Nestled on the northeastern edge of Okotoks in Air Ranch, new homebuyers are embracing the tranquility of the scenic prairie scape along with excep-tional homes in Ranchers’ Rise.

Ranchers’ Rise at Okotoks Air Ranch consists of approximately 240 acres purchased in 1998 from landowner Orville Rowland, an avid pilot whose vision for the land included a residential lake community, a golf course, a wildlife refuge and a private airport community. Those elements have been developed near Ranchers’ Rise with the Crystal Ridge Golf Course, Crystal Shores Lake, Beatrice Windham bird sanctuary and preserved wetlands and CFX2- Okotoks Air Ranch Airport. The airport provides the unique residential option in Ranchers’ Rise for private pilots as they can live steps away from their planes. Families who always wanted to buy a new home in Drake Landing in Okotoks, but thought they had missed out, now have a second chance to do so as United Communities has acquired more land and just released new lots.

“We had thought we were almost done in Drake, but we were able to purchase more land so now we have three new phases and we just released 68 lots in Phase 10,” says Steve LePan, marketing director with United Communities.

“We’ve been developing Drake Landing for 10 years now so the benefit for people buying in these new phases is they can enjoy all the amenities of an established community and get to build a new home,” LePan says.

In Phase 10, buyers have a wide selection of single-family housing styles to choose from including lane homes with optional rear detached garage, move-up front attached garage homes and there are 10 estate-style walkout lots that back south onto a pond.

Builders in this new phase are Lifestyle Homes, Prominent Homes and Sterling Homes, which have a variety of models, designs and sizes to choose from. Prices start in the $400,000s for lane homes and from the $500,000-plus mark for move-up and estate-style homes.

As well, the builders are crafting showhomes in the new phase, which are expected to open in the spring. “Until then, they will be selling the phase out of their existing showhomes in Phase 7, where there are still a few lots remaining,” LePan says.

The architectural styling for the homes is inspired by the natural surroundings and reflects Okotoks’ history. Residents also appreciate being able to take one of the many pathways to neighbourhood conveniences such as restaurants, shops, professional services, schools, and there is also a nearby fire hall. Meanwhile, there is a host of big box retailers, boutique stores, grocery stores,

eateries and other amenities just few minutes drive away, plus residents have quick access to Calgary for an easy commute.

WITH THE INCREASING IN-MIGRATION TO CALGARY, it stands to reason that many people will be looking to buy a new home this year.

For those who have never gone through the process of buying a new home, it can be a daunting task and often leads to a number of questions about the construction process. Many new-home buyers will want to know answers to questions such as: How long will it take to build? What order are things done, and when do you make final decisions about features and finishings?

Your home builder is a great resource to help answer these and other questions that may arise during the home-building process.

However, to help you further, here is an outline of the typical construction process. Keep in mind that this is a generalized description – your own builder may use a different approach. The process and schedule will also be affected by the size and style of the house, construction techniques used, the amount of customized work being done and other factors, so be sure to ask your builder for the specifics on your own home.

Typically, before any construction begins, plans for your home are developed, finalized and required permits are obtained.

Construction begins with the foundation, so your house is staked out and the land is prepared with the topsoil often being removed and piled elsewhere for later use. Excavation is done and the footings are formed and poured. Utilities such as water, electricity, telephone and cable services

may be brought in at this time.The foundation walls are erected

and the foundation may be insulated and damp-proofed. Weeping tiles are installed to drain ground moisture away from the house. A city inspection of the foundation will be conducted before the outside perimeter is backfilled.

At this time, your builder may ask you to begin making your selections for interior finishings, such as type of flooring, tiles, cabinets and paint. While it will be weeks before these items are needed, they are usually ordered early to prevent delays.

Next, exterior walls, interior partitions and the roof are assembled. Roof trusses are most often brought to the site ready for installation, and roofing is completed and windows and doors are installed with the goal to “lock up” the home as quickly as possible to protect it from the elements, especially at this time of year when Calgary’s weather can go from sunny to rainy in hours.

Then, the basement floor is installed and electrical and plumbing services are roughed in, plus ducting for heating, cooling and ventilation is installed. The city will require a structural inspection at this time to ensure the home is being built according to code, plus electrical and plumbing inspections will be conducted as well.

For the next several weeks, a great deal of work will happen inside and out, much of it at the same time, and during this period of work your builder will likely provide updates and ensure selections and other decisions are made.

The exterior walls and the roof are

insulated and a vapour barrier is applied. Another inspection will occur to ensure this work has been done properly, before the drywall is installed. Heating and cooling systems are installed, including fireplaces.

Now the finishing touches begin as walls and ceilings are painted, flooring is put down and cabinets are installed. Plumbing and electrical fixtures are put in, trim is applied and interior doors are hung. Outside, siding, porches and decks, final lot grading and driveway and walkways are completed. Several additional inspections occur at this point.

Finally, your builder will complete the final touches and clean up, and ask you to do a walk-through inspection of the home with them to check for any deficiencies that may need to be addressed. Then any last-minute touch-ups will take place.

On the date of possession, you will be handed the keys – the home is now yours, so enjoy!

Why Calgary is a

great place to buyREAL ESTATE IN CANADA HAS PROVEN ITSELF A SOLID PERFORMER

in recent years, and nowhere is this more true than in Alberta, and specifically Calgary. Indeed, “the good times keep on rolling,” is how RBC described the market in the province, in its August 2014 Housing Trends and Affordability report.

The Alberta economy continues to boom, producing job and population growth, which creates housing demand. This in turn has led to rapid price increases, particularly in Calgary. It’s normally great news for those who already own a home, potentially less so for those still looking to enter the market.

The beauty of Calgary, however, is that solid growth in household income is offsetting these price gains, so housing remains affordable. In fact, affordability improved in all housing types in the second quarter of 2014, according to RBC. “Activity is soaring, but affordability is still well under control.”

The strong performance is expected to continue; Alberta home prices are forecast to lead the country in terms of growth this year and next – by 6.4 and 3.9 per cent, respectively.

Need more proof? Look to Canada Mortgage and Housing Corp.’s latest Housing Market Outlook for Calgary. Housing starts, an important indicator of economic health and growth in the housing sector, are forecast to rise 16 per cent year-over-year to 14,600 units in 2014 – the highest level since 2006. While single-detached starts are expected to grow by more than three per cent, multi-family units will be the star performer – these starts are forecast to grow more than 29 per cent this year over 2013.

Even if the pace of employment growth and net migration eases somewhat in 2015 – and it leads to slight declines in starts next year – that would be conducive to growing demand in existing homes and, ultimately, the resale market, which

is where you are once you buy.In real estate, it always comes back

to the economic fundamentals, and Alberta and Calgary are among the darlings of Canada.

Indeed, Calgary is a great place to buy.

”A major addition in the community is the Save-On-Foods grocery store at the Gates of Walden commercial site. “It’s drawn a lot of interest and people love being able to get their groceries, pick up their prescriptions at Shopper’s Drug Mart, have coffee or do their banking at the Gates of Walden without having to leave their community.”

UNIT (EIU) has once again found Calgary to be the fifth most livable city in the world!

For five consecutive years, our city has managed to hold the fifth spot on the EIU’s Livability Survey, one of the most prestigious rankings of its kind.

Australia and Canada dominated this year’s edition with seven out of the top 10 cities being located in either of the two countries. New Zealand, Austria and Finland also had one city each on the top 10 list.

But there is nothing static about this in-depth report that takes into account more than 30 factors across five different categories which give a good measure of just how “livable” any city would be. They include:

Each of these categories has many sub-factors, which are evaluated on the scale below (from worst to best):• Intolerable• Undesirable• Uncomfortable• Tolerable

ACCEPTABLEAfter each sub-factor is evaluated, a total score out of 100 points is assigned to each city. Here are Calgary’s scores for each main category:• Overall rating – 96.6• Infrastructure – 96.4• Stability – 100• Culture & Environment – 89.1• Healthcare – 100• Education – 100

Calgary was awarded its lowest score in culture and environment partly due to long, cold winters and sometimes unpredictable weather, both of which fall under the categories “humidity/temperature” and “discomfort of climate to travellers” sub-factors.

It’s no surprise to see this kind of weather viewed as a drawback. But then and again, many of us Calgarians have become used to it, staying busy and getting involved in activities and events in and around the city no matter what Mother Nature brings us!

Vancouver and Toronto managed to pull in higher scores in culture and environment, but scored lower in infrastructure. Way to go Calgary!

Choosing a Builder

Tips for choosing a new-home builderCANADA MORTGAGE AND

HOUSING CORP. (CMHC) offers the following tips on how to find and select a new-home builder that will meet your needs and expectations:

To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to

pay. (Editor’s note: Calgary Communities is a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers.

When you visit a builder, ask how long they have been in business, how many homes or communities they build

each year and what kind of background and experience they have.

Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received.

Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does.

Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a community that is currently under construction.

If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come.

Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next five, 10 or perhaps many more years.

The Canadian Home Builders’ Association shares tips from homeowners who are reno-veterans.

1 Find a renovator you can trust and are comfortable with. This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects – you want to feel that “if the renovator did something like that in my home, I’d be very happy.” You also need to be confident that the company is financially stable and will be around in the future. And while it may be hard to define a comfortable personal fit, you need to feel “in your gut” that you can trust and work well with this person.

2 Make sure you have a detailed written contract. “We chose the renovator who had it all written out. We knew what we were in for and didn’t have to lie awake at night worrying what the final costs would be.”

3 Take an active role throughout the project. “It’s your investment and your home, so you want to follow things closely and know what’s going on at all times.” The best results come from good communication and a good working relationship between you and your renovator. A good renovator provides regular, if not daily, updates and is easy to get hold of if you have questions or concerns. You should be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator.

4 Don’t expect a problem-free renovation. The bigger the project, the more likely you will run into the unexpected, such as existing deficiencies hidden in the walls, delays in special orders or bad weather. Be flexible and understand that some things are beyond the renovator’s or your control. “If there is good rapport and trust between you and your renovator, it is usually easy to find a solution and move beyond the problem.”

5 It is not uncommon for homeowners to want to go an extra step – a better quality tile, brand new appliances and so on. “Once you are into it, you realize that just so-so is not good enough, and that now is the best time to get those extra little touches of style or luxury.”

United’s Nolan Hill offers wide range of housing choices

With the release of new lots and the launch of new projects and showhomes, homebuyers will be thrilled to discover they have full range of housing styles to choose from in Nolan Hill this fall.

Situated in northwest Calgary on more than 500 acres, United Communities is crafting the master-planned community of Nolan Hill, which is one of the fastest growing communities in the city, and celebrated the grand opening of two new showhomes in August along with the release of new lots in several phases.

“Nolan Hill has so much to offer with a wide range of multi- and single-family options,” says Steve LePan, marketing director with United Communities. “We really have a product line for almost everyone with townhomes, street towns, lane homes, zero lot lines, move-up and estates”

Homes by Avi and Trico Homes opened two new two-storey showhomes in Phase 4 in August offering a front attached garage product on zero lot lines.

“These homes offer a lower price point and aim at affordability for young families,” LePan says.

Trico and Avi have a combined 33 zero lot line lots in Phase 4 and 50 lots that were just released in Phase 7. “They also have 22 laned lots that are now available in Phase 8 and selling fast.”

The newly released lots in Phases 7 and 8 range from zero lot line to larger walkouts lots backing onto green space for move-up to estate-style homebuyers. Avi and Trico are also building the larger front-attached garage homes along with Morrison Homes, Shane Homes, Sterling Homes, and there are several move-up showhomes open in the community.

United has also released Phase 12, which offers larger 36- and 38-ft. lots backing onto green space with some walkout ravine lots and features move-up and estate homes by Morrison, Shane and Sterling.

“We also have a new multi-family project, Sonoma at Nolan Hill by Vertical Properties, which created Sonoma in Sage Hill,” LePan says. “They’re pre-selling these townhomes out of their Sage Hill sales centre.” As well, Cardel Lifestyles will launch a new townhome project, Nolan Park, in the fall. These new projects join two other townhome offerings – Trinity by Jayman Modus and The Post by Avi Urban.

“And we’re really excited that Shane Homes will be crafting new street towns in Phase 8 coming next year, so that will add another multi-family component for buyers,” LePan says.

Along with a great selection of housing styles, buyers are attracted to Nolan Hill’s old-world Irish charm and its tranquil natural setting of rolling hills and ravines. Nolan Hill offers acres of green space, three beautifully designed wet ponds, a linear pathway system and parks – including Memorial

IT IS IMPORTANT TO UNDERSTAND that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. Landscaping your new home will require breaking your project into categories and allocating your budget accordingly.

The first category should be your home’s hardscape. Your hardscape will include major focal points of your yard, such as decks, retaining walls, patios, walkways and task specific areas such as fire pits and BBQ stations. Your hardscape will determine your yards function, boundaries and overall flow. This is done first in the project and will have a large influence on what is left in your budget to finish the yard. This is by far the most expensive part of your project, but it is what defines your home’s exterior. Your next category to consider is your landscape amenities. This will include irrigation, lighting and other nonessential options that make living in your home more comfortable and luxurious. Landscape amenities are typically installed mid-project and can add great value and function. This category can get costly, and because it is somewhat nonessential, many people pass on investing into these options.

Many homeowners describe these aspects of their yard as some of the most important additions they made.

These options are essential and are done in the final stages of your project. There is a lot of variance in cost amongst your softscaping options. The cost of trees and shrubs varies depending on size and number. Garden beds can include decorative rock, and mulch or be finished with fresh garden mix or loam. Therefore, the budget can usually be accommodated. Turf is typically the most budget friendly part of your project and is usually a basic need for every new home. Addressing these categories separately will help you and your landscaper to work within the budget. A strong plan and open communication will provide the foundation for a successful landscape project.

A consultation with a reputable landscaper is the best place to start when planning your outdoor project.

Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally. Create your dream closetDO YOU DREAM of having a closet from the magazines, but confused how to balance style and organization? My latest makeover project was to create the perfect walk-in closet. I brought in organizing guru Clare Kumar (clarekumar.com) to help with this makeover. Together we created a space that was both stylish and functional.

For a bold statement when you first walk in the closet, I chose bright, fun wallpaper from HomeSense (homesense.ca). The pink pattern adds drama to the room and gives the walk-in closet a boutique-look.

To maximize the space, I decided a galley style closet would be most functional. For closet hanging and storage, I found units from the Cutler Modern Living line. They offer sleek, open, and fully customizable designs

to fit any space. As an added bonus, it’s a Canadian company (cutlermodernliving.com).

Clare had some great tips to share on how to maximize space and keep the closet looking clean and organized. First, we separated the clothing. We used hanging space for all work and evening clothes. We unified hangers by using only two types in a single colour palette to make clothing easy to view. We chose Neatfreak’s black and silver flocked hangers, ideal for tops, pants and dresses (neatfreak.com). Hangers with easy-to-open clips were perfect for hanging skirts and dress shorts.

Another simple (and stylish) tip Clare passed along is to colour block your clothes. This trick streamlines your closet and makes it easy to reach for clothes in the morning.

To complete the look, we created an accessory wall to display all the gorgeous shoes, bags, jewellery and sunglasses. Don’t keep all those gorgeous accessories hidden away. The accessory wall adds visual interest and doubles as easy access storage. Space Solutions installed the system in

under a day (spacesolutions.ca). Cubbies were also added to house clutches, scarves and hats. 

To display jewellery, purses and other hanging accessories, I added hooks to the wall at eye-level. The accessory collection is now easy to access and won’t get lost or tangled in your drawers. Regular hooks were purchased at Canadian Tire and a simple chair was added next to it (canadiantire.ca). After all, every girl needs somewhere to take off her shoes after a night out on the town. 

Mirrors are essential to any closet. We added two in the space. One in the middle of the closet, which makes modeling outfits easy. A second was added right by the jewellery display, which makes choosing the right accessory a breeze. Mirrors also help make your room look larger. 

Lighting is often overlooked, but a crucial element of any walk-in closet. It can add drama and make all your clothes visible. I added track lighting and a funky, affordable, floor lamp from Canadian Tire to add brightness to the space. 

A creative rug can take your walk-in closet from blah to brilliant. The closet was an odd shape, so I worked on a little DIY project. I bought a shag rug and cut it to the size I wanted. Voila! The shaggy edge disguises the cut edges.

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
