A successful blending of sustainable practices, combined with consideration of old and new, and form and function, are hallmarks of Andy Dohmen’s architectural ethic. As a co-founder of dsa+ in 1998, Andy’s extensive experience interpreting technical information and managing complex projects provides the strong basis and necessary leadership to transform new plans, or the ordinary and dated, into innovative design solutions.

A true client advocate, Andy is the catalyst for our firm’s project sales and successful management of multi-ple projects simultaneously. Operating optimally on fast-paced, complex projects, Andy is the “go to” person for solutions under strict deadlines. With past builder experience, he knows firsthand the importance of conscientious follow-through and oversight in the designing and building process. Ongoing communications with construction management staff; constant and meticulous attention to building code changes and its impact on permitting; and providing detailed construction documents results in efficient, streamlined construction and fewer on job site delays on job site. Andy works diligently to eliminate hidden costs and keep projects within budget.

With 25 plus years in the architectural industry, Andy has been the registered Architect on over 300 new construction/remodeling/renovation projects including a broad spectrum of architectural challenges in projects from 100 to 100,000 square feet. the design and

programming/ deciding what to buildThe owner and architect discuss the requirements for the project (how many rooms, the function of the spaces, etc.), testing the fit between the owner’s needs, wants and budget.

schematic design/rough sketchesThe architect prepares a series of rough sketches, known as schematic design, which show the general arrangement of rooms and of the site. Some architects also prepare models to help visualize the project. The owner approves these sketches before proceeding to the next phase.

preparation of construction documentsOnce the owner has approved the design, the architect prepares detailed drawings and specifications, which the contractor will use to establish actual construction costs to build the project. The drawings and specifications become part of the building contract.

design development /refining the designThe architect prepares more detailed drawings to illustrate other aspects of the proposed design. Floor plans show all the rooms in correct size and shape. Outline specifications are prepared listing the major materials and room finishes.

STEP1

STEP2

STEP3

STEP4

bidding + negotiation/hiring the contractorThe owner selects and hires the contractor. The architect may be willing to make some recommendations. In many cases, owners choose from among several con-tractors they’ve asked to submit bids on the job. The architect can help you prepare bidding documents as well as invitations to bid and instructions to bidders.

STEP5

contract administrationWhile the contractor will physically build the home or addition, the architect can assist the owner in making sure that the project is built according to the plans and specifications. The architect can make site visits to observe construction review and approve the contractor’s application for payment, and generally keep the owner informed of the project’s progress. The contractor is solely responsible for construction methods, techniques, schedules and procedures.

Carefully programmed and well-designed spaces make better and more efficient facilities for teachers to instruct and students to learn. dsa+ has proven success and experience in remodeling educational buildings and classrooms. Precise construction scheduling is vital to ensure minimal interference when school is in session. Our construction experience facilitates project management and contractor oversight, and we understand all stages of the building process. Integration of the local environment through play fields, efficient transportation access, public realm design, and parking are integral to holistic planning of educational facilities.

MemorableThe design of education facilities is not only important to building an institution’s brand, but also to creating a sense of place and belonging for its students. With so much time spent in educational pursuit, a school contributes to students’ identity while adding to life-long memories. dsa+’s holistic design approach ensures that all students will feel at home and safe in their environment. FlexibleAs an institution grows and adapts over time, it is important that its facilities be able to accommodate changing courses, student population, and demands on physical space. Space planning for current and future needs is crucial to creating a sustainable campus growth plan. The coordination with infrastructure, master planning, and architectural integrity in a time sensitive manner ensures an institution to grow responsibly and efficiently.

SupportiveManaging the design and construction process for educational institutions is imperative to ensure a project is completed on time and budget. Close relationships with the project ream will create a high quality space for students and faculty. An architect’s strong communication with clients and consultants will guarantee the proper oversight in project completion.

Page 16: Brochure

Interior spaces must be functional, resonant, and a pleasing experience, as well as supporting a full range of activities. dsa+ is pleased to offer expertise for complete professional design services from building design to creating aesthetically exciting and functional interiors in both residential and commercial projects.

CohesiveWhen you select dsa+’s architectural and interior team, you receive complete design services from concept to occupancy. Since each team member is intimately involved, and familiar with the project, communication is clear and consistent throughout the design process, minimizing potential complication and confusion. Our interior concept plans recognize and are responsive to the building structure, while acknowledging the building’s location and its occupants’ social context. Before building, three dimensional representations help our clients visualize the completed space, how it will look, and function.

ResponsibleFrom ADA compliance ensuring complete accessibility, to meeting fire safety and local building codes, our experienced team brings deep knowledge and experience creating safer interior environments, and meeting building code requirements.

LightingBoth natural and man-made lighting are considered in our lighting design. Natural illumination is critical, boosting productivity and a sense of well-being. Operable windows allow for air flow and reduced energy consumption weather permitting. Thoughtful interior lighting that is task related, for safety, or to create ambiance, contributes to a synergistic space.

remodelsdesign styles architecture +

Home, commercial, or historic building remodeling projects can be challenging, often with vision, budget, and unforeseen problems. dsa+ welcomes the resolution of those realities and we are inspired to solve the unexpected.

Holisticdsa+ begins each remodeling project by engaging in a detailed study of the existing structure while paying astute attention to our clients’ desires. We seek to discover any potential unknowns and shape the design to client renovation goals and budget.

IntegratedA principle of our approach is making a seamless integration between the existing building and the reconstruction design. Utilization of the valuable portions of the original structure along with re-purposing of materials when feasible, align with our belief in, and practice of producing sustainable structures.

InnovativeWe make it a priority not to allow the challenges of structural rehabilitation hinder our creativity and design potential. Our team is specifically focused on achieving both our clients’ and our goals of forming an innovative, functional, and pleasing space.

commercialdesign styles architecture +

As architects, designers, and business owners, dsa+ understands the importance of a building’s functionality and aesthetic quality in promoting employee productivity and comfort. We also recognize an aspect of commercial design not always addressed, yet crucial to business success, the consistent communication of a company’s brand identity. We focus on and contribute to brand awareness and reputation through our architectural and interior design, and visual media services for commercial spaces.

Client-Architect RelationshipThe client-architect relationship is crucial to understanding a business’ personality and core values. At project beginning, through collaboration and interactive communication, we familiarize ourselves with all aspects of our clients’ company. Understanding client needs and concerns reveals opportunities to effectively design buildings and interior spaces that enhance business practices and are in the customers’ best interests.

Functional:dsa+ has assembled a core group of individuals focused on commercial design. They appreciate and understand the importance of excellent, functional design and its influence on staff productivity.

HealthyExcellent air quality is essential to green building design. Utilizing low volatile paint, carpet with low formaldehyde content, moisture and gas infiltration prevention, airtight ducting, and other related practices contribute to healthful indoor air quality.

Energy-Efficient: We live in a climate where energy-efficiency is not only important but essential in remodels and new construction. Use of energy-efficient windows, doors, interior finishes, water heaters, lighting, air handlers, and appliances may be a sizable upfront investment but they are well worth the comfort and future ability to recoup costs through lower energy bills during the life of the building.

Page 19: Brochure

sustainabilitydesign styles architecture +

As a member of the United States Green Building Council, dsa+ ascribes to sustainable design practices. Our office is housed in a historic Ybor City building which we completely rehabilitated according to LEED Gold Standards. Our LEED certified staff believes in and strongly encourages clients to include sustainable strategies in both design and materials. The environmental and economic/operational returns offer long-term return on investment and contribute to a community’s smart growth.

Materials Sustainable building design incorporates operable and energy-efficient windows, doors, interior finishes, water heaters, lighting, air handlers, and appliances. Ideally, material production occurs within a 500-mile radius of the project, reducing costs and environmental impacts due to transport. When possible, particularly in historic or rehab projects, materials are re purposed and reused to minimize waste. Low volatile paints, solvents, and carpet alleviate the potential for hazardous fumes.

Energy UseOptimal building design takes into account location, building orientation, and window placement to minimize solar heat reflection and electrical light pollution. Ameliorating these effects can occur through trees and landscaping, pervious parking surfaces, and reflecting roof surfaces. Inside the building, walls and roof insulation, energy efficient and zoned air conditioning, ceiling fans, cross ventilation and other elements contribute to lower energy consumption.

LandscapingShade trees with expansive canopies reduce energy use and provide cooling, aesthetic compliment to any building. Xeriscaping with native and drought-resistant plants and grasses reduces water consumption and labor intensive care.

Custom home design requires attention to three core principles: design, sustainability, and cost. At dsa+, our design philosophy is a commitment to balancing form and function. Our clients receive a home unique to the individ-uals that will inhabit it, while blending the functionality that enhances their everyday lives.

DesignWe consider each custom home project to be a “part-nership” with the client, a true collaboration where the home owner is integrated into the design process. This ensures a residence reflecting a successful blend of the dsa+ architectural vision and homeowner needs and expression.

SustainabilityWhenever possible, and working within the budget, sustainable design and building practices are used. Our LEED certified architects incorporate energy and resource-efficient design and building materials result-ing in a high performance green home that reduces operating costs while contributing to our community’s smart growth efforts.

CostYour home can be the single largest investment you will ever make. dsa+ takes pride in possessing the knowl-edge and experience required to optimize every dollar spent when creating a custom home. A professional builder ensures a project has high quality design, a smooth construction process, and is delivered on time and budget. These will produce the best product for investment for the client, consultants, and builders. Well-designed and architecturally significant structures by dsa+ communicate to builders that they can expect a professional working relationship and responsive project management team throughout the construction process. Designs sensitive to time and cost clearly communicate to builders that the project will be an efficient use of their time and resources. A project benefits from high quality design in many ways, especially in attracting the best builders to bid on a project. Interesting building form and architectural features will allow a builder to exhibit their enhanced construction skills. ServiceProjects can require large national builders who run a fast pace construction process. It is important that the project management team be able to meet the needs of not only the client but the consultants they are managing throughout the building phase.

CostCompetitive pricing of plans and services match the needs and budget of builders bidding on a project. These costs are passed on to our clients so that the desired product can be achieved on or below budget. Efficiency in design has allowed us to accomplish affordability and value while preserving high quality service.
