We are also pleased that many of our clients are repeat clients and much of our work has been contracted by word-of-mouth from satisfied clients and mutually respectful relationships with developers and general contractors.

SECTION II: QUALIFICATIONS contains examples of relevant projects. These projects were selected to demonstrate that Bluemotif has the experience to provide a quality sustainable design and a high level of service while maintaining schedule and budget control.

Relevant projects – current work UCSD INTERNATIONAL CENTER RENOVATION & EXPANSION: Client: UCSD Project Manager: Michael E. Downs (858) 583-3884 Project Type: Institutional / Office Square Feet: 24,000 s.f. (app.) Estimated Value of Construction: $7,000,000 The UCSD International Center project consists of the renovation of the existing 14,000 s.f. facility and 10,000 s.f. expansion to accommodate future administrative and assembly/function growth. The existing building is in a state of degradation to necessitate a top to bottom overhaul from structural analysis to water intrusion issues. The new center will consist of new pre-function spaces (indoor and outdoor) as well as administrative offices for multi-departmental use.

Project scope currently includes programming, space planning, master planning, and site investigation.

FELICITA COUNTY PARK DANCE PAVILLION Client: San Diego Parks and Recreation Department Client Project Manager: Vincent Nicoletti (858) 495-5841 Bluemotif Architecture Project Manager: Matthew Ellis (619) 269-5288 Project Type: Redesign and retrofit of existing structure Value of completed construction: approx. $150,000. The Felicita County Park Dance Pavilion was a retrofit of an existing dilapidated structure at the Felicita County Park. The existing structure was an under-utilized asset of the park, and was in the process of being overhauled by Van Dyke Landscape Architects. Bluemotif was asked to join in the redesign of the pavilion. The design concept for the new structure was to maintain the existing posts and beams while opening the structure up to the canopy of live oak native to the park. This project demonstrates: • Bluemotif Architecture’s ability to work

directly with a government agency and their Project Manager

• Ability to rehabilitate an existing structure

• Sensitivity of the environment • Sensitivity of cultural-ethnic issues • Working within a well-defined scope

QUALIFICATIONS UCSD HILLCREST MEDICAL UTILITIES BRIDGE SCREEN Client: UCSD Hillcrest Medical Center Project Manager: Michael Engel (858) 583-3766 Project Type: Industrial Estimated cost of construction: $250,000. UCSD Hillcrest Medical Center has rep laced an ex is t ing u t i l i t i es infrastructure that feeds the campus from the Central Plant. However, the aesthetic result left an undesirable view to the Mission Valley canyon. UCSD sought our services to develop a concept to screen the utilities and create an aesthetically pleasing view from the proposed Dickinson Street plaza. The project is currently in Schematic Design. The attached images are concepts that are currently being investigated.

HIGH TECH HIGH GRADUATE SCHOOL OF EDUCATION: FEASIBILITY STUDY Client: High Tech High Learning Director of Facilities / Project Manager: Christopher Gerber (858) 354-8692 Project Type: Type Vb 2 story w/ mezzanine Project Use: Educational, Assembly, and Administrative occupancy Square feet: 14,000sf Estimated value of construction: $4,000,000.

The Graduate School of Education began as an extension of the High Tech High campus, offering an auditorium, classrooms and administrative support. It’s placement in the historic Naval Training Center created an opportunity to make the building a community nexus as well as an example of sustainable practices. The new Graduate School of Education Program facility will be a 12,000 square foot; two-story building designed to engage the existing high school. The building will contain an auditorium, pre-function space, art gallery, classrooms, research lounge, faculty quarters, and administration offices. These will augment and enhance the educational concepts inside the building. setting. To this end a living "green wall" is proposed on the southwest face of the building that carries the axis of a pedestrian mall into the vertical surface of the structure. Additionally “Green Building” (LEED) technology will be employed in the design and construction of the facility. LEED certification will be part of the building criteria and many of the LEED components will themselves become part of the educational components of this program.

UCSD Pharmacy Administrative Services was to be relocated to the lower floor of the existing split-level Medical Library. The program called for a demising wall to separate the Library from the new office use to maintain visual and acoustic privacy. The Library requested that the wall be visually interesting while the office use below required natural day lighting. The solution was to create a polycarbonate demising wall which met the users programmatic needs while creating an interesting visual element in the space.

Scope of work included Office Space planning, Library Space planning & reconfiguration, Architectural Design, FF&E Design, Construction Documents, and Construction Administration.

The VAMU mixed-use project is in-spired by the form and material of its eclectic context, Eden Gardens, in Solana Beach, Ca. Eden Gardens is a mix of authentic Mexican restaurants, industrial, commercial and residential uses. The 9,000 s.f. building houses a 2-story office building with an expansive roof deck and 4 townhome style resi-dential apartment units. Upon issuance of occupancy, the owner is anticipating a SILVER LEED certification. Some of the measures utilized to achieve LEED certification are:

Permeable concrete pavers, solar col-lection panels on the roofs, low voc paints, LEED accredited finishes such as carpet, floor tile composed of recycled material, SIPS panel system, high effi-ciency tankless water heaters, etc.

3060 Design Lab was conceived in the late months of 2002 as a collaborative effort between architects, designers, artists and craftsmen. The client had a restrictive budget so creative and efficient use of material was a necessity.

For this 2,000 square foot project in Mount Laguna, California, Bluemotif designed a series of operable privacy screens that allowed maximum flexibility for the perimeter offices s u r r o un d i n g t h e o p e n wo r k environment. While openness is encouraged for collaboration and communication in the office, the perimeter office occupants also require privacy at times. The operable screens use a system of pulleys, gears and counter-weights to achieve the openness and/or privacy. The design concept and detailing were developed in collaboration with fabricator, Basile Studios. Responsibilities included: conceptual door design, fabrication coordinat ion, and construct ion administration.

Historically used as an automotive parts supply warehouse and photography studio, this 3,500 square foot industrial building in Little Italy (San Diego) was converted to a design studio for Architects, Engineers, and a General Contractor. Design elements and aesthetics within the space were inspired by the functional, yet beautiful aerodynamic forms of the aircrafts that hum and roar as they pass over the building in their approach to land at the nearby airport.

The ‘Seeds of Change’ Transitional facil ity is designed to provide transitional short-term residential and training facilities for homeless youth in a Stage I phase of development. The facility offers sustainable technologies that teach and nurture sustainable lifestyles with the intent that the ‘place’ offers something back to the community by way of energy and site-grown consumables. Relevant projects – current work GREENHOUSE: FEEDSTOCK REFINERY/ETHANOL PRODUCTION PLANT Client: Greenhouse Project Manager: Matthew Ellis Project Type: Feedstock Processing Plant and Restaurant The scope includes a feedstock processing plant, covered storage yard, and organic restaurant/café. The organic restaurant / café includes the following environmental attributes: aquaponic farm greenhouse for on-site food harvesting and demonstration classes, organic roof garden irrigated by the site greywater, solar panel entry canopy, shade trellis fabricated from reclaimed lumber made of recycled content, and living garden wall. The site incorporates solar “tree” carpark canopies and vertical axis wind turbines that harvest power for the processing plant, zeroscape native vegetation throughout with supplemental irrigation from greywater site, greywater retention pond that filters onto site for irrigation, and permeable concrete to minimize site drainage / run-off. The feedstock processing plant features north facing clerestory with south facing solar collector panels, cool roof coating, vertical sun louvers, and a façade screen that is fabricated from recycled metal that protects the building from direct heat gain.

The concept for Cowboy Star is to marry the Cowboy Stars of old Western Hollywood with a modern restaurant. The restaurant will incorporate graphic e l emen t s , pho tog raphy , and iconography recalling the old west through the ideals of a generation passed. The Roy Rogers motto and the values of John Wayne are underlying themes that make up the restaurants character. Cowboy Star represents how “fine dining meets the Old West.” With a restaurant, bar and retail organic butcher shop, the design caters to a western motif with a contemporary flare where the “old meets new”. Custom architectural detailing is featured throughout, utilizing materials such as leather, black patina hot-rolled steel, stainless steel, stained concrete, wood floors, and resin panels all surrounded by the charm of the existing old brick exterior walls. This engagement between a historic skin and chic interior creates a warm and inviting dining atmosphere. A stunning display kitchen is the focal point of the restaurant while an intimate bar and outdoor patio greet guests as they enter the space. Adjacent to the restaurant, a gourmet butcher shop offers retail customers prime meat selections and a unique culinary shopping experience.

HARNEY SUSHI (OCEANSIDE) Client: Harney Sushi Restaurant Project Manager: Dustin Summerville (619) 295-3272 Project Type: Restaurant Size: 3500 sf Value of completed construction: $675,000.

Situated on the bustling corner of Mission and Cleveland in the heart of downtown Oceanside, Harney Sushi Oceanside will retain the brand’s signature sophisticated edginess, but add all new elegance to the design.

The new 3,500 square-foot space will seat 155 patrons, with the option to dine inside or out on the patio. Floor to ceiling windows will provide a view of the Pacific, blending the funk shui experience with the serenity of Oceanside’s beaches. Because the clients are strong supporters of the environment, Bluemotif Architecture, which specializes in “green” restaurant design, was hired to realize the concept. Harney Sushi Oceanside features reusable and recycled materials such as bamboo plywood, strawboard plywood substrate, low v.o.c. paints and sealers, LED lighting, and EcoLab dishwashing equipment. In keeping with the “green” concept, the décor of the restaurant will incorporate all four of Earth’s elements—a 600-gallon fish tank behind the sake bar, a waterfall behind the sushi bar, an ethanol fireplace, and various wood and metal elements in the walls and floors.

ORGANIC TO GO CAFÉ’S Client: Organic to Go Project Type: Restaurant/Cafe Size: Varies by location Not only is the food environmentally conscious, but it is the actual environment at Organic To Go’s retail locations in Southern California due to the innovative “green” designs of Bluemotif Architecture. Organic To Go, the nation’s first fast casual café chain to be certified as an organic retailer enlisted the services of Bluemotif to design its new Southern California locations. To reinforce Organic To Go’s strong commitment to the environment, Bluemotif designed cafes for the organic retailer that feater a palette of sustainable, renewable and recyclable building materials and finishes. For example, bamboo plywood, a highly renewable building material due to bamboo’s ability to be easily and quickly re-grown, is found on the café table tops and custom cabinetry. The cabinetry is accented with details made of 3-Form glazing created from recycled plastic content and organic materials. Kirei board, a material composed of sustainably harvested sorghum wheat, en cases café signage and wall art.

B.L.D.G. B.L.D.G. (Barrio Logan Design Guild) is bound by shipyards, train tracks, and freeways. Following the gentrification of San Diego’s East Village art district, the intention was to create a core for art & architecture. The building’s exterior draws from the rich cultural iconography, color, and texture from it’s immediate context, while the interior connects the art of design to the art of making by utilizing custom designed architectural detailing hand-crafted in the fabrication shop housed within the building. A restaurant, the popular Guild Restaurant + Lounge, helps to draw people in to the up and coming neighborhood as well as display the wares of the in-house designer and fabricator. The design features eco-friendly materials and construction methods ranging from re-use of existing structure and material, to the use of salvaged material from construction sites, to the use of material with a high percentage of recycled content which helps to keep the embodied energy in the resources down.

HEPBURN’S AT THE TIN FISH Client: The Tin Fish Project Type: Restaurant/Bar Size: 500 sf Located in the Historic Gaslamp District of downtown San Diego, Hepburn’s is a 1,500 sf lounge in the old historic Visitor’s Center adjacent to Petco Park. The design features glass tile, stainless steel and blue laminated glass backlit with LED lighting. The historic building’s existing Bubinga wood paneling was recycled and used for the front and back of bar. Bluemotif’s responsibilities included interior design, space planning, finish selection, lighting design, custom detailing, FF&E and construction documents.

The Voyeur Lounge is located in the heart of the Gaslamp District, San Diego. The design is a complete renovation of the lounge formerly known as the Ole Madrid. The design features custom iron detailing, audio-visual effects, glass dance floor, private lounging, and full-service kitchen. The lounge is scheduled to open the summer of ‘09.

PIZZA NOVA (SAN MARCOS) Client: John Freis (858) 229-3444 Project Type: New Restaurant Square feet: 5,000 sf Value of completed construction: $1,000,000. Pizza Nova has several locations throughout San Diego County, each with a unique look. When designing the new San Marcos location we decided to alter their typical finish palette and introduced new architectural elements that are now being implemented into their branding. The design features red glass tile, Vetrazzo countertops, reclaimed wood siding, super graphics on backlit glass, and 3-form. The design also features a large exterior patio that looks onto an exterior film projection on the side of the adjacent building for “movie-nights” at the Pizza Nova.

PrepKitchen is a small take-out gourmet restaurant located in the heart of La Jolla. The concept was to create a warm, inviting home-style environment where you can watch the chef and crew prepare your meal on the go. There are some dine-in accommodations along a counter-height bar as well as a small exterior patio. O TASTY MONGOLIAN BBQ Client: Paul Kongqiang Ni (O Tasty) Landlord: Westfield Corp., Inc. Project Type: Food Court Restaurant Square feet: 800sf Located in the new Westfield Galleria at Roseville Dining Terrace in Roseville, CA, O Tasty Mongolian Barbeque adds to the upscale presentation of casual shopping center eateries. The design emphasizes the large round grill used in Mongolian style barbeque, and puts the cooking on display. Responsibilities included: concept design, space planning, branding / logo design, menu board & other graphics, construction documents, agency processing and construction administration.

The owner wished to transform the austere dining and bar environment into a warm, inviting place that better complimented their home cooked style menu. GOOD. URBAN LOUNGE Client: Rich’s Courtyard Investors, LLC Project Client Manager: Kevin Tucker Project Type: Nightclub & Restaurant Square feet: 11,000sf Estimated value of construction: $3,100,000.

The good. urban lounge is located in the heart of the Hillcrest Community in San Diego. It is easily accessible on foot to most residents and shoppers. The project size is 11,000 s.f. and houses a 2-story high open bay space with large retractable skylights, brick walls and unique interior/exterior landscape. The bar opens to the sidewalk creating an indoor/outdoor connection. The good. urban lounge will also feature cocktail and VIP lounges that look over the restaurant from the open mezzanine. The focal point that ties the unique spaces together is a large, 2-story cascading water wall and a series of water fountains.
