WHAT IS BUILDING FOR LEWISHAM? The Building for Lewisham programme will build new social homes across Lewisham. These new homes will mainly be delivered by the Council’s housing company, Lewisham Homes. Housing is in short supply across Lewisham and creating new council homes is crucial to addressing the growing pressure on Lewisham Council’s waiting list.

We work hard to help residents by building genuinely affordable, high-quality council housing, while supporting sustainable and diverse communities throughout Lewisham.

As well as building much needed social homes, Lewisham Homes has a community investment programme where we involve the community to ensure that additional benefits are provided for local residents.

We do this by offering training and job opportunities for local people and work collaboratively in finding ways to improve to the area.

WHAT ARE OUR AIMS?Our main aim is to deliver much needed social homes for the residents of Lewisham, helping to meet the needs of the community.

Some 2,300 Lewisham families are currently living in temporary accommodation, of which over 700 people stay in nightly paid accommodation. Building new homes means we are able to help families move out of temporary and emergency housing into a home of their own.

A number of sites are being considered for development and we are keen to work with and understand the views of the community. As part of this programme we want to hear what you think about proposals to build new homes at Greystead Road Estate.

WELCOME TO THE CONSULTATIONWe’d like to hear your thoughts on our plan for new housing on the Greystead Road Estate. As someone who lives on the Estate or in the area, we would be very grateful for your feedback on our proposals to build new council homes here.

Many of you will be aware that parts of Greystead Road are being considered for additional housing. As part of this there will also be the opportunity to provide landscaping improvements to the Estate.

This presentation takes you through our proposals step-by-step, setting out our vision for additional homes and the benefits they will bring to the community.

After reading the material you will see there are a number of ways to provide feedback, this will then be shared with our design team who will rework the proposals ahead of a further public consultation later this year. We are keen to understand your views on the initial proposals we are presenting.

GREYSTEAD ROAD

THE EXISTING SITELocated in Forest Hill, the Greystead Road Estate contains two areas identified for infill development by Lewisham Homes, located at A & B on the map on the right.

As part of our proposals the garage area would be redeveloped and an additional block would be built on the estate, new landscaping options will also be explored.

The Estate is bordered by Honor Oak Road to the east, Ivestor Terrace to the north, rear private gardens to the properties facing Netherby Road to the west and Fairlawn School to the south.

Greystead Road also has good transport links with bus routes nearby and Honor Oak Park station just a eight-minute walk away. We believe, there is a positive opportunity to add to the existing Greystead Road community and provide new homes for Lewisham residents.

YOU SAID, WE LISTENED…In November 2020, the Lewisham Homes team met with residents who live on the Greystead Road Estate to understand feedback on the issues facing the area and explore the idea of potential development on the site. A Zoom webinar was held by the Lewisham Homes team and the architect to discuss the potential for new homes. This gave the community the opportunity to share their views that could then be taken into account when developing initial plans for new homes on Greystead Road. We also invited residents to share feedback via the consultation website, www.greysteadroad. commonplace.is.

The Lewisham Homes Community Engagement team also asked those on the estate to complete a survey to find out more about initial thoughts on potential new homes. In total we received 19 completed surveys. Here are some of the comments made and how they have helped shape our priorities:

The estate would benefit from better landscaping and improvements to the green space

I have concerns about my daylight being compromised.Parking is already an

issue in and around the site, so I am concerned about an increase in congestion and traffic

WE DID:• As part of any planning application a detailed privacy, daylight and sunlight survey will be

undertaken to assess any impact on neighbouring residents.

• Traffic calming measures will be introduced and the proposal will be car free, to help reducethe congestion currently on site to improve the safety of residents on the estate.

• We are committed to working with contractors to ensure that noise, traffic and disruption iswell-managed and the affects to residents are minimal. A robust construction managementplan will be put in place to minimise disruption to local residents during the building of thenew homes.

• Landscaping upgrades will be included as part of the proposals to ensure improvements tothe overall environment for residents.

NEW HOMES AT GREYSTEAD ROADOur proposals will introduce two new blocks to the Greystead Road estate, providing 48 high quality homes for the local community.

The new buildings are proposed to be located at point A and B on the map to the right.

There will be also be significant landscaping improvements made to the estate for residents to enjoy. We believe our proposals are sensitive to the surrounding area and will make a positive contribution to both the estate and the wider Forest Hill

community, providing much needed homes for Lewisham residents.

Listening to local residents views about our plans for new homes is an essential part of creating quality new homes and communities.

We are proposing to build two new housing blocks on the estate, providing 48 new homes. The proposed blocks will be a maximum of 5 storeys in height and will provide a range of residential units for social rent. In addition, improvements to the estate amenities and landscaping are key features of the scheme. We are proposing to provide:

OUR COMMITMENT TO CONSIDERATE CONSTRUCTIONWe recognise that construction work can be disruptive. As with all Lewisham Homes sites, we will ask our contractor when they are appointed to be part of the Considerate Construction Scheme (CCS).

This commits the project team and all contractors to respect the community, protect the environment, and ensure the area is safe for residents and workers at all times. You can read more about the scheme by visiting ccscheme. org.uk

Lewisham Homes will work hard at every stage to minimise construction disruption for local residents. We will ensure that noise, dust and traffic impacts are mitigated and well-managed, and the disruption is kept to a minimum, as far as possible.

If the scheme gains planning approval, we will work with local residents to create a construction management plan. This will include agreed working hours and designated contact details of a member of our team should residents have any questions or concerns.
