submittal requirements and descriptions

1. Project Description

a. Existing use of the site located at 2473 South and 700 East consists of a single family

residence that is fairly old and a shed in the back of the property. We are proposing a new

four-townhome development, with a shared driveway and shared pedestrian sidewalk,

with new landscaping in the front and back setbacks to also create pleasing areas for

visual interest.

2. Planned Development Information

a. This development of four proposed townhomes creates a micro-community within the

Sugarhouse area. Doors designed to face the 700 East corridor promote community

involvement and the addition of a pedestrian sidewalk encourages pedestrian use. The

contemporary styling of the buildings, with warm wood accents, create relationships to

developments within the area of the same present construction time frame. Ample

windows lets in natural light, and increases the home owner’s quality of life.

b. The natural topography of the site is fairly flat, which we will preserve, and only enhance

with new landscaping and sidewalks connecting two large landscaped areas. Climate

and geographical appropriate landscape is proposed, with local plants comprising the

bulk of the landscaped areas, along with grass areas to encourage community building

events.

c. The existing buildings on the site, which include a single family home and a shed, do not

add character or are architecturally or historically significant, and we feel do not add to

the character of the city. We are proposing a set of four townhomes that add density to

the community, and promote home-ownership by not condominium-izing the

development but promoting townhome ownership.

d. The townhome design promote a pleasing environment both for the home owners but as

well as the community by having ample windows to increase eyes on the street security,

doors that face 700 East, and moving garage doors to the side of the development to

reduce visual impact. We are proposing frosted glass garage doors to lighten the visual

impact of them, which increases their character and pleasing-aesthetic.

e. There are no special development amenities included in this development, however roof-

top decks are a private amenity that would be beneficial for the neighborhood with more

vibrant life on the street and eyes on the street from a security standpoint.

f. We will be removing slightly blighted structures in the removal of an existing shed and an

existing vacant single-family building. Overgrown trees will also be removed in favor of new

and slightly smaller scaled landscaping throughout.

g. There is no inclusion of affordable housing in this development

h. The buildings will be built to current sustainable-focused intentions bound in the

International Building Code and other applicable building codes in this jurisdiction.

3. Minimum Plan Requirements

a. We have included paper copies of each plan and elevation drawings

b. Digital copies (PDF) will be emailed of each plan and elevation drawing

c. We have included 11”x17” reduced copies of each plan and elevation drawing

4. Site Plan

a. On the siteplan, we are meeting the overall setback requirements for our area. However,

with the re-platting, we will not meet the front and rear setback requirements on such a

tight sight if the setbacks are reversed. This is a single-family attached development, which

means that the buildings attached, when re-platted, would still meet no setbacks required

in this area. However, the rear setback of 25% requirement would present a hardship to the

construct-ability of the development since our site is very narrow but deep. We are

meeting all required setbacks with the overall development, with the front setback facing

700 East street.

5. Elevation Drawing (if applicable)

a. The buildings will be type V construction (wood framed) and will have a continuous

insulation exterior, EIFS (Exterior Insulation Finish System) with accents of hardie-board for

durability instead of wood. Vinyl and aluminum windows and doors will comprise the

fenestration.
