SituationBroomhill is situated at the foot of the Cheviot Hills, a short distance north of the border with England. The countryside is spectacular, both in its extent and scale, and provides a wonderful backdrop. The historic Royal Burgh of Jedburgh lies approximately 8 miles to the north and is a bustling town with a full range of services including primary and secondary schooling. Primary schooling is also available in the village of Denholm (9 ½ miles). The Cheviot Hills are well known for the high quality livestock they produce. The surrounding countryside is famous not only for its strong agricultural tradition, but also for its incredible beauty, its diverse wildlife and the wealth of sporting and recreational opportunities it has to offer. This part of the south of Scotland is famous for some of the finest shooting and fishing in the country, as well as for its strong equestrian tradition. Much of the local history revolves around The Border Reivers and their cross-border raids and feuds. Broomhill is an ideal base for those who enjoy walking, cycling, riding and country sports. Edinburgh and Newcastle have main line railway stations which, together with the A68, provide excellent communication links to both north and south. There are regular scheduled flights from Edinburgh and Newcastle to a number of UK, European and inter-continental destinations.

Directions (TD9 8TJ)Travelling north from England on the A68 turn left on to the A6088 just north of the border at The Carter Bar (signposted Bonchester Bridge). On entering the small village of Chesters turn right on to the unclassified road; Broomhill is the last property on the left. Heading south on the A68 from Jedburgh turn right for Mervinslaw just north of Camptown. Follow the unclassified road to Chesters for almost 4 miles. Broomhill is the first property on the right on the edge of Chesters.

Conditions of Sale1. Broomhill: Unless specifically mentioned, items not mentioned in the sale particulars are excluded

from the sale.

2. Agri-Environmental Schemes: Basic Payment Scheme (BPS) – entitlement to BPS is included in the sale. Broomhill has 13.1 hectares of Region 1 land. The BPS subsidy, together with Less Favoured Area Support Scheme (LFASS) payment due for 2020 on Broomhill is approximately £3,490 and will be retained by the sellers.

3. Title: The subjects are sold under the conditions in the Title Deeds, rights of way (if any), water rights affecting the same, whether show in the Title Deeds or not. They will be sold as possessed by the seller and no warranty is given.

4. Deposit: On conclusion of missives a deposit of 10 per cent of the purchase price will be paid with the balance due at the date of entry. This deposit will be non-returnable in the event of a purchaser failing to complete the sale for reasons not attributable to the sellers or their agents.
