he studied business at the Barney

    School and Real Estate Finance at New York

    Universitys Stern School of Business, where he studied

    Real Estate finance. Kevin is a member of the Urban

    Land Institute and He is also a member of the Young

    Real Estate Professionals of New York (YREPNY).

    Ravin Jagoo has lived in New York for the past 26 years

    after migrating from the West Indian island of Trinidad

    and Tobago. Ravin studied computer science at

    Brooklyn Technical High School and then Kingsborough

    College however he decided to transition into Real estate

    investing after reading the infamous book Rich Dad

    Poor dad and meeting the author Robert Kiyosaki. He

    began buying, renovating and selling run down

    properties in Brooklyn at the age of eighteen using FHA

    financing, a small loan from his father and cash

    advances from his credit cards. Ravin saw the need for

    homeowners to leverage the equity in their homes to

    purchase investment property and became a mortgage

    consultant at Tri State Funding Inc. of NY. After being

    one of the top salesmen for three consecutive years he

    saw the need for growth and opened Cashflow Funding

    Inc. in 2006. He continued his residential property

    investing but soon realized he needed to Segway into

    commercial real estate in order to accumulate true

    wealth. Ravin always believed in continuing education,

    he is hungry to learn the current market trends and

    strategies in order to stay ahead of the competition. In

    2008 he would meet leaders in the commercial financing

    and development sectors that became his mentors. After

    the residential mortgage market crashed he knew the

    time was ripe to open Cashflow Capital LLC. Ravin

    currently resides and works in Murray Hill Manhattan

    where he helps multifamily property owners and

    developers refinance, purchase and develop properties

    throughout the United States. He is a strong believer in

    the old phrase People dont care how much you know

    until they know how much you care.
