CASA IBIZA Tribal House #4
Tribal hotel is pleased to announce the development of a new house in the colonial town of Granada, Nicaragua. The
house is located on a private street, one block from the hotel. Two previous houses, Casa Violeta and La Sultana
were completed in 2019 and featured on the cover of AD Latino America; they were sold within a couple of months
of completion to private owners. A third house, Casa Toledana, was completed and put on the market in April of
2021.
Casa Ibiza is the fourth of a total of 11 houses of various sizes, style, and price point that are in the planning
Casa Ibiza is a two-floor house with an open-air living room and kitchen, a large covered gazebo on the second floor, and
two airconditioned king-size bedrooms (one on the ground floor and one on the second floor). Its total square footage is
3300 sq’ (305 m2), with 2170 sq’ (200 m2) on the ground floor and 1130 (105 m2) on the second floor.
There is an option to add a third bedroom instead of the upstairs gazebo at an additional cost.

The ground floor is comprised of a large L-shaped built-in sofa with oversized cushions, a dining table for eight guests, a
generously sized kitchen, a king-size bedroom with en-suite bathroom, a large storage room, and a guest bathroom.
The design of Casa Ibiza is a rustic-chic mix of organic materials, white polished concrete, raw wood, rattan, and stone.
As its name indicates it is based on a traditional Mediterranean look, mixed with mid-century modern touches, and
locally-made objects, lamps and accessories.
The resulting look is laid back luxury that denotes a certain bohemian lifestyle with a modern sense of esthetics. Shoes
at casa Ibiza are not necessary, but caftans are encouraged! The house is free of any sort of formality: the design
encourages people to feel relaxed and not encumbered with too many rules: sit on the floor if you feel like it, take a dip
in the polished concrete pool, or take a nap on the oversized outdoor bed.
Each decorative item, from hand-made vases, wall hangings and local antiques are carefully curated to add layers to the
uncomplicated, laidback yet stylish look of the house.
The overall décor objects and accessories are a mix of Spanish artifacts such as the typical wicker bullheads that are a
staple of Iberian décor; loose hand-made wicker lamps; Indian lanterns ; Moroccan hand-woven wall panels and hand-
made pillows. Several rattan chairs and Moroccan poufs provide a stylish laidback feel to the area that is perfect for
entertaining a group of friends, while imported Turkish kilims add touches of warm colors.

The large sunbed is the courtyard’s centerpiece: it is perfect for lounging pool-side, taking a nap, or reading a book. The
bed and pillows are covered with outdoor Sunbrella fabrics in various indigo tones. At night, a dozen small hanging
lanterns add a warm glow to the area and become a beautiful focus point from the living area.
The surrounding garden is planted with mature palm trees and various tropical plants, and a couple dozen terra cotta
pots of various sizes are scattered around to create an attractive Mediterranean potted garden in the manner of what can
be found throughout Sicily or Northern Africa.

The house is made of concrete blocks anchored by cement columns in full compliance with anti-seismic norms.
The columns are clad in tropical wood that add warmth to the texture wall stucco. The floor is made of off-white
polished concrete, as is the edge-free pool in the center of the courtyard.
On the left is a king-size bedroom with private bathroom, built-in bed and closet.
The second floor has a second king-size bedroom and bathroom. Adjacent to the bedroom is a second sitting
area covered by a rustic pergola with lovely views of the Mombacho volcano. Various potted plants and cacti add
a Mediterranean touch to the sitting area.

The kitchen is a mix of off white polished concrete and wood. It comes fully appointed with refrigerator, cooking range,
sink, cabinets, and a large kitchen island.
Both king-size bedrooms come with a built-in bed, closets, and decorative rugs and accessories. They both have their
own private bathroom appointed with sinks, toilets, shower stalls, towel racks, etc.

TRIBAL HOTEL AND VILLAS
Tribal Hotel is located in the 500 year old colonial city of Granada, 50 minutes from Managua’s international airport, and about two
hours from the beaches near San Juan del Sur and the border with Costa Rica. Tribal Hotel was conceived by New York hospitality
veterans Yvan Cussigh (Bar d’O; Thom Bar at 60 Thompson hotel) and Jean-Marc Houmard (Indochine, Acme, Tijuana Picnic,
Kittichai). It opened to great acclaim in May 2014 and was prominently featured in Conde Nast Traveler (September 2014) as well as
on the cover of Conde Nast Traveller UK in January 2015, among many other publications such as Vogue, Harper’s Bazaar, Travel and
Leisure, Elle, A.D, etc. It was included in the Conde Nast Traveler coveted Hot List in 2015, and in the Conde Nast Traveler Readers
Choice Award as one the “10 Best Hotels of Central America and the Caribbean” in 2017 and 2018 (http://tribal-hotel.com/press/)
In 2018 the owners acquired a large empty lot a block and a half from the hotel with the intention of creating a community of houses,
the Granada Gardens, with the same sense of design and eclectic style as the hotel. The first two villas were completed in the Spring
of 2019 and were sold within a couple of months to individual owners. In September 2019 they were featured on the cover of
Architectural Digest Latino America along with a feature article (see below).
The villas are grouped on a private, lushly planted gated street with 24 hour security personal. Eight additional houses of various
sizes and prices are in the planning for the next couple of years. The concept behind both the hotel and the houses is to offer an
interesting design experience within an intimate and highly personalized and curated décor from around the world. They are sold
fully furnished and styled and are ready to move in.
