When I was about four and pushed my brother into a shallow well to see what would happen, my mind probably wasn’t swirling away in deep contemplation about the consequences such an innocuous nudge in the right direction might reap.Apart from the fact I was obviously an absolute horror of a child, the moral of this and countless other stories, is that decisions and their resulting actions have implications.

And life is full of decisions; lots and lots of decisions.

Apparently we make, roughly, 226.7 decisions just about food in a single day, with the total number of daily decisions in the thousands.

While I’m not entirely sure what .7 of a decision actually is, what the numbers don’t tell you is some decisions make a much larger splash (like my brother) than others, and along these lines, decisions about house and home can be tsunamis.

And before even a single nail has been hammered into your potential new home or renovation in anger, there’s a multitude of decisions to make. So in this issue Cymon Allfrey

discusses the cost of architecture and the importance of spending your money in the right place.

If any price isn’t even close to the right price, then there’s a new product on the market called Draught Right, which takes laymen on a step by step course to producing building plans good enough to get council consent.

Understanding the cost of engaging an architectural designer versus opting to build a home from the pages of a catalogue is about measuring influence over time against the ultimate goal to build the perfect structure for you, your family, your site and your budget.Consider it a curve of influence, with the curve rising in an upward arch, illustrating that at the start of a project the ability to influence is great, while at the end it is not.

Choosing to build with a group housing company sees basic decisions determined at the outset. For example, how big the home is, the materials to be used and so forth.

While you are able to make some amends, a generic plan is the starting point and hence your ability to influence is decreased.

While you may have had influence over choice, you have not had an influence over all decisions. Consider it in terms of shoes, you have selected gumboots over work boots, but not been able to select black over brown. Your options and hence decisions are limited. You are effectively entering the curve of influence half way up the line.

Engaging a design professional is about understanding your budget. While working with an architect or architectural designer will generate fees, this does not result in a change to your budget, as your budget is not usually a variable.

It is essential however, that you openly discuss your budget with your designer

and ensure there is parity between this and your brief. While there may be some tough discussions to be had at this point, this is the time to have them. Having these discussions part way through the process will only cost you more time and money in the long run.

From the set of drawings your designer then presents you with, it is you who then makes the decisions around which bells and whistles are included in the final product.

It is important to understand that the fees associated with a designer are intrinsically linked with the time they invest in understanding your needs, and how to respond to your brief and site in the most appropriate way.

Engaging a designer at the earliest point in the process will generate the greatest result. By working with someone who doesn’t attribute value to the process, will see you start further up the curve of influence, meaning you are passing up the chance to maximise your results.

You are also less likely to control the time and money spent on your project, should you opt to engage a designer part way through the build. Once the foundation has been laid, you can’t change the size of your structure, unless you are prepared to pay.

For many, building is a once in a lifetime undertaking, and for all, is a big outlay of money. Quality doesn’t have to come at a cost and should never be sacrificed – so ensure you are investing in the right outcome and stepping into the curve of influence at the lowest possible point.

“The building is very different from the stereotypical local concrete and glass structures, being predominantly timber, and has modernist style overtones. This includes splashes of colour (the various doors around the building) clean sleek lines and full height windows, doors and cabinetry,” Box Living CEO Dan Heyworth says.

project in Wellington, 2009. The design proposal gained entry into the prestigious US Department of Energy’s Solar Decathlon in 2011, where the team built the house and travelled it to America to compete against 19 other houses from around the world.

First Light was awarded first prize in Engineering and first equal in Hot Water and Energy Balance, second place in Architecture, third place in Market Appeal and third place overall in the Solar Decathlon; a pretty good feat for Kiwis on a global stage.

The house has since scooped additional awards in New Zealand including the 2013 NZIA (New Zealand Institute of Architects) award for International Architecture, and commendations in Sustainability, Clever Wood Solutions and Residential Architectural Excellence in the Timber Design Awards 2011.

“The first build of the second version of the First Light home is a more affordable factory-built home designed for New Zealand. This build is located in Whakahoro (Blue Duck Station) approximately an hour from Tongariro National Park,” Nick Officer from First Light says.

“It was factory-built and delivered to the site where the watertight envelope was erected in a matter of days. The interior, finishing and landscaping is under construction now and we expect it to be finished in November/December.”

The genuine belief that energy efficient architecture is the way of the future is the key principle behind First Light’s designs.

You wouldn’t think to place luxury and shipping containers in the same category, but during the years converted shipping containers have become a statement, offering architecturally designed, compact homes and commercial buildings which truly stand out in style.

Out of the box

The Cubular Pacific was designed and built in Mount Maunganui and uses two 40ft containers to create a chic little getaway home with two bedrooms, kitchen and bathroom.

Light and spacious, it is structurally robust, watertight and solid in construction, while at the same time easily transportable and re-locatable. The container buildings are designed to allow transportation via truck or rail.

The flooring is engineered wood, Blackbutt, an Australian hardwood, the ceiling poplar plywood with recessed LED lighting, and the walls plywood painted with Resene alabaster. It is well suited to the harsh sun and sea spray conditions of New Zealand, making it the perfect summer bach.

It has double glazed aluminium windows and full insulation. Louvers are also used to control airflow and big sliding doors on ether side open up the space to the outdoors.

The Corten steel exterior is painted in matt black and pillars of western red cedar on either side of the joinery create a distinctive design feature.

Chances are you haven’t thought about the health of your home’s roof in quite sometime and you are not alone. Roofs are often the first feature to be forgotten about or pushed to the side when it comes to home improvements.

But a poorly maintained roof could spell disaster for your home, making it susceptible to leaks, water damage and drafts.

Summer’s warm, dry weather is the perfect time to take stock of your roof’s condition and assess if it needs minor repairs or a complete overhaul.

Roof check up

It is easy enough to assess the condition of your roof without the help of a professional. Pull out the ladder and perform a visual inspection just by looking at the exterior. Your visual inspection should include looking for elements of broken, cracked or missing tiles, loose material around chimneys or vents, signs of mould, rot or moisture and any indication of sagging or slumping.

It is also a good idea to examine your gutters and clear any debris that is blocking water from properly draining off the roof. Poorly maintained gutters can damage the roof and force you to replace it before its lifespan is up.

Clay tiles

Clay tiles are extremely durable and non-combustible which means they have a long lifespan of 50 plus years. They come in a wide range of shapes, textures and colours, including many light colours which can reflect more than 50 percent of the sun’s heat. But because clay tiles are extremely heavy they require additional roof framing to hold their weight.

Asphalt shingles

Asphalt shingles are a popular choice due to the low cost, range of colours, ease of installation and versatility, as they can be used for any style of roof. However, they have a short lifespan compared to many other options on the market of 15 to 30 years. Plus they have the worst environmental track record because they are made from petroleum products that are not recyclable.

Slate

Slate tiles are a sizable financial commitment, but their longevity more than makes up for the price. They can last for hundreds of years making slate an excellent, sustainable roofing option. While Slate is a durable material it can be broken if stepped on and finding a replacement tile can be difficult because they are made in one-off batches.

Metal

Metal roofs are some of the coolest roofs around, both in temperature and style for new homes. Metal roofs are available in copper, aluminium and stainless steel, and often have a high percentage of recycled content. They offer high insulation solar reflectance and durability, often lasting twice as long as wood or asphalt. Aside from its longevity, metal is much lighter than most materials and very resistance to adverse weather.

If you find any sign of damage or deterioration to your roof then it will need to be fixed. Often small sections of roof can be replaced if the problem is isolated however, if the damage is widespread you may need to consider replacing your entire roof.

Material options Re-roofing your entire home can be a costly job, so it is important to make a smart decision about which material will best suit your home. Here are a few key considerations about roof materials to take into account to help you choose the right roof for your home.

Concrete tilesConcrete tiles are less expensive than clay tiles and very versatile because they can be made to look like clay, wood or slate tiles. Concrete is fire resistant, long lasting and low maintenance, but it can break. And like clay tiles concrete tiles require reinforced roof framing to support their weight.

Renovating your home is one thing, but now you can become a draughtsperson who produces plans for building consent – and it’s much easier than you might think and easier than ever before.

Before finding Draught Right 38 year old former film technician and Wellington man, Craig Farrand had limited experience within the building industry.

Since purchasing it in mid July he has been operating the product from home. During this time Craig has obtained several building consents from his work using Draught Right and is excited about the opportunities which lie ahead in this field.

At his current rate of learning and production, Craig intends to become a licensed draughtsman at some stage later next year.

Until then his house and building plans are peer reviewed and certified for council approval using the online help desk that facilitates the Draught Right product.

Drawing on 1970 modernist forms this award winning home appears to be effortlessly simple in design and execution. We talk to architect, Cymon Allfrey, about what makes the Leinster house in Merivale stand out from the crowd.

What was the design brief?The brief was to create a modest, contemporary home designed to accommodate the day to day needs of a couple, while being able to expand with the intermittent return of their adult children.

How did you achieve this? As a response to the gardened local street scene, we set the house generously back from the road. Entering the narrow site centrally you are flanked by solid, single level stained cedar (the garage) and basalt forms.

Once inside the home the entrance gallery bisects the length of the house, offering a central hub that is crossed as you move between the utility, living and sleeping areas. Operating as though a separate apartment,

secondary sleeping and living spaces are found on the first floor and easily shut off when the children aren’t in residence.

How is outdoor entertaining integrated into the design?

Informal outdoor entertaining was a key factor for the homeowners and one which we were able to achieve with the logical positioning of sliding doors - connecting the inside and outdoor rooms with ease. For example, the kitchen effortlessly connects to the northern outdoor kitchen and sun-filled east courtyard.

Does ‘green’ design come into this home?

We wanted the architecture of the home and the planning of the spaces to provide effective passive thermal gain and ventilation.

Cleaning

Window blindsA white cotton glove can do wonders! Make a solution of equal parts white vinegar and hot tap water. Slip on a glove, moisten the fingers in solution and slide your fingers across both sides of each slat.

Carpet stainsFor light carpet stains, make a mixture of two tablespoons of salt dissolved in half a cup white vinegar. Leave to dry and then vacuum. For tough stains, make a paste of one tablespoon vinegar

with one tablespoon of cornstarch and rub into the stain using a dry cloth. Let it set for two days, then vacuum.

Brickwork

Got a brick fireplace? Use a damp cloth dipped in one cup white vinegar mixed with one gallon warm water.

Unclog and deodorise drains

Pour half a cup of baking soda followed by one cup vinegar into the drain. When the foaming subsides, flush with hot water.

Leave for five minutes, and then flush again with cold water. Besides clearing blockages, this technique also washes away odour-causing bacteria.

Smoke odourPlace a shallow bowl about three quarters full of white or cider vinegar in the room where the scent is strongest. The odour should be gone in less than a day.

Chrome and stainless steelApply a light misting of undiluted white vinegar from a recycled spray bottle. Buff with a soft cloth to bring out the brightness.

Grease stainsEliminate grease stains by wiping down with a cloth dampened in a solution of equal parts white vinegar and water. You can also boil two cups vinegar in your greasy pan for about 10 minutes to give it a natural non-stick quality that lasts several months, or boil one cup vinegar and water in a stainless steel pot to melt off stubborn slicks.

Cleaning with rvinegar

Much like baking soda, white vinegar and its apple cider vinegar versions is a staple cleaning solution for your home. With endless uses, here are just a few!

Gold jewellerySoak your jewellery in a cup of apple cider vinegar for 15 minutes before removing and wiping dry. For silverware and jewellery, soak them in a mixture of half a cup of white vinegar and two tablespoons baking soda for two-three hours, then rinse with cold water and dry thoroughly with a soft cloth.

Disinfect toilet bowlsPour two cups white vinegar into the bowl and let the solution soak overnight before flushing.

Remove perspiration discolorationSweat rings around your shirt collars or under the arms are ugly and unattractive. Scrub with a paste made from two parts white vinegar to three parts baking soda. Let the paste set for half an hour then wash. You can also pour vinegar directly on the stain and rub into the fabric before washing.

Asbestos

Homeowners undertaking repairs and renovations in Canterbury can now access a website to learn about the risks associated with asbestos and how these are best managed. The site, www.asbestosaware.co.nz, was developed by the Combined Health and Environment Risks Programme Control Group (CHER) which is made up of government and local body agencies working on the rebuild.

WorkSafe New Zealand CHER spokesperson, Kathryn Heiler says “With over 130,000 homes in the Canterbury region, and a large proportion of those undergoing repairs, it’s important that homeowners and small contractors understand the risks associated with asbestos and receive the best advice to manage that risk.

“It’s imperative that homeowners and small contractors in Christchurch are aware of the requirement to manage asbestos carefully. Asbestos Aware provides a one stop shop where they can access this information,” she says.

Anyone who is about to embark on repairs and renovations should check out the website and make sure they are familiar with what asbestos looks like, how to test to confirm it is present and then how to manage it, if confirmed in your home.

Asbestos creates a health risk only if it is disturbed or broken up and fibres are released into the air. Don’t expose yourself and your family to this risk. If homeowners are commencing work and they think asbestos is involved, take precautions to manage the risk.

Houses built, altered or refurbished between 1940 and up to the 1990s may contain asbestos and the only way to know for sure whether it is present is to have it tested.

It is estimated that more than 70,000 dwellings in Christchurch have asbestos containing materials present. 

Asbestos Aware encourages homeowners to contract appropriately qualified people to test for and manage the removal of asbestos.

Remnants of disturbed asbestos can remain in the home long term if removal is not managed correctly. This can impact on future owners who may be unaware of work that has been undertaken. As a result, it is important that removal is carefully managed.

Homeowners and renovators will be targeted through councils, DIY stores and other key outlets to direct them to the website and encourage them to take note of the advice provided.

Sometimes the best fixes are the simplest. Bunning’s have put together a list of 15 DIY tips anyone can use anyday.

Measure twice and cut onceThis may sound like an obvious one, but it’s a surprisingly common mistake. It always pays to double-check your measurements to make sure they are accurate before you cut.

Rub the edge of your saw with soapMake your sawing easier and smoother by rubbing soap on the cutting edge of your saw. You can also rub soap on the head of your screws to make them easier to screw in.

DIY

everyday Stop your tools from rustingStore a piece of blackboard chalk in each compartment of your tool box that contains a metal tool. The chalk will absorb the moisture and reduce the chances of rust forming.

Always wear proper safety glassesNo matter what DIY you’re doing around the home, if it involves any kind of sawdust or flying particles, be sure to wear safety glasses. When selecting them, make sure they’re tight fitting and fit the contours of your face.

Protect chrome plumbing fittings from tool marksIf you need to tighten chrome shower or tap fittings, wrap the chrome in duct or electrical tape first to stop your wrench leaving marks.

Replacing a missing glue cap If your glue cap goes missing during a job, simply find a screw that’s about the same size as the nozzle and screw it in.

Removing painted over screwsUsing a pair of pliers, heat a small piece of wire with a lighter or match, and then use it to melt the paint out of the screw head.

Screwing into stripped out holesIf a hole is too big for a screw, fill it with a couple of matches or toothpicks first. Then gently place in your screw and tighten it with a screwdriver.

Smooth caulkWhen sealing joints or seams with caulking, simply run your finger along it for a smooth finish. For latex caulk, wet your fingertip with water then run it along the bead. For silicone caulk, use a pair of tight fitting rubber gloves and wet the tip of your finger with methylated spirits.

Protecting paint while removing nailsWhen using a claw hammer to remove a nail, criss-cross a couple of rubber bands across the claw to protect the finish of the surface you’re removing the nail from.

Cleaning groutUse a steam cleaner to bring grout stains to the surface where they can be easily wiped away.

Re-using paint thinnerClean oil based paint from brushes by placing it in a jar filled with paint thinner. Once the brush is clean, cover the jar and wait for the paint and thinner to separate. Once it has, scoop out the clarified thinner into another jar then seal. Leave the dirty jar open to dry out, and then dispose of responsibly.

The best part of summer for me is spending more time outside and I really love the blurring of indoor and outdoor styles, and in today’s world of interior design it is very apparent and becoming more accepted. It not only looks amazing, it increases the size of your home and makes it feel larger and more inviting for maybe/hopefully six months of the year.

It really is possible to have couches, arm chairs, side tables, hammocks, coffee tables, rugs, dining table, and chairs all out under the open skies! All of these items can help you create specific seating areas, or an outdoor kitchen/cooking area, so that it is as comfortable as being inside.

Outdoor fabrics have undergone a revolution and are available in bold, block colours, geometric shapes, as well as the trusty plains and stripes.

Try having fun with ‘Tropicana’ - it all started with pineapples and parrots, and now bananas and flamingoes are out there too. It’s not a look that will last long and is quite kitsch, but would liven up an outdoor entertainment area.

Outdoor furniture is also keeping up the pace. Timber and teak look really cool together and last forever. Wicker is now available in more colours with the introduction of new techniques in making the woven strands out of weather resistant and easy to dye polyester.

Although buying low quality furniture may save you money in the immediate future, you’ll find it will need to be replaced every two - three years. Even at a low price this

figure can add up, so it’s important you’re choosing items based on quality first to stand the test of time and harsh outdoor elements.

Kiwi ingenuity helps create miniature smoke alarm
