Since the establishment of the firm in 1984, working on public projects has always been a priority. The pressure to perform within the limits of a public agency budget and the given schedule, to create a solution that is appropriate, conceptually and aesthetically pleasing has always been an exciting challenge for BKAA. For numer-ous institutional clients including the New York City Department of Design and Construction, the Fire Department, Metropolitan Transit Authority, and the Economic Development Corporation of NY and the State University Construction Fund many award winning projects have been completed. Along with these public agencies our clients included the Cornell University, Jersey City College, New York Institute of Technology and the Queens Public Library system. Albert R. Mann Library and the Liberty H. Bailey Hortorium at the Cornell U. campus in Ithaca, NY were completed in 2008. This significant historic Preservation, renova-tion and modernization project involved bringing this important research library for the School of Human Ecology into the 21st century technology and innovations in teaching. Emergency Medical Stations built throughout the five boroughs of New York was a new prototype for a public institution created and built in ten locations by the firm. The Rockaway Combined Fire and EMS Station was also a new building type combining the fire and emergency medical personnel under the same roof. Similar to several FDNY renovations, the EC 239 is a modernization and adaptation to modern-day fire-fighting requirements of a historic fire house. The front façade has been restored to protect and enhance original details while the modern extension at the back with brie soleil and large skylights conform to the current sustainable design goals of the City of New York.

Albert R. Mann Library . Awarded NYSERDA GRANT in 2007

To create learning environments requires expertise and sensitivities to many aspects of space making. BKAA completed libraries, research laboratories, auditoriums, hortoriums , classrooms and significant social gathering spaces for the State University Construction Fund at Cornell University, Jersey City College, Queens Library System and the New York Institute of Technology.

The renovation and furnishing of the Albert R. Mann Library and the Bailey H. Liberty Hortorium on the Cornell University campus in Ithaca, NY were completed in the Spring of 2009. A new central atrium was designed for the students in the entire Ag Quad. Distinguished Art-Deco reading rooms, lobby and the building exterior were restored.

Cornel University’s Bailey Hortorium, which occupies the top two floors of Mann Library was designed to provide state-of-the-art teaching laboratories and support spaces for the leading scientists of the Cornell Plant Science Department. The Hortorium for the one hundred year Liberty H. bailey leaf collection, several classrooms, and faculty offices were designed in thoughtful arrangement of proximities to meet the standards of this world class academic research and learning institution.

Commercial projects completed by the firm include offices, showrooms, restaurants and renovations of existing spaces for commercial use. Among the internationally recognized and the published projects are ten showrooms for Davis & Warshaw in the New York metro-politan area and downtown Philadelphia for Kohler, Kallista and American Standard products. Other published projects include Law Offices in New York City, as well as the firm’s own office, which was published in numerous trade publications.

The Headquarters for the Oversees Development Corporation is located in the historic center of Stamford, CT was recently completed. The complex geometry of the existing building envelope was utilized to create private offices and several areas of open work environments. A conference room with clear and etched glass walls in the middle of the space provides a glowing focus for entire space.

Two recently finished SoHo showrooms for internationally well known French fashion design-ers Isabel Marant and Jerome Dreyfuss, were done in collaboration with Nicolas Andre Architecte from Paris, France. They have been featured in many magazines including: DDi, New York and Couture.

The commercial work by BKAA has been noted for the efficient organization of space and movement as well as for the expert handling of light, color and materials.

Gunther Building . Presevation League of NYS Award for Excellence in Historic Preservation

BKAA has restored several significant architectural landmarks. Among them are the restoration of one of the most important Thomas Griffin cast-iron buildings in Soho, the Gunther Building and the restoration of architect Dwight James Baum’s picturesque neo-Tudor Arthur Hammerstein Mansion on Powells Cove Boulevard in Queens, New York. These projects received the NYS Preservation League Award and nominated for Lucy G. Moses Awards.

The restoration of the late 1930’s Art Deco Mann Library building at Cornell University in Ithaca, NY was recently completed. This included the restoration of interior artwork, railings and other historical elements to be incorporated into the completely renovated facilities, as well as the restoration of the exterior facade. BKAA was also responsible for a complete analysis and schematic design of Warren Hall, another historic building on the Cornell University campus. In addition to restoration and renovation of existing buildings, the firm was respon-sible for the design of several new award winning facades and storefronts in the TriBeCa and SoHo Historic Districts in Lower Manhattan.

The Chocolate Factory, a mixed use development located at 325-329 West Broadway in Soho, NYC received the 2008 New York State Award of Excellence in Design. A new 9-story residential building with commercial space at the ground level, as well as the restoration of two existing circa 1900 buildings on Wooster Street were proposed.

In 2005, BKAA was also recognized by the AIA New York Chapter Housing Design Award for the design of two new residential buildings at 176 Mulberry and 381 Broome Street in Soho, NYC. Built over the original burned-down foundations of two existing six-story buildings from the early 1900's, this project attempts to restore the texture of the Little Italy Historic District known for ornamental brick work and carved masonry details.

Numerous residential projects completed by BKAA range from individual homes, townhouses, apartments and lofts were published in books and trade publications and all have been recognized for their careful attention to detail, unique spatial configuration and formal clarity. Selection of materials and the integration of heating/cooling lighting systems have always been part of our design sensibility.

BKAA is dedicated to providing sustainable design strategies in each project that is done by the firm. All architects, designers, and project managers are LEED accredited.

The firm has also completed many projects and won awards for environmentally sensitive solutions. Cornell University’s Mann Library received a substantial NYSERDA grant, which is the second largest grant received on the Cornell campus to date. All of our projects meet the US Green Building Council Silver rating as a minimum starting point as a design strategy, even if they are not submitted to USGBC to be rated based on our clients’ preferences

BKAA design strategies always start with calibrating the natural light, selecting the materials from the most renewable sources of our region, selecting and integrating the most effective and efficient HVAC systems. Some of our sustainable projects were the design of Warren Hall at Cornell University in Ithaca, NY, EC 239 in Brooklyn, NY, Rockaway combined fire/EMS station in Queens, NY, and multiple residential projects in the New York metropolitan area.
