LOCATION: Camp Creek on the Brazos is approximately 45 miles South of Fort Worth and 70 mi les Southwest of Dal las . The ranch is approximately 15 miles Southwest of Cleburne in Southern Johnson County with road frontage on FM 1434, County Road 1243 and County Road 1117.

CHISHOLM TRAIL PARKWAY: 27.6 mile NTTA/ TXDOT toll road project is scheduled for completion in 2014. It will extend from downtown Fort Worth south to Cleburne. This will improve the drive time to approximately 45+/- minutes. This road project should have a positive impact on the Cleburne area and land values.

AREA: Larger ranch properties are in this part of Johnson County. Lake Whitney, Cleburne State Park, and Hamm Creek Park are close by and popular for recreational activities. This is generally a quiet area with little traffic.

TERRAIN: A nice high ridge runs parallel to the Brazos River offering scenic views into Bosque County. Areas along Camp Creek and the Brazos River are heavily wooded with pecan, sycamore, live oak, burr oak, post oak, elm, cedar, and mesquite. The areas above and closer to the public roads are more open with scattered live oaks, hackberry, and mesquite trees. The terrain appears suitable for a couple lakes to be built on the property and there are several locations for wildlife food plots and dove fields.

WATER: There is 2500 feet of Brazos River frontage and over 1 mile of Camp Creek. Camp Creek is a beautiful, spring fed limestone creek with crystal clear water that runs year round. The creek has two unique attractions known as Little Falls and Big Falls. There are also 7 stock tanks. Underground water in this area is good. The Paluxy aquifer can be found at 100-150 feet, the first Trinity is about 550-700 feet, and the second Trinity is 7-800 feet deep. All zones are good for water. Drilling water wells in this area is a not a problem.

FISHERIES: White bass run up the river to spawn and fishing can be tremendous this time of year. There is also good fishing in the river for black bass, catfish, and crappie. It is not known whether there are fish in the stock tanks, but they could certainly be stocked.

WILDLIFE: Whitetail deer, turkey, feral hogs, a few quail, ducks, dove, and varmint are on the property. The deer herd has not been hunted in 4-5 years so quality should be good. Deer are commonly seen in a field along the creek. The hunting is not leased and owner does not allow hunting.

CATTLE: Carrying capacity in normal years is believed to be one animal unit per 20-25 acres. Local landowner has run cattle on this property for years. One pasture off FM 1434 is in Klein grass and grazing tenant bales some hay. The balance of the ranch is in native grasses.

FENCING: Approximately 1 mile of high quality fencing was built on the South and west side of the property within the last 5 years. Other fences are in fair to good condition. Cross fencing is poor to good with 2-3 pastures for running cattle.

IMPROVEMENTS: There is an older home that is not habitable, but adds character to the property. It is said to have a hand-dug water well. There is also a set of older, functional corrals that are centrally located.

SURFACE LEASES: Hunting rights are not leased. Grazing lease can be terminated with 60 days notice. Current lessee would be interested in continuing grazing lease.

MINERALS: Surface only. There are 5 pad sites with gas wells on the property operated by Quicksilver Resources. These wells do not produce much gas and no additional wells are planned. Quicksilver is good about working with landowners. These locations have a minor impact on the quality of the ranch.

UTILITIES: United Cooperative Electric provides electricity to this property and phone service is also available.

TAXES: Estimated annual property taxes are $3508.

COMMENTS: This is a rare opportunity to own a large scenic property in close proximity to the Dallas/ Fort Worth area on the Brazos River. Best uses of this property are recreation, ranching, hunting, investment, or rural development.
