Speaking at the Urban Development Institute’s recent lunch panel event at the Sheraton Guildford, best-selling real estate investment author Don Campbell said, “You’ve all seen the affordability campaign #Don’tHave1Million. But when you start peeling the onion and look- ing at the facts, you’ll see that you ‘#Don’tNeed1Million’ if you’re buying in the Fraser Valley.” The senior analyst of the Real Estate Investment Network said that the demographic shift of Millennials entering the real estate market over the next few years, which are as numerous as baby-boomers, would change the housing market. He told the largely baby-boomer- aged audience, “Remember we pro- tested everything too, in the Sixties? And now the Millennial generation is coming, and they’re exactly like us. And they don’t need $1 million. They’ve got your $1 million. That may sound facetious, but that’s what’s happening.” Brian Yu, BC regional economist at Central 1 Credit Union, told delegates in his economic outlook presentation that he expects the low-interest rate environment to continue until late 2016, keeping mortgages affordable and real estate purchases attractive. “The picture we’ve seen this year, you can expect to continue well into next year, in our view,” said Yu. He added that Credit 1 Central Union didn’t believe there was a problem with real estate specula- tion in the Lower Mainland, say- ing, “There hasn’t been a specula- tion problem here since 2005” and supported the recent BCREA report arguing that foreign investment is unlikely to be a key factor in house price rises. Yu also said that the Lower Mainland would continue to see interprovincial migration and eco- nomic uplift increasing the popula- tion and adding to the pressure on the land base and housing demand. “We’re expecting to see 5 per cent growth in housing starts this year, 4 per cent growth next year, as the conditions are very favourable.” He concluded, “If you’re looking for a condo, there are still opportu- nities in the Metro Vancouver area but if you want a single-family home with a white picket fence, then you are going to be looking east, at the Fraser Valley.” Robyn Adamanche, principal of market analysis at the CMHC, said that rapid growth in the number of households in the Fraser Valley would further contribute to rising housing starts and real estate sales in the region over the coming years. She said that 8,510 new households were expected to form in the Fraser Valley each year, including nearly 3,000 a year in Surrey, more than 1,300 in Langley and more than 1,000 a year in South Surrey/White Rock. She added that despite rising sales, the price of condos in the Fraser Valley are not increasing rap- idly and have still not recovered pre- recession prices. The final panelist, Scott Brown, president of Fifth Avenue Real Estate Marketing, said, “The theme song for this year’s Fraser Valley market lunch should be ‘The Future’s So Bright, You Gotta Wear Shades.” He said that townhomes were a dominating trend in the Fraser Valley, citing that 60-70 per cent of all Lower Mainland townhome sales are in the Fraser Valley. Those buyers struggling to enter the Vancouver market need look no further than nearby Fraser

Valley neighbourhoods, where great value can still be found – for now at least, according to a panel of real estate experts.

Speaking at the Urban Development Institute’s recent lunch panel event at the Sheraton Guildford, best-selling real estate investment author Don Campbell said, “You’ve all seen the aff ordability campaign #Don’tHave1Million. But when you start peeling the onion and look-ing at the facts, you’ll see that you ‘#Don’tNeed1Million’ if you’re buying in the Fraser Valley.”

The senior analyst of the Real Estate Investment Network said that the demographic shift of Millennials entering the real estate market over the next few years, which are as numerous as baby-boomers, would change the housing market.

He told the largely baby-boomer-aged audience, “Remember we pro-

Brian Yu, BC regional economist at Central 1 Credit Union, told delegates in his economic outlook presentation that he expects the low-interest rate environment to continue until late 2016, keeping mortgages aff ordable and real estate purchases attractive. “The picture we’ve seen this year, you can expect to continue well into next year, in our view,” said Yu.

He added that Credit 1 Central Union didn’t believe there was a problem with real estate specula-tion in the Lower Mainland, say-ing, “There hasn’t been a specula-tion problem here since 2005” and

supported the recent BCREA report arguing that foreign investment is unlikely to be a key factor in house price rises.

Maple Ridge’s Port Haney is an emerg-ing neighbourhood which has been undergoing rejuvenation. It is attract-ing home buyers from across the Lower Mainland who want quality built condo-miniums for prices not found elsewhere in the city.

This is where Greenside Properties’ newest development, River’s Edge, has found a home. River’s Edge features a boutique collection of 51 one and two bedroom homes, ranging from 590 to 1.080 square feet, starting at a low $156,900.

These contemporary West coast homes are distinguished by open interiors appointed with features such as vault-ed ceilings, granite countertops, crown mouldings, stainless steel appliance package, kitchen islands, white cabinetry with elegant hardware, large covered balconies or patios as well as a parking

stall. Nestled above the Fraser River, most homes off er sweeping water views from the expansive windows and fl oor to ceiling doors.

Living at River’s Edge means you are close to everything you need. Within a short drive you are in the urban hub, just minutes away from shopping, services, restaurants, grocery, entertainment as well as Haney Farmers Market - a fun, family friendly Saturday morning farm-ers’ market in downtown Maple Ridge. You are also steps away from the West Coast Express and the Port Haney Wharf. In addition, River’s Edge is within easy access to Lougheed Highway, Golden Ears Bridge and Pitt Meadows Bridge.

For those outdoor enthusiasts, you are close to Mother Nature’s Mecca. The trail network encompasses more than 100 kilometers of local riding and hiking trails, as well as in nearby Golden Ears

Provincial Park. There are also numerous fi tness centres, gyms, dance studios and martial arts organizations.

“We are also less than fi ve minutes from the historical Billy Miner Alehouse and Pub, which is a popular spot with locals,” says River’s Edge sales manager Paul Liberatore.

These new homes come to you from Greenside Properties, the same multi-family developer who built Solo in Maple Ridge and Spruce Grove in Whistler. For more than two decades, the family-run construction company has garnered a reputation for building quality European-inspired homes that are stylish and well designed.

When you look at the entry price-point level - starting at $156,900 - and the quality fi nishing that has been put into the spacious condominiums, this is excellent value. Here is your opportunity

to buy in Maple Ridge’s newest emerging neighbourhoods. “The maintenance fees are also quite low,” he adds.

“More than 50 per cent of the homes are sold but there are still many available that off er water views,” says Liberatore. “We are seeing fi rst time buyer to the downsizer to the investor to everyone in between, all who are impressed with both the price and quality of these homes. We off er the best value for the product any-where in Maple Ridge.”

For more information, call 604-453-4965, email Paul Liberatore at [email protected] or visit www.RiversEdgeLiving.ca. The Sales Centre and show home is located at 11580- 223rd Street, Maple Ridge. It is open Saturdays and Sundays from noon to 5 p.m. or by appointment anytime. Your new home is move in ready.
