What’s changed in the Bondi Pavilion project?

• Music studio & recording facilities will stay

• Pottery studio relocated & expanded

• Artist studio will stay

• New space for museum/heritage exhibitions

• New entrance for toilets & amenities block from within the Pavilion

• Courtyard landscaping amended to allow for marquees and performance spaces

• Community recreation classes will stay

• Stage 1:– Works around northern courtyard and central

courtyard, plus external façade and roof replacement

• Stage 2: – Will be decided after next Council elections

– Further community & cultural impact assessment occurring

– Range of options being looked at

Staged approach

• The existing toilets, change rooms and showers can operate while the new public facilities are being built.

• Other facilities in Bondi Pavilion will operate during construction, including the music studios and High Tide Room, first floor theatre and hireable rooms on the first floor, art gallery, and Council offices.

• Food and beverage facilities will continue to be available.

HERITAGE

Heritage

Conservation Management Plan (Tanner Kibble Denton, 2016)

• Objective is to

– Guide the management of the heritage significance of the place

– Provide policies for maintenance, changes to building fabric, potential uses and considerations of future development

• Outlines heritage significance of different elements of Bondi Pavilion

• Identified ‘intrusive’ elements

• Recommended that intrusive elements be

‘Demolish[ed]/remove[d] when the opportunity arises while ensuring there are no adverse impacts on the significance of other more significant components’

Heritage impact assessment

• DA includes positive impacts as follows:

– Removal of eastern corner ‘glass bubble’

– Repairs to masonry and to window and door joinery

– Full repainting of external facades

– Reconstruction of original tiled roof, repairs, new insulation, new gutters & downpipes

– Opening of former ground level stage (Campbell Parade entrance)

– More solar panels but less visible

ENVIRONMENTALLY SUSTAINABLE DESIGN

• Five Green Star certification for design & construction

• Initiatives include:

– Photovoltaic panels – 100kWe or more (currently 13)

– Passive system, natural ventilation, night purging

– Water efficient appliances

– Connection to stormwater recycling system

– Solar charging station for electric bikes

• New waste arrangements

• The cost estimate for Stage 1 is $15.2 million excluding GST.

– Includes over $3 million in contingency, over 20%.

• This equates to $16.7 million including GST

– all existing spaces around the southern courtyard

– existing music studios

– commercial spaces outside Stage 1

• Council will make a decision on Stage 2 after the new Council is elected.

Next steps – Stage 1 DA

• The Development Application (DA) is available to view online via Council’s website at waverley.nsw.gov.au/building/development_applications/track_a_da

or can be viewed at the Customer Service Centre, 55 Spring Street, Bondi Junction between 8.30am – 4.30pm Monday to Friday.

• The DA reference number is DA-100/2017. Submissions may be sent to PO Box 9, Bondi Junction 1355 or emailed to [email protected]

• If you wish to make a submission about the proposal, you must do so in writing. If you wish to be advised as to the progress of this application, your submission should include your full name, address, telephone number, email address, DA reference number and concerns regarding the proposal.

• The exhibition period will run until 24 May 2017.
