Dear Friends,

It is with a sense of great pride and privilege that I pen down my thoughts today. When I ventured into the field of construction 40 years ago, I had in my heart a burning passion for excellence. It was my dream to construct not only projects that were landmarks but a business entity that stood tall on a strong foundation; a team that embodied all the virtues of world-beaters; a network of well-wishers, partners, associates and friends that were my greatest strength; and a large base of customers whose smiles were my greatest reward.

I look back with humility and gratitude on one dream that has come true.

I look ahead with new enthusiasm and energy at another dream that is only just beginning to take shape.

The Ishwar Parmar Group is growing exponentially. We have big plans for the future. And a team that is simply raring to go. In the years to come, our Group will be all about creating sustainable, highly profitable, win-win models of long-term engagement – whether it be with partners, associates, customers, vendors, employees or even the Planet. A Master from the United States, Darshana was a consultant to a French pharmaceutical company Sanofi-Aventis. After 12 years of business experience in information technology, Darshana has succeeded in bringing information technology as a key medium for growth in the Ishwar Parmar Group. She has been instrumental in Business Development at the Ishwar Parmar Group and has her sights set on a multitude of projects to fuel the company’s growth.

A Master in Chemical Engineering and young entrepreneur, Anand has recently chosen to return to India from the United States of America after successfully setting up and running an aerosol manufacturing and packaging plant. He is also the promoter of several green and clean technology companies in India.

Mr. Ishwar Parmar has been building landmarks for almost four decades now. A self-made man, his modesty and down-to-earth demeanor completely belie his sharp intelligence in his chosen field. A visionary in his arena, Mr. Parmar is a qualified Civil Engineer from COEP, Pune (1970). He has been working in the field of construction, infrastructure and real estate ever since and has constructed several projects in Bahrain (Gulf) during 1977-1980. He is known for his iconic projects in Pune, both residential as well as commercial.

He is a pioneer of Slum Rehabilitation projects in Pune and has several key SRA projects, completed and upcoming (9000 tenements) to his and the Group’s credit. He offers not just homes to the slum dwellers but an enhanced lifestyle to hundreds of the impoverished through his social initiatives.

Not one to rest on his laurels, he is quick to adapt to the advancement of technology and has developed a unique technology-led methodology for the professional management of his companies. His strong understanding of the legal framework enables him to work with properties under litigation thus creating exceptional landbanks at prime locations within the city.

Mr Parmar believes in working smart, not working hard and maintains a healthy work life balance. He has promoted several environmental initiatives including ALERT, co-founded with MP, Mrs. Vandana Chavan.

PAN-INDIA PRESENCE

1. Real estate is a good long term investment. The preferable time horizon for real estate is four to seven years for it to deliver best returns.

2. Real estate is also cyclical, though the cycles are significantly longer than equity cycles. In real estate, therefore, timing is everything.

3. The most profitable real estate investments are those that are made in areas that are developing. For example, on the outskirts of the city or in tier 2/3 cities where development is expected to result in strong growth.

4. Fundamental factors like interest costs, land bank, demand for housing, interest rates to home loan borrowers, etc play a significant role in determining the long-term RoI in the real estate industry. Their impact is least severe in developing markets since risk mitigation is possible here.

5. The intelligent way for us to spread across geographies in order to generate Maximum Realisable Value for all stakeholders is therefore to concentrate on the high-growth potential areas across India in Tier 1, Tier 2 and Tier 3 cities.

1. The International Finance Corporation (IFC), a member of the World Bank Group, has estimated that affordable housing potentially is a US$ 250 billion market in India.

2. The National Housing Bank (which is wholly-owned by the Reserve Bank of India, the country’s central bank) estimates that in the affordable housing segment there is a shortage of 25 million units.

3. At current land prices and construction rates, building affordable housing solutions is possible only with intent, innovation, operational efficiency and strong financial acumen.

4. Affordable housing is a validation of the fundamental premises that the Ishwar Parmar Group operates upon by addressing issues of financial inclusion in a unique social business model.

5. Private-sector driven business models for affordable housing are the need of the hour today in order to supplement public policy imperatives for and the role of finance in facilitating affordable housing. We have co-founded and actively sponsored a Green initiative called ALERT – The Association for Leadership, Education, Research and Training under the leadership of MP, Mrs Vandana Chavan.

Through ALERT we work extensively with corporates, schools, colleges and local municipalities. The objective of our interventions being to bring about awareness as well as positive change in the way that all of these special interest groups interact with our natural environment.

As a Group we also actively undertake several Customer Engagement programs wherein we encourage conservation, recycling and sustainable living initiatives at customer level.

In our work too there is a distinct and significant element of action for recycling and conserving resources. Sewage Treatment Plants, Vermiculture Pits, power conservation measures are all a given at any of our projects.

When it comes to environmental conscientiousness, we walk the talk. All of our office spaces are designed to maximise the flow of natural light and air so as to minimise use of power. The use of environment friendly paints, finishes, lights are all in evidence at any of our offices. Our entire team too is committed to making our world a little bit greener every day.

The Group has also funded many activities through MCCIA as part of our commitment to Nature. These include:

A Teacher’s Training Workshop on Climate Change – as a part of Green Communities Project “Youth for Earth Care” organized jointly by ALERT & MCCIA.

Presentation on Self Development, Environment and Sustainable Development jointly with Busy Bees Club and ALERT as a part the event “Youth for Earth Care”.

24th Oct, 2009 was observed as the International Day for Climate Action all over the world – the 350 figure was made significant all over the world by various organizations. ALERT, jointly with MCCIA as a part of the event “Youth for Earth Care” made a human chain in that figure during a presentation at the Modern College.

The outcome of a noble viewpoint blended with enterprising thoughts is social entrepreneurship. Ishwar Parmar

Group’s uniquely conceived societal activities under the aegis of the Ishwar Parmar Group Social Foundation

exemplify the same.

The Group is diligently working towards Pune’s Green Cover plan and road beautification.

Slum Development programmes and SRA projects illustrate the Group’s farsighted vision towards the

rehabilitation of lower economic and less empowered class. With close to 100 acres of slum development

already undertaken, the Group has demonstrated ability and intent in this niche area of expertise.

The Group firmly believes that a sound education is the foundation of a healthy, strong society. To this end, the

Group has been undertaking various projects to ensure that a good education becomes accessible to those who

will benefit from it most. The Group has constructed and donated two schools. Priyadarshini School, Bibwewadi

was founded by Mr. Ishwar Parmar and the Group is actively involved in the governance of the school. The other

school that the Group built and donated is the Government School at Khanapur. The Group has also built and

donated the Sindhutai Sapkal school and hostel as part of its social initiatives.

Every year the Group felicitates Self Help Groups (SHGs) with an award each in three different categories. The

Group has constituted these awards in the memory of Mr Ashok Kalamkar who was instrumental in working with

SHGs in Pune. After his death in 2009, the Group conceived of this unique way to commemorate all the work that

he had dedicated his life to, as well as carry his work forward. Today, these awards are highly anticipated. The

joy, sense of achievement, and spirit of confidence that we are able to spread through this initiative gives us

immense satisfaction.

The Group was selected by CREDAI and PCMC to inaugurate their Labour Children Immunization Programme.

This is merely a reflection of our consistent efforts towards Labour Welfare. The Group has always been focused

about ensuring the health, safety and well-being of the labour families working on our projects. Our labour camps

are among the best in the industry and we are committed to construct greatness even in the lives of the people

who actually construct what we conceive.
