In northern Alberta, Ledcor is supporting Suncor Energy in the development of a new mine that’s been called one of the top oil sands assets in the world.

The Fort Hills project is situated in the Athabasca region, 90 kilometers (56 miles) north of Fort McMurray. Jointly owned by Suncor, Total E&P Canada, and Teck Resources, the open-pit mine is scheduled to produce fi rst oil in late 2017.

The scale of this project cannot be

understated. Fort Hills will process 110 million metric tons (121 million short tons) of oil sand per year, yielding around 180,000 barrels of bitumen per day at peak.

Our role in this project is as diverse as it is wide. We’ve been on site from the very beginning, working on everything from the water supply, to the crew camp, to the multi-stage extraction systems. To do that, we’re drawing on resources, equipment, and expertise from all over Ledcor.

This high degree of integration allows Suncor to focus on what they do best, instead of on managing multiple contracts and partners. Once all is said and done, it will mean simplifi ed logistics, simplifi ed planning, and better project outcomes.

Here, we take a closer look at all of the pieces that are coming together at Fort Hills. It’s just one example of how One Ledcor—diverse, yet united—is out there every day moving complex projects forward.

1 BRINGING IN THE CREW AND FLEETWhile our crews fl y into Fort Hills, the Ledcor-owned fl eet of heavy construction and earthworks equipment also makes its way to the jobsite. That fl eet is operated and maintained exclusively by our own employees on the ground.

2 FABRICATING THE COMPONENTSJust south of Edmonton, in Nisku, Alberta, we get to work on the fabrication and assembly of many dozens of modules and panels destined for Fort Hills. These modules will end up in everything from the utilities corridor to the primary extraction facility.

3 BUILDING THE CAMP, UTILITIES, AND COMMUNICATIONSWe built a 1,500-bed camp for Suncor’s mine crews, designed to be expandable in the future as production is ramped up. It’s a sizable facility that naturally needs full utilities to support its residents.• Water treatment and storage, including

potable water, fire water, and waste water systems;

• Natural gas conditioning, odorization, pressure letdown, and distribution;

• Electrical, including natural gas power generation and power pole installations for a 13,800-volt system;

• Communications, with over 10 kilometers (6 miles) of fiber-optic conduit, cabling, and termination.

4 SOURCING THE MINE’S WATEROn the edge of the Athabasca River, we get to work building the river water intake facility — first stop in the supply for the entire mine. The build calls for 5,000 cubic meters (177,000 cubic feet) of structural concrete, 100,000 cubic meters (3.5 million cubic feet) of site grading and excavation, and 2,000 meters (6,500 feet) of high-density polyethylene (HDPE) and carbon steel pipeline, and steel driven piles.

On the other side of Highway 63, the river water is sent to stop number two: the raw water pond and wet well. This is the reservoir for all potable and process water, with a working capacity of 60,000 cubic meters (16 million US gallons). We’re taking care of everything from foundational piles, to structural concrete, to HDPE and carbon steel pipelines. The pond itself requires a bentonite perimeter cut-off, 250,000 cubic meters (8.8 million cubic feet) of cut-to-fill material, an HDPE pond liner, and a sump.

6 COMPLETING THE PRIMARY EXTRACTION PLANTWhen Fort Hills is up and running, oil-sand slurry will be sent to primary extraction, where two trains of separation cells start removing the bitumen. This yields a froth of bitumen, water, and clay.

It’s a big job at the heart of the mine. And making it all a reality is a big job for our fabrication crews down in Nisku. They’re responsible for the 47 piperack and process modules that make up much of the plant, as well as the 57 building panels that house everything.

The work in the field at Fort Hills is even larger. Our crews are tackling the mechanical completion of the plant, which will take around 2,000,000 work-hours. That includes piping, tie-ins, and equipment installation as well as erection of the buildings themselves.

5 CONNECTING IT ALLBetween the water intake, the utilities, and the mine’s extraction plants, there are about nine kilometers (five and a half miles) of ground to cover.

We’re building the entire pipeline corridor. It starts with the utility modules that we fabricate down in Nisku. Then, up at Fort Hills, we do the whole installation from excavation, to bedding, to laying, to backfill.

All told, the corridor will house pipelines for natural gas, raw water, drinking water, wastewater, treated water, and effluent discharge — ranging from 10" HDPE to 30" carbon steel .

7. SECONDARY EXTRACTION

7 SECONDARY EXTRACTION, FROM THE GROUND UPAfter primary extraction, bitumen froth is sent to secondary extraction. That’s where it’s mixed with solvent and sent through two stages of counter-current settlers to remove asphaltenes, sand, and excess water. The bitumen then goes to a solvent recovery unit; the final product is marketable bitumen.

To build secondary extraction from the ground up, we’re working together with Sunlake, the Canadian subsidiary of SK Engineering & Construction (SK E&C).

Our focus here is on extensive civil works in twelve distinct work areas. We’re doing the excavation and foundations for froth tanks, bullet vessels, pumphouses, e-houses, piperacks, and underground sumps and

pipelines. It’s a large civil project, with a forecast of 500,000 work-hours.

Along the way, we’ll drive 2,733 piles. If lined up end to end, they would stretch 59 kilometers (37 miles).

We’ll excavate approximately 260,000 cubic meters (9.2 million cubic feet) of material, and complete 305,000 cubic meters (10.8 million cubic feet) of backfill.

We’ll install over five kilometers (three miles) of carbon steel and HDPE pipe.

And we’ll pour 21,000 cubic meters (742,000 cubic feet) of structural concrete, 17,500 cubic meters (618,000 cubic feet) of lightweight cellular concrete, and 19,000 square meters (205,000 square feet) of concrete paving.

GOING FORWARD. TOGETHER.Of course, this is just one snapshot of one of our projects with Suncor. As a long-term partner, we’re looking forward to being there, supporting them, as they continue to build and expand — at Fort Hills and beyond.

CHEVRON CENTRAL RELIABILITY CENTERCHEVRON PROJECTS COMPANY

EL SEGUNDO, CALIFORNIA. This offi ce and training facility is located in the heart of the Chevron El Segundo Refi nery, requiring special care to adhere to the refi nery’s strict safety culture.

In fact, our safety excellence on the project earned us Chevron’s

2013 and 2014 Gold Star Award; the highest safety award a contractor can achieve.

The facility includes a structural steel two-story offi ce building with an attached pre-engineered one-story full-service cafeteria and kitchen, for a total building area of

about 7,600 square meters (81,800 square feet).

Since 2004, Ledcor has worked together with Chevron on over 80 light industrial construction projects across North America.

INDUSTRIAL BRANCH FACILITYACKLANDS-GRAINGER

FORT MCMURRAY, ALBERTA.This new facility for Acklands-Grainger — Canada’s largest distributor of industrial, safety, and fastener products — includes a warehouse, offi ce space, showroom, wash bay, and mezzanine.

At 10,000 square meters (110,000 square feet), the design-build project is the largest branch facility to date for Acklands and was designed to be attractive and

cost-eff ective within a challenging northern climate. The project utilized Canams’ Murox system that was prefabricated in Quebec and shipped to site to build within the narrow building cycle in northern Alberta.

Construction was completed in February 2015 and received full occupancy on March 11, opening to the public on March 30th.

YVR A-B CONNECTORVANCOUVER INTERNATIONAL AIRPORT AUTHORITY

RICHMOND, BRITISH COLUMBIA. This multi-phased project includes demolition, renovation, and a new extension to the south end of the Vancouver International Airport (YVR) Domestic Terminal Building.

We wrapped up the initial phases of the project with the offi cial opening of the expanded domestic terminal, known as the A-B Connector, on January 13. The expansion created a centralized circulation hub, improving passenger fl ow, and providing a wide range of new facilities including dining and shopping options.

The new four-story structure features an enclosed baggage handling hall with an expedited baggage system. The project also added four new apron-drive passenger

bridges, creating more space for boarding passengers. The building’s design celebrates British Columbia’s interior and is anchored by a contemporary art piece: The Rivers Monument, by artist Marianne Nicolson.

Now in the fi nal phases of the project, we are continuing to work on seismic upgrades, Level Two arrivals, and a tie-in to Pier A. This work is scheduled for completion in winter 2015.

To accommodate the daily operations of an airport that hosts 17 million passengers a year, Ledcor works closely with the YVR Airport Authority to maintain security, scheduling, and passenger access around the clock.

CANARY DISTRICTDUNDEE KILMER DEVELOPMENTS

TORONTO, ONTARIO. This summer, the city’s newest neighborhood, the Canary District, welcomed over 10,000 athletes and officials for the Toronto 2015 Pan Am/Parapan Am Games.

Completed five months before the athletes were set to arrive, the award-winning village will be converted after the games into a mixed-use community with affordable housing, market condominiums, retail, and George Brown College’s first student residence. It will also feature a YMCA and a new streetcar line adjacent to the seven-hectare (18-acre) Corktown Common park.

Ledcor formed a joint venture with EllisDon to construct the project, which was designed by an integrated team to target LEED Gold standards. The project has completely transformed a long-disused section of the formerly industrial West Don Lands.

QUINTET PHASE 2CANADA SUNRISE DEVELOPMENT CORP.

RICHMOND, BRITISH COLUMBIA. Phase two of construction is now underway on Quintet, a multi-tower condominium development south of Vancouver. When finished, the development will boast five residential towers, each 14 to 16 stories, over four stories of parking, along with ground-floor retail space.

Totaling nearly 71,000 square meters (762,000 square feet), Quintet will also house a Trinity Western University satellite campus and a City of Richmond community center (both of which Ledcor has also been retained to build). On the roof of the central parking garage, an innovative above-ground private park will

connect all five towers and feature landscaped gardens, ponds, and canals in the heart of the city.

Richmond is situated on a river delta with a high water table, so the entire development site has been covered by a raft-slab foundation that is 1.7 meters (66 inches) thick in places. To keep the water table low during construction, we rely on dewatering equipment to pump out as much as 15,000 liters (4,000 gallons) per minute.

Throughout construction of the concrete structure, four tower cranes were working on site, as well as additional mobile cranes as required.

10TH AVENUEALBARI HOLDINGS & WAM DEVELOPMENT GROUP

CALGARY, ALBERTA. Located in the western end of the vibrant, mixed-use Beltline area, this large residential project is ideally situated close to the best urban amenities the city has to offer.

With 444 rental suites spread across one 19-floor tower and one 36-floor tower, the development is targeting LEED certification. A three-story podium joins the two towers, which will be home to commercial space as well a gymnasium, yoga studio, and common room for residents.

Completion is scheduled for late fall 2016.

MARINE GATEWAYPCI DEVELOPMENTS CORP.

VANCOUVER, BRITISH COLUMBIA. Slated for completion in October 2015, Marine Gateway is a mixed-use community fully integrated with the Metro Vancouver transit system and designed to meet LEED Gold standards.

Totaling 140,000 square meters (1.5 million square feet), the development includes a twenty-floor office

tower with green roofs and accessible landscaped terraces on three floors, a 461-unit residential tower, and a three-level podium with commercial facilities. Those facilities include a fitness center, a supermarket, restaurants, banks, medical services and an 11-screen movie theater.

MNP TOWEROXFORD PROPERTIES GROUP

VANCOUVER, BRITISH COLUMBIA. We will soon be completing construction on this dramatic and modern AAA office tower in downtown Vancouver. Designed by the world-renowned architectural firm Kohn Pederson Fox, the MNP Tower rises 36 stories with a waterfront view, connecting seamlessly with the neighboring Guinness Tower.

The technically challenging build included curved and shingled glazing, preservation of the heritage facade of the University Club at ground level, and multiple connections and renovations to surrounding buildings on a complex and tight site. MNP Tower is targeting LEED Gold Core and Shell designation.

KELLY RAMSEY TOWERPANGMAN DEVELOPMENT & KELLY RAMSEY LP

EDMONTON, ALBERTA. Located in the downtown core, this 26-story office tower with a four-story podium includes original brick and limestone facades from two historical buildings on the project site.

The building facades were carefully dismantled piece-by-piece, then cataloged and stored off-site to be reapplied to the new podium.

Many of the original windows will be replaced with modern, energy-efficient replicas. It’s one part of the strategy to help the development meet LEED Gold standards.

Ledcor is acting as the construction manager on this project, working on an aggressive timeline to meet lease agreements with future tenants. BIM technology is being used throughout design and construction, which allows for tighter collaboration and a full 3D schedule of every stage of the project.

Completion is scheduled for October 2016.

SOUTHERN HILLS SKILLED NURSING FACILITYLAS VEGAS, NEVADA

LAS VEGAS, NEVADA. In January 2015, we completed Southern Hills Skilled Nursing Facility. At 6,400 square meters (69,000 square feet) and 120 beds, it is one of the largest skilled nursing facilities in Nevada. In fact, it is nearly twice the size of typical skilled nursing facilities.

This was our first project with this client, and we now have five similar projects across the Southwestern U.S.

BUILDING

ACURA CENTRE OF SASKATOONFFUN ENTERPRISES

SASKATOON, SASKATCHEWAN. This Acura dealership was a fast-track design-build project, with just 14 months from first design meeting to substantial performance.

Working closely with the local owner’s rep and Omniplan Automotive Retail Facility Planners, we had to navigate several challenges including phased permitting, a high water table, and difficult winter conditions. Referencing his experience in the construction of over 30 dealerships, the local owner’s rep commented that this was the smoothest project he had ever collaborated on.

The dealership consists of over 1,100 square meters (12,600 square feet) of steel-frame showroom and offices and an additional 800 square meters (8,500 square feet) of pre-engineered shop area.

GRAND RAPIDS PIPELINETRANSCANADA CORPORATION

WEST ATHABASCA TO EDMONTON, ALBERTA. Work continues on a four-year pipeline project for TransCanada that will connect the west Athabasca oil sands to the Edmonton area, about 460 kilometers (286 miles) away.

Started in late 2013, the Grand Rapids Pipeline (GRP) project is a dual-pipeline system that will transport both blended crude bitumen (dilbit) and diluent.

In total, Ledcor is responsible for constructing about 850 kilometers (528 miles) of new pipeline from the northern MacKay Terminal to the Heartland Terminal near Fort Saskatchewan. This past winter, our crews were focused on a critical segment near Wandering

River, about 200 kilometers (124 miles) south of Fort McMurray.

TransCanada has been a client of Ledcor for many years; our strong relationship with the company and our exemplary safety record on pipeline projects were both key factors in being selected for the contract.

At the peak of the project, we will have up to 1,200 people working with the two pipeline spreads and will be bringing in up to $150 million of new equipment. The GRP is expected to go into service in stages, starting with dilbit service in mid-2016. Ultimately, the full system will be able to move up to 900,000 barrels per day of dilbit and 330,000 barrels per day of diluent. It’s scheduled for completion in 2017.

HANGINGSTONE EXPANSIONBANTREL

NISKU, ALBERTA. We recently completed a module fabrication and assembly contract as a part of the expansion of the Hangingstone oil sands project, located about 50 kilometers (31 miles) south of Fort McMurray, Alberta.

Hangingstone is jointly owned by Japan Canada Oil Sands Limited and Nexen Energy. Bantrel is providing the engineering, procurement, and construction services

for the expansion, which will see the development of upstream production and processing facilities to support a bitumen capacity of 20,000 barrels per day, expandable to 30,000 barrels per day.

Our work included fabrication and assembly of 17 well-control modules and steam letdown stations, five drain stations, and four valve skids. Up to 450 people worked on this project at our Nisku fabrication facility.

POLYETHYLENE 1 EXPANSIONNOVA CHEMICALS CORPORATION

JOFFRE, ALBERTA. We are entering into the final stages of a major expansion of NOVA Chemicals’ manufacturing facility just east of Red Deer, Alberta.

This is one of the largest production complexes of its kind in the world, producing over 2.7 billion kilograms (six billion pounds) of ethylene and nearly 1.1 billion kilograms (2.5 billion pounds) of polyethylene annually.

The expansion will add a single-train, linear low-density-polyethylene unit, increasing capacity by 431

million kilograms (950 million pounds) per year. Ledcor’s work also includes off-site pipe fabrication and assembly of piperack modules.

Site mobilization began in June of 2013. The project will call for an estimated 2.5 million work hours in total, with project completion forecast for Spring 2016. The workforce will peak in late summer 2015, and is expected to exceed 700 Ledcor personnel.

VANCOUVER, BRITISH COLUMBIA. Thanks to three recent additions to our marine fleet, Ledcor continues to cement our position as one of the largest marine operations serving natural resources and industrial customers in southwest BC.

We recently took possession of two new 80 meter flat-deck heavy cargo barges, equipped with a deck strength of over 14,650 kilograms per square meter (3,000 pounds per square foot). Designed for versatility, the barges can accommodate bulk commodities, containers, equipment modules, and construction materials.

We also acquired a 1,200-horsepower tugboat, christened the “Bill Ledcor”, which is capable of tandem towing our larger 80 meter (263 foot) barges. It will be primarily deployed in the Fraser River supporting current operational demand.

The arrival of the new barges and tug supports continued rapid growth for Ledcor’s Marine Division, which, including these three new assets, will add a total of three tugboats and eight barges to its current fleet of six tugboats and 15 barges within the coming year.

YELLOWKNIFE, NORTHWEST TERRITORIES. Ledcor’s Summit Air has announced the purchase of a second Avro jet to meet demand in Canada’s North.

With the delivery of the jet in spring of 2015, Summit Air is uniquely equipped to move work

crews between remote, high-value project sites and major population centers like Edmonton, Calgary, Vancouver, and Toronto.

The Avro RJ85 is a 100-seat, short-haul passenger jet, off ering modern, effi cient operations on

fl ights up to 2,800 kilometers (1,500 nautical miles).

In addition to the Avro jets, Summit Air operates a fl eet of helicopters and other fi xed-wing aircraft throughout Alberta, British Columbia, Northwest and Yukon Territories.

MACKENZIE VALLEY FIBRE LINKGOVERNMENT OF THE NORTHWEST TERRITORIES

MACKENZIE VALLEY & BEAUFORT DELTA, NORTHWEST TERRITORIES. The Mackenzie Valley Fibre Link (MVFL) project is a Government of the Northwest Territories (GNWT) initiative to provide state-of-the-art fi ber optic telecommunications for communities in the Mackenzie Valley and Beaufort Delta regions. This project will be a major infrastructure milestone for Canada’s North, connecting several remote communities to Canada’s existing high-speed fi ber grid.

The Northern Lights Fibre Consortium — a partnership between Ledcor and Northwestel — was selected in late 2014 by the GNWT to design, build, fi nance,

operate and maintain the system, following a multi-year procurement process.

The current phase of the MVFL project involves the installation of 1,154 kilometers (717 miles) of high-speed fiber optic telecommunications cable from McGill Lake in the south to Inuvik in the north. Beginning in early 2015, the construction phase will take place over two winters and one summer season. Following the completion of MVFL’s construction phase, network commissioning will take place in August 2016.

When completed, the MVFL system will facilitate improved delivery of health, education,

business opportunities, and social services to remote communities in the Northwest Territories. Seven communities will be served directly by the project, with possible future access to an additional fi ve communities in the region using microwave systems to connect with the MVFL system.

Additionally, the MVFL project will support further expansion of the Inuvik Satellite Station Facility (ISSF) by its international partners, positioning the facility as one of the leading sites for tracking and receiving real-time data from polar-orbiting satellites used for scientifi c, mapping, weather surveillance, and other purposes.

HOCKEY HELPS POST-SECONDARY STUDENTS KELOWNA, BRITISH COLUMBIA. 130 enthusiastic amateur hockey players came together for a charity tournament to raise funds for post-secondary scholarships.

Ledcor hosted the 10th Annual Korol Cup Hockey Challenge once again, with volunteers and participants drawn from across Ledcor and from our industry partners. Thanks in part to a corporate donation match, this year’s tournament raised $58,000 for the Korol Endowment Funds. Participation in the event has tripled since its inception.

The tournament and endowment are named in honor of Trevor Korol, who was at the beginning of a promising career at Ledcor when a plane crash claimed his life in 2008. To date, we have provided scholarships for more than two dozen students at three western Canadian institutions: NAIT in Edmonton, SAIT Polytechnic in Calgary, and BCIT in Vancouver.

SUPPORT FOR THE NEVADA BLIND CHILDREN’S FOUNDATIONLAS VEGAS, NEVADA. Thanks to the generosity of our team in Las Vegas, Ledcor recently presented the Nevada Blind Children’s Foundation (NBCF) with a $10,000 contribution to help meet the unique needs of blind and visually impaired infants and children.

The NBCF’s ultimate goal is to build Nevada’s first school for the blind. Today, the foundation offers free educational services that include tutoring, assistive technology, recreational activities, education for parents, peer-to-peer relationship building, and a braille library.

“We are incredibly grateful to Ledcor for its ongoing support,” said NBCF CEO Emily Smith. “We look forward to using funds from the company’s donation to continue helping Nevada’s blind and visually impaired children reach their full potential.”

RECOGNIZED FOR SAFETY AT KEARL OIL SANDSFORT MCMURRAY, ALBERTA. Ledcor has been recognized by our clients for our exemplary safety performance on the Kearl Oil Sands Project in northern Alberta.

Kearl is jointly owned by Imperial Oil and ExxonMobil Canada and is one of Canada’s largest open-pit mining operations. Senior representatives from both companies recognized our team as a whole for safety performance and culture, and also honored Craig Boyd, Brendan Eggen, and Shannon Basso with individual awards for safety leadership.

SILVER FOR MAJOR P3 PROJECTTORONTO, ONTARIO. In November 2014, we were honored to receive the Silver Award for Infrastructure at the 17th Annual Canadian Council for Public-Private Partnerships (CCPPP) conference.

The council gave us and our consortium partners the award in recognition of the South Fraser Perimeter Road (SFPR) in Metro Vancouver, a $1.3 billion highway

that remains one of Ledcor’s largest civil construction projects to date.

A new addition to British Columbia’s Highway 17, the SFPR is a 34 kilometer (21 mile) four-lane expressway built by the Fraser Transportation Group consortium, with Ledcor as one of the key contractors. The project was completed for the British Columbia Ministry of Transportation & Infrastructure in late 2013.
