You don’t have to look far to see theongoing pressure effects of home-coming Kiwis and a big influx of newimmigrants to New Zealand. Thepressure on housing stock is showingeverywhere. There’s a new recordnational median house price of$515,000 which is of course pulled upby the new median house price of$825,000 in rapidly expandingAuckland.
According to the latest figuresreleased recently by the Real EstateInstitute of New Zealand, new recordmedian sale prices were seen inNorthland ($390,000), Waikato/Bay ofPlenty ($458,500), Taranaki ($350,000),Wellington ($480,000), Nelson/Marlborough ($450,000) and Otago($296,000).
Prices outside of Auckland have hita record median high of $400,000.
If there’s one thing hitting anxioushouse buyers hard it’s the lack oflistings.
In Palmerston North the marketcontinues to show very positivetrends with a large number of firsthome buyers active in the marketplace.
‘‘Interest rates are the lowest levelon record,’’ says Andy Stewart,spokesperson for REINZ inManawatu.
‘‘This has caused a roll up effect inactivity mid-market with vendorsselling their first homes and rebuyingup at a higher level, the market is nowactive at all levels.’’
Greg Watson of Watson Real estateagrees, buyer activity for new listingsis intense with many agenciesreporting a large number of multipleoffers on each listing.
‘‘This is creating optimum pricesand unusually quick sales for manyvendors,’’ Greg affirms.’’Unfortunately this means many first-home buyers are experiencingdifficulty finding a home given thelow number of listings and highdemand.’’
There are currently under 40listings advertised on Trademe up to$300,000 category and 76 property
listings advertised up to $300,000 onrealestate.co.nz.Considering thenumber of real estate agencies andsales agents in the city these are verylow figures. Consequently morevendors are choosing the auctionmethod to sell their homes to gain theoptimum cash sale price on auctionday.
There were 136 residential housesales recorded in September, a slightincrease on the 131 sales recorded inAugust 2016 and more than the 128sales recorded in September 2015.
The level of sales is being dictatedby the availability of listings and it’sinteresting to note that 55 of the 136sales, which is 40 per cent, were under$300,000. This clearly indicates that incomparison to other New Zealandcities Palmerston North still has veryaffordable homes.
Seventy four per cent of housesales were under $400,000 with 19 salesrecorded above $500,000 and twohappy vendors receiving over onemillion dollars.
The median sale price for
September was $330,500 and themedian number of days to sell on themarket 20 days. The median RV was$265,000.The gap continues to widenbetween RV and sale prices throughmarket demand. creating verypositive indicators for the PalmerstonNorth market.
Listings within the city are still amajor concern, the number ofavailable listings on the market hasincreased slightly within the lastmonth, however listings are still at acritically low level, 18 months agothere were 400 – 450 propertiesavailable for sale currently themarket listing inventory is between200 – 230 properties available.
There are a large number oflifestyle properties currently on themarket and attracting strong interest.
There were three house sales andone residential section sale inAshhurst during September which isa quiet sales month for the village.
Feilding saw 36 residential housesales and two residential sectionsrecorded in September.

We’veasked industry experts for advice oncreating a home workspace that willsuit your needs today, and also be anasset if you sell your home.
1. Find a dedicated spaceEven if you don’t have a spare
room to repurpose as an office, you’llwant a designated workspace, such asa nook in your living room or kitchenfor your desk and work materials.This will help you stay organised and
create boundaries between your workand personal life.
2. Make it functionalYour dining room chairs are not
designed for eight-hour use. Choosingthe right office furniture means amore comfortable work day. ‘‘It maysound trivial but it’s not. You need acomfortable business chair,’’ saysexecutive consultant Frank Niles.‘‘You’ll be more inclined to stayworking. As a result, you’ll be moreproductive.’’ If your job requires longhours in front of a computer, and youhave the space, a standing desk mightbe a worthwhile investment. Dualmonitors, a wireless mouse andkeyboard, and a headset can also helpmake your office more functional,according to Niles.
3. Make it attractiveOne of the perks of working from
home is that you’ll no longer enduregray cubicle walls or suffer under theglare of fluorescent lighting. You have
the freedom to choose lighting,storage solutions, decorativeelements, and furniture that arefunctional and visually pleasing, soyou actually enjoy being in youroffice.
Research has shown that thecolour of your office can affect yourmood and productivity. Red mayresult in better performance if youhave to do highly detailed work, whileblue is good if you’re in a creativefield, and green walls might sparkinnovation. Gray, yellow, and whiteseem to have less positive effects onworker performance. ‘‘White doesn’thelp us be productive, and most workenvironments are white, off-white, orgray,’’ says Nancy Kwallek, aprofessor of interior design at theUniversity of Texas, Austin, who hasstudied the relationship betweencolour and work spaces.
4. Choose the right toolsRemote workers have no shortage
of (ostensibly) productivity-enhancinggadgets, apps, and office supplies. Buteven tools designed to boost efficiencycan be a distraction if you don’t selectthe right ones for your situation.
‘‘Start with a minimalistapproach,’’ says Sara Sutton Fell, CEO
of FlexJobs. ‘‘It’s easy to add tools asyou go, but if you start with everygadget and app available, you’ll bequickly distracted, overwhelmed, andunder-productive. Build up as you goso you can evaluate each tool,choosing the ones that make you themost productive and happy as aremote worker.’’
5. Re-think resale valueFirst-home buyers today are
extremely tech savvy. They grew upwith smartphones, apps, and Googlesearches. These aren’t the younghome buyers from 20 years ago, whowere often married couples lookingfor a starter home in the suburbs toraise a family. Today, unmarriedindividuals and childless couplesmake up a large percentage of first-time buyers, as do the always-connected mobile professionals.
If your home has a few bedrooms, itcould make sense to create a properhome office with built-in desks,shelving, and cabinets. While somebuyers may feel they’ve lost abedroom or other space, many preferto have one place dedicated to laptops,printers, and work-related stuff. Andfor families, a home office could alsoserve as a homework centre.

Compare the draughts thattypically flow through therooms of an older villa withthe snug interior of a new-
build home, and there’s no questionthat over the past few decades theincreased use of aluminium joinery,and sheet linings for walls andceilings, has made our new housesmore airtight and energy-efficient.
In many ways, this is a very goodthing. However, there are indicationsthat our homes are consequentlybecoming less well-ventilated.Draughts aside, according to researchundertaken by Branz (BuildingResearch Association of NewZealand), homeowners are oftenhesitant to open windows and doors,
or operate extractor fans in thekitchen and bathroom.
This reluctance comes fromconcerns about security, the necessityto control utility (heating) costs, or adesire to keep warm air inside.
In addition, many New Zealandhomes tend to be underheated, orheated only in the morning andevening when people are home.
These three factors – airtightness,poor ventilation and variable levels ofheat, particularly during the winterand as the seasons change – create aperfect situation for internalcondensation and mould.

According to Branz, industryprofessionals can do their bit in anumber of ways.
Designers should try to lay outliving and sleeping spaces in a newhome so that sun is maximised inwinter and minimised in summer.This can go a long way to minimisingextreme fluctuations in indoortemperatures. The thermalperformance of homes can be
optimised by installing higher levelsof insulation, including windowframes and glazing. Source-specificmoisture can be mitigated by activeventilation systems, such asrangehoods in the kitchen andextractor fans in bathrooms.
But that’s just part of the solution.Whatever the age of a home, some
of the major sources of indoormoisture are directly related to thedaily activities of the occupants.
Unvented clothes drying, forexample, can release approximatelyfive litres of moisture into the air, perload. A day’s worth of cooking andsimply breathing produces six litres ofmoisture.
Therefore, one of the easiest waysto control internal moisture is tochange behaviour. If you’ve got anelectric clothes dryer, be sure that it’sproperly vented to the outdoors. If youhaven’t got a clothes dryer, then besure you dry the laundry outside.
On rainy days, consider washingclothes at home but taking them to thelocal laundromat for drying. If youhave absolutely no choice but to drythe laundry inside it’s advised thatyou open the windows in the room.
When cooking, take care to coveryour pans with a lid to reducemoisture. Also open a window – evenjust a little bit – or use an extractor fanif you have one fitted.
When you are taking a shower orbath make a point to turn on anextractor fan or open a window to getrid of the steam created by running
warm water in a cold environment.This will help reduce the amount ofcondensation that appears on yourbathroom windows but won’teliminate the problem.
If you don’t have an extractor fanin your bathroom or kitchen, makesure that you wipe down the surfacesto remove any moisture that hassettled during cooking or bathing. Onporous surfaces like wood, fabric, orwallpaper, this excess moisture canquickly turn to harmful mould, whichis difficult to completely remove.
