    DLP Capital Advisors and Direct Lending Partner, LLC (the loan origination and servicing arm of DLP Capital Advisors) were created to fill two distinct needs:

    1) Provide a source of capital for DLP Capital Advisors and for seasoned real estate investors who have the knowledge, experience, and resources to capitalize on residential, income producing, and distressed real estate opportunities. These opportunities often demand quick, decisive action and are often only available to “cash” buyers not relying on conventional bank financing. For investors like and including DLP Capital Advisors who have access to capital and the ability to execute, the opportunities in today’s real estate market are substantial.

    2) Generate consistent high yield returns to our investors while providing liquidity and security.

    Bank account interest rates are at historically low levels, making it nearly impossible to obtain reasonable yields. Even bonds, which traditionally pay higher interest rates than banks, are still at low levels, fueling the demand for an alternative investment strategy.

    DLP Capital Advisors is focused on creating investment opportunities that solve these two distinct needs. The DLP Lending Fund, DLP Income & Growth Fund, and DLP Equity Fund II embody what DLP Capital Advisors is built to provide now and years into the future. Investors have the option to participate as either note holders – receiving a fixed high yield return – or as members receiving preferred equity level returns with consistent distributions and liquidity.

  • Prior to DLP Capital Advisors being formed, Don Wenner managed investor capital by providing an investment vehicle known as private notes to investors. With private notes, investors received security of their investment through individual notes and mortgages. As Don’s investment business grew, so did the appetite of investors to earn these high yield fixed returns (on average, 9%). Don completed more than 200 of these private note investments.

    In 2013, DLP Capital Advisors formed a new fund – DLP Equity Fund I – to provide investors with the option to invest in distressed real estate as passive equity investors. The Fund started purchasing properties in early 2014 and currently owns about 150 properties for over $30,000,000. The fund has a target annual IRR of 22-25% net to investors over a 5-8 year fund term.

  • DLP Capital Advisors launched two funds, the DLP Fixed Fund and the DLP Lending Fund. DLP Fixed Fund provides equity and debt participation options to investors and focuses on lending/investing preferred equity into DLP Capital Advisors affiliated entities. DLP Lending Fund focuses on lending capital to real estate investors not affiliated with DLP Capital Advisors.

    All three of DLP Capital Advisors’ investment funds had significant growth through 2015 and excellent returns in the top end of the return projections. DLP Capital Advisors assets under management more than doubled in 2016.

    The DLP Income & Growth Fund, our opportunity and growth fund, was launched. In addition, more than $50 million in investments were completed and DLP Capital Advisors Investment Funds were approved on 90%+ of the major custodial platforms as an approved investment including Charles Schwab, Fidelity and TD America.

  • Robert Peterson – CFO and Partner Robert has 35 years experience in the commercial, retail and multi-family residential real estate industry as an accounting and finance professional with extensive asset management experience. He has had additional experience with high-end multi-family residential

    properties and condominium conversion projects. Prior to joining DLP, Robert served for 10 years as the VP of Finance and Information Technologies at the Buckeye Companies, the largest full service commercial office building owner, contractor, property management, brokerage and automobile parking group of companies in Beverly Hills, CA. Robert has a BS degree in Accounting.

    Barry Degroot – General Counsel and Partner Barry’s areas of practice include residential and commercial real estate, landlord representation, litigation, land acquisitions/development/zoning matters, construction matters, business formations, and general business issues. He also serves as an expert witness on issues relating

    to the standard of care of real estate brokers in real estate transactions. Barry is admitted to practice in Pennsylvania, the U.S. District Court for the Eastern District of Pennsylvania and the Third Circuit Court of Appeals, and is a member of the Bucks County Bar Association. He earned his B.A. in Letters, Arts and Sciences from Penn State University and his J.D. from The Dickinson School of Law.

    Kevin Earnest – VP of Lending Kevin has more than 20 years of experience in real estate – from construction to investing. In 2007, Kevin founded Real Property Group as a real estate investment platform. The company acquired undervalued and distressed single family homes and small

    commercial properties, rehabbed the assets, and then used several different exit strategies to maximize the return on investment. Kevin is a licensed General Contractor and Real Estate Broker. He earned his BBA in Business Administration and Management from the University of central Florida, and an MBA in Business and Finance from the University of Maine.

    Jason Battestelli – Senior Vice PresidentJason possesses over 15 years of experience in property management. Most recently he served as the Director of Leasing and Marketing at Ingerman where he was a key driver in the growth of a residential portfolio of 7,000 units. In his 10 years at Ingerman, Jason was

    responsible for all leasing and marketing activities for over 45 new community launches. Prior to that he worked as a multi-site property manager for Heritage Building Group where he oversaw the lease-up of several large luxury rental communities. Jason has a Master of Business Administration from the Fox School of Business at Temple University with a concentration in Marketing Management.

    Larry Greenberg – VP of Construction Larry, with over 30 years of experience in new construction and project management, has built more than 2,000 homes. He has completed more than $200 million in residential and commercial construction and has a wealth of knowledge and experience

    in achieving maximum results out of a construction crew while holding to budget and a time line.

    Brion Yarnell – VP, Business DevelopmentBrion is the Vice President of Business Development for DLP Interactive Media. After years in the media sales industry, he has become impassioned to provide his clients with sound, unbiased marketing and advertising services. Whether it be on the golf course, racing his daughter

    and son around the house, or negotiating with media partners, he is very competitive and loves to win.

    Investor Diversifying Portfolio Investment Background/History/Other Investments: Ray is an experienced investor who holds brokerage accounts with Morgan Stanley and a couple other well-known wealth managers.     DLP offers note (debt) investment options through the DLP Fixed Fund II, LLC. This Fund is a note offering only Fund that provides notes or leverage to DLP’s other funds and entities including the DLP Equity Fund I & II and the DLP Income & Growth Fund. The note investors are in the “first to be paid” position out of the DLP Capital Advisors funds and in effect are in the lowest risk position of all the DLP investment offerings.     UTILIZING YOUR IRA

    The Individual Retirement Account (IRA) is one of the most powerful long term investment vehicles available to investors because of the tax-deferred or tax-free nature of either a traditional IRA or a Roth IRA. Either type of IRA can be invested in our Funds, allowing your high yield returns to add up even faster. While the concept of investing IRA funds in real estate related investments has been around for more than 30 years, it has not received a great deal of attention. Most custodians that offer IRAs (banks and brokerage firms) focus on mutual funds and CDs because they have a vested financial interest in having you select those investments. Because the majority of IRA investors focus on stocks and CDs, there is a misperception that these are your only investment options for retirement plans, but this is not the case. A self-directed IRA is unique because of the investment options available. Most IRAs only allow approved stocks, bonds, mutual funds and CDs. A truly self-directed IRA allows those types of investments along with real estate, notes, private placements, tax lien certificates and much more. The process is easy, we handle the paperwork to get your account set up with a qualified asset custodian company and make your investment into one of our funds. The custodian company handles all the legal requirements to insure your IRA complies with IRS regulations. The Internal Revenue Code sets high standards for a qualified custodian of IRA accounts, which includes banks, trust companies and approved brokerage firms. By law, their governing bodies are mandated to conduct regular audits of trust companies performed by state auditors.
