Notes The straw will be sold on a per acre basis as per the area stated in these details (or announced at the Auction).

There can be no reductions after the Auction for the areas or price per acre.

It is strongly recommended that you inspect the crops prior to the Auction. Prior inspection can be made

Conditions of Sale 1. The purchaser will pay the full purchase price for each Lot the purchaser acquires at the end of the

Auction. Payment by cash or cheque only.

2. Each Lot is offered as seen and any intending purchaser must satisfy themselves as to the condition of

each Lot prior to bidding.

3. The purchaser is to be allowed 14 days to bale and haul the straw after the completion of combining.

The purchasers will be notified by the Vendors when fields have been combined and are ready for baling.

4. All Lots are offered for sale subject to any reserve price of the vendor. The auctioneer reserves the right

to refuse any bids and in the event of dispute the Lot may be offered for sale again at the Auctioneers

discretion. The vendor reserves the right to withdraw any Lot(s) or make any alterations to the Lots.

5. In the event of the straw being lost through fire, up to the completion of combining of the said Lot, the

purchaser will be refunded the appropriate proportion of the sale price of the straw destroyed. Once

combined, the straw becomes the full responsibility of the purchaser.

6. No storage space available.

7. The purchaser(s) not to cause damage to the land or property during baling and removal of straw and to

pay compensation as assessed by Herbert R Thomas for any damage done.

8. The field sizes have been measured to the best of our knowledge, with an appropriate allowance for field

margins, however, the sizes given are approximate only and if the sizes vary slightly from those stated,

Herbert R Thomas will accept no responsibility for this.

Viewing With these particulars to hand during daylight hours. Directions

From Cowbridge, take the B4270 Llantwit Major road and proceed along this road to the crossroads at Nash.

Turn left and after approximately 750 metres take the first left hand turn down Wilton Road. Proceed along this

road for approximately 300 metres and turn left into the subject land. Car Parking will be available on the

hardstanding area.
