BRIEF OF REQUIREMENTS AND SCOPE OF WORKS Item Detail Specification Comments1. Background The facility will house Symbion’s Brisbane distribution

operations. The building must be partially handed over to Symbion by 01/11/16 to allow Symbion to commence a 10 months to fit out and be operational in late 2017.

GLENN TO UPDATE. This document is intended to provide enough information to allow detailed costing for the base building work. This brief is based on Symbion’s recently completed Melbourne facility at Keysborough and Brisbane’s proposed facility at Acacia Ridge. Note has not been adjusted for local conditions. Any references to Victorian standards etc. are to be replaced with local equivalents.Symbion will undertake extensive fitout works that will entail certain elements of the base building works. These items have been highlighted within this brief and should be coordinated as activities by the developer however acknowledged as excluded from the base building works.

Typically Symbion distributes pharmaceuticals to neighbourhood chemists, stocking them on a daily basis mostly via small vans i.e. high movements of small vehicles. Product supply into the facility is via larger vehicles (B Doubles and articulated vehicles) with small numbers of movements.

The site will be highly mechanised and will house stock much of which is temperature sensitive and must be kept below 25 deg and is a high security risk.

1.1. Building Performance Benchmarks:Base Building Design Plans

Overview:The facility will house Symbion’s Brisbane distribution operations. The building must be complete and handed over to Symbion by 01/11/16, Symbion will take 10 months to fit out and be operational in late 2017-. The lease on Symbion’s current premises is month by month.The site will be highly mechanised and will house roughly $50m in stock much of which is temperature sensitive and must be kept below 25 deg and is a high security risk.Typically Symbion distributes pharmaceuticals to neighbourhood chemists, stocking them on a daily basis mostly via small vans i.e. high movements of small vehicles. Product supply into the facility is via larger vehicles (B Doubles and articulated vehicles) with small numbers of movements.The facility must have flood and overland flow immunity.The road networks accessing the facility must not be adversely impacted by flood and overland flow.Note that the site is subject to overland stormwater flow. Building Performance Benchmarks: FM Global standards must be achieved for all elements

building envelope, materials and all fixtures andand fittings. Specifically Refer 1.5 and Section 5, Building Services

Exceed BCA Section J for building envelope thermal performance. The client wishes to minimise the running and maintenance costs of the entire facility, and in particular the large temperature controlled spaces must be airtight, at minimum section J compliant for building insulation and services, and preferably perform at an energy level well below section J outcomes. Minimum requirements for temperature controlled spaces are listed further in this brief.

Facility Components:The facility comprises the following components:(Note - Security requires each of the building components and any associated parking to be physically separated. The relationship of the components outlined below and shown on the plan is to be maintained.)

two levels, the lower level to house predominantly staff facilities.

o Despatch, a non-air-conditioned environment (capable of a/c retrofit structurally) with a serviceable length of 80 metres and a full width cantilevered canopy. Despatch is to be separated from the rest of the warehouse by full height PIR panels (Refer 2.12) and serviced by multiple roller doors with canopy. This is a clear area used for loading totes into vans. Infrastructure including structural capacity for AC roof platforms, trimmed areas for future penetrations and electrical capacity is to be provided within the build for “future” air conditioning.

o Controlled Warehouse, the central air-conditioned zone, will house the mechanised picking and packing system. This is an airtight environment that must be maintained below 25 deg. Infrastructure including AC platform as noted on the drawing, trimmed horizontal penetrations for all supply and return ductwork, electrical connectivity for all AC equipment. is to be provided within the build for the air conditioning system to this area selected by the client to this area .

o Receiving, a non-air-conditioned environment (capable of a/c retrofit structurally), separated from the rest of the warehouse by 150mm full height PIR panels (Refer 2.12) and serviced by multiple roller doors with canopy. This space is a more typical pallet racking environment. Infrastructure including structural capacity for AC roof

1.2. Compliance with Authorities

Note Symbion will be responsible for DA application fees and charges including contributions.Beyond the DA phase, the Developer is responsible for the fees, charges and requirements of all authorities, referral agencies, councils, Main Roads, service providers and nominated performance benchmarks, generally but not limited to compliance with all BCA, Authority and FM Global requirements.In particular;– means of egress for occupants based on Symbion’s racking,

conveyor layouts to the warehouse and office fitout; Subject to Schedule of Rates as attached to the Agreement for Lease.

– Smoke and Fire controls required;– Fire rating requirements of materials and structure;– Safety in design;– Sprinklers, hose reels and hydrants and any other fire

the minimum height from finished floor level to the underside of the rafter or haunch. i.e. the maximum storage height internally to the facility.Further to the above a requirement is to achieve a minimum height (underside of rafter) of 11.5m clear 4m from wall.

It is also critical that the product racking be provided with a thermal layer clearance below the roof / structure to protect product from temperature rise at high level. o External pavements in loading/unloading areas where forklifts operate shall have slopes not greater than 2% preferable in one direction. Grade to direction of truck in parked position and near 0% grade perpendicular to truck

o Provide an external cantilevered awning area. Provide bird proofing to all awnings consisting of black netting mesh, with heavy-duty black nylon zippers to allow access to light fittings for maintenance purposes, or similar.
