And unlike many idyllic waterfront locations, it’s also accessible, within easy reach of the A1 to Edinburgh and Newcastle, while nearby Berwick upon Tweed has a mainline rail service north and south of the border. Historically known as Coldingham Shore, as the fishermen who worked here came from Fisher’s Brae in neighbouring Coldingham, the village officially became St Abbs in the late 1890s after the nearby rocky promontory, St Abbs Head. Nowadays St Abbs and neighbouring spectacular Coldingham Bay, which has one of the finest sandy beaches in Scotland, are world-famous centres for scuba diving, the unusually clear water and underwater scenery being recognised officially in 1984 when the area became Britain’s first Voluntary Marine Reserve. Up again, off the second floor landing, one of the attic rooms has Velux windows to the front and rear, plus a wash-hand basin and vanity unit. While this room has access to eaves storage, the other front- facing attic room has a door leading to a further attic area, most of which is floored. The space and potential in this house is exceptional - and quite unexpected. On the ground floor, the entrance vestibule is a charming feature with a front-facing window, wood-panelling, cornice and tiled floor. A part-glazed front door opens into the main reception hall where the mosaic- tiled floor is another eye-catching feature. Off the hall is a formal dining room, which has a feature fireplace and wood floor, and a good-sized 19ft dining kitchen with fitted units, two electric hobs, double oven, stainless steel sink and multi-fuel stove. There is also a large bathroom fitted with a four-piece suite, and a family room. Ravenscraig is a deceptively spacious semi-villa in one of the village’s most scenic spots, an elevated setting with unrestricted views over the harbour and out across the North Sea and only a short walk from Coldingham Sands. The house has accommodation over three levels and includes three reception rooms, large dining kitchen, two bathrooms, shower room, three bedrooms and two sizeable attic rooms, all of which makes it an ideal family home, albeit in need of upgrading and general decoration. There is an attractive front garden, an enclosed rear courtyard with two outhouses, and a side driveway leading to an attached single garage. The layout is unusual in that it has rooms in unexpected places, such as the bedroom and shower room off a rear upper landing, an excellent arrangement for a guest suite. The main sitting room, which has windows at either end (those at the rear of the property revealing superb sea views of the sea and harbour), is up another level off the first floor landing along with two further bedrooms (one with fitted wardrobes and a wash basin) and a bathroom. The village has a local community centre, rowing club and lifeboat station - nearby Coldingham and Eyemouth have a good range of shops and other facilities - while the new St Abbs Visitor Centre, which opened in March 2011in the old village hall, precariously perched on a cliff edge, is a free resource for visitors and local alike and highlights the history of the village as well as the geology and local flora and fauna. Ravenscraig’s interior is in need of updating but all the basics are here, including oil fired central heating and double glazing. Given a makeover, it would be a stunning permanent home or holiday home in one of the country’s most desirable seaside locations. A win -win situation if ever there was one.
