3 1 B r o m p t o n S q u a r e KNIGHTSBRIDGE SW3
A discreet family house, with one of the largest private gardens in Knightsbridge,
perfectly positioned in the crescent overlooking the communal gardens of Brompton
Square and featuring an additional entrance from Ennismore Gardens. 31, Brompton
Square benefits from full planning permission to develop over 23,000 sq ft of
accommodation; this is a rare opportunity to renovate and extend a magnificent
Grade II listed house to create one of Central London’s largest and finest private
residences.
Brompton Square is one of the earliest developments in the Brompton area and the
crescent houses were originally built between 1824 and 1839. The Square initially
attracted artists, literary and theatrical people, but is now considered one of the
foremost London addresses. Past owners of Number 31 include Henry Luttrell, wit
and poet of society and son of the Earl of Carhampton, the Hon. Michael Astor, the
De Beer family from 1964 until the early nineteen eighties and the High Commission
for Malaysia.
Brompton Square is situated off the Brompton Road, moments from Harrods and the
open spaces of Hyde Park and Kensington Gardens. Brompton is home to a number
of landmark central London locations including The Victoria and Albert Museum,
The Brompton Oratory and the Natural History Museum, as well as being in close
proximity to the world famous, bars, restaurants and shopping that Knightsbridge,
South Kensington and Chelsea have to offer.
The property benefits from a number of historic planning and listed building consents,
the most recent being granted in November 2010. The latest permission finalises
the extent of the basement to approve the current building works and allows the
creation of further bedrooms, entertainment space, a spa complex with swimming
pool, staff accommodation, a car lift and garaging. The basement extension is part
complete with the initial ground works, excavation and secant piling concluded.

Basement
The existing building comprises a Grade II listed house with a part
implemented basement extension. Full Planning Permission and Listed
Building Consent was granted on 4th November 2010, allowing for the
creation of a single dwelling house of just over 23,000 sq ft.
An extension to the roof space has been carried out that incorporates
space for two bedrooms and a new slate and lead roof. The works have
been completed in compliance with planning permissions and conservation
criteria. The property is still in need of extensive work to complete this
magnificent family home. The basement extension has been piled,
excavated, temporarily propped and benefits from a capping beam to the
top of the secant wall; it still requires completion however and substantial
refurbishment works are required to the existing building.
A price has been agreed for the temporary propping system and it is a
condition of sale that the incoming purchaser simultaneously purchases
the propping system with the property; full details on the method and
procedure of a cleared funds transaction can be found in the purchase
contract.
The project has reached a substantial stage of design and there are a
number of design warranties that are assignable to the incoming purchaser
as well as the design, calculations, licences and permissions that form
part of the sale. Full details on the warranties and further information on
progress to date is available in the data store.
